Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,479 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/31/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
5/31/24: I poured a few ounces of bleach in each toilet. Some browning in the yard.
5/31/24: All ceiling fans are off.

5/31/24: There is a very heavy chemical like smell in the garage, like paint thinner. I opened the overhead door to ventilate it. I poured vinegar down the HVAC condensate tube then chased it with water.
5/31/24: All ceiling fans are off. The water heater is almost 20yrs old & may need to be replaced soon.
5/31/24: All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.
5/31/24: All ceiling fans are off.
5/31/24: Browning in the yard is about the same as before. Watered the 4 interior plants. Found a dozen dead ants in the guest bathroom with the tub, photos below.
5/31/24: The water heater is almost 20yrs old & may need to be replaced soon. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
5/31/24: Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 45. Checked light timer in living room. Lanai screen door is locked.
5/31/24: The dehumidifier read 50%. I found 1/2 dozen sewer flies in the MB mainly in the shower. 3 were alive I killed them. I found 1/2 dozen sewer flies in the GB, all dead. I closed all sink drains and the overflows, tub included . I also taped over the shower drain. This is in an attempt to limit access to the hose.
5/31/24: The grass is starting to turn brown from the excessive heat & lack of rain see photos below. The crack in the stucco has been repaired since the last service call. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. Pink tags on landscape bushes & plants to keep the landscapers from trimming them. All storm shutter panels are off.
5/31/24: Brought in one piece of mail see photo below. Made sure the water heater & range were off. All ceiling fans are off. Lanai screen door is unlocked. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving.
5/31/24: Both dehumidifiers had water in the lines. Kitchen read 48 and bathroom 51. I ran the RO until the stream nearly stopped.
5/31/24: Watered the new triple Pygmy date palm by the back door with numerous gallons of water. Wiped off the doorbell camera. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are open.
5/31/24: I poured vinegar down the HVAC condensate tube and then chased with water.
5/31/24: All ceiling fans are off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Lanai screen door is unlocked. Did not run any water inside the residence.
5/31/24: The lawn had some browning on the side & backyard when I arrived see photos below. Made sure the water heater was in the lowest setting & the ice maker was off. The humidity level was below 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
5/31/24: I poured vinegar down the HVAC air handler condensate tube. I moved the car back 12”. There were 1/2 a dozen small ants in the left sink basin in the MB, I washed them down the sink and closed the sink stoppers.
5/31/24: Removed the permit bag from the driveway light, removed the birdhouse decoration from next to the front door & removed the lockbox from the front door. I placed the items on the desk in the office. Checked all damp rid buckets.
5/31/24: I poured an ounce or two of bleach in each toilet. The mail is to be checked every other service call. Some browning of the yard, reported previously. I rebooted the Blink module as requested. I poured a bottle of vinegar in the HVAC tube. No mail in box.
5/31/24: Watered the plant on the lanai using the right side slider only. Will water the plant on the lanai every other service call.
5/31/24: New roof construction has started since the last service call see photos below. The lawn has excessive browning throughout the entire yard. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Accordion storm shutter over front door will be closed if storm is imminent.
5/31/24: The lawn has excessive browning throughout the entire yard. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
