Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,480 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/3/24: Ran the hose in the pool during the service call to help keep the water level up. The lawn has some browning on the left & right side property lines. Did not see any weeds in the landscaping beds & all of the bushes looked good. All ceiling fans are off. Pool timer is set to run between 4:45am-6:45pm. Both lanai screen cage doors are unlocked. Ran water through the shower on the lanai. Pool safety fence is installed. Irrigation system is in the auto position. Left the water main on when leaving for the pool.
6/3/24: The lawn had several brown spots throughout the yard when I arrived see photos below. Irrigation system appears to be set correctly. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded. Rope is across driveway.
6/3/24: Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
6/3/24: The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
6/3/24: Rebooted the internet modem as the tablet had an alert that it lost internet connection. The lawn has some browning throughout the yard. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Irrigation system is in the run position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
6/3/24: Put the no rust concentrate & bleach in the container on the left side of the house & filled it with water. The lawn has excessive browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
6/3/24: Removed a lawn care extraordinaire pest sign from the front yard. The lawn is looking better since the last service call. Current photos of the lawn. Sprayed pledge in the tracks & ran the storm shutter down & up for preventative maintenance. Storm shutter on lanai is currently open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
6/3/24: The humidity level was finally back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
6/3/24: Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
6/3/24: Ran the storm shutters for preventative maintenance. The lawn has some browning throughout the entire yard. The large damp rid bucket in the vehicle is full & needs to be replaced. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
6/3/24: Readjusted the living room light timer to turn on between 8pm-12am. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows.
6/3/24: Ran the storm shutters up & down for preventative maintenance. The ac air filter in the master bedroom is dirty & needs to be replaced soon size 12x12x1. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. An electrical conduit connection on the right side of the house behind the pool pump equipment appears to have disconnected. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
6/3/24: The humidity level was slightly over the acceptable level of 60% inside the residence again. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house.
6/3/24: The ac air filter is dirty & may need to be replaced soon size 14x20x1. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 48. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
6/3/24: The lawn has excessive browning throughout the yard. All ceiling fans inside are on. Mini fridge on lanai is off. Mud dauber nest on entryway ceilings. Hairline cracks in exterior stucco several locations.
6/3/24: Brought in one piece of mail see photo below. The lawn has some browning throughout the yard. All ceiling fans are off. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is locked. Almost all storm shutters are currently off.
6/3/24: The lawn has a few brown spots throughout the yard. The pool water level was extremely low from evaporation again when i arrived. I ran the hose in the pool during the service call & set the water timer for 120mins when leaving to bring the water level back up to the optimal level of the middle of the top skimmer port. Will return later today to check on the pool & turn the water main back off. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
6/1/24: I started the white car and it idled during the service call. I used the pre addressed postage paid envelopes to forward the mail. Some browning in the yard, reported previously. The blue car would not start, it had no dash or interior lights however the cars parking lights were illuminated fronts and back. I connected the larger of the two battery maintainers. As I was walking the perimeter the neighbor to the left called me to the back left corner to show me the whit pipes (irrigation) had a severe leak on the supply side. I could not find a way to turn it off. I called the customer to make home aware of both issues.
5/31/24: One of the pipes connected to the pool pump equipment appears to be leaking slowly while the pool pump is running see photos below. The pool water level was low from evaporation & water leak combo. I ran the hose in the pool during the service call to help bring the water level up. A water timer is recommended for the water spigot to control the water level in the pool. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour one bottle of Nuline drain cleaner down the ac condensate drain line every 90 days for preventative maintenance if applicable. Water softener salt container is half full. All storm shutter panels are off.
5/31/24: Removed a fine design pest sign dated 5/21 from the front yard. Current photos of the lawn. Excessive weeds are growing in the landscape beds. Water softener salt container is half full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days. Will start the car every other service call.
5/31/24: All ceiling fans are off. Was still unable to unlock the deadbolt on the garage door.
5/31/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second.
5/31/24: A new ac air filter has been installed since the last service call. Mini fridge in kitchen was on & cold. Ceiling fan in living room is on. Hardware for garage door opener appears to be loose & pulling away from wall. Client will address.
5/31/24: All ceiling fans are off.
5/31/24: I poured an ounce of bleach in each toilet. Some browning in the yard. I poured vinegar down the HVAC condensate tube followed by water.
