Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/18/24: There is a small section of soffits damaged & drooping down on the middle of the right side of the house. Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
11/18/24: Brought in one piece of mail with some sales flyers see photo below. The exterior of the house may need to be pressure washed soon. Several sections of soffits around the residence have white tape temporarily placed on them. Excessive weeds are starting to build up in the landscape beds & lanai pavers. Mini fridge was on & cold. All ceiling fans are off. The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
11/18/24: The tires on the boat trailer were starting to get pretty low. I inflated them both to 35 psi for now using my cordless inflator. Sprayed pledge in the tracks & ran the storm shutter down & up for preventative maintenance. The lawn has a few small brown spots in the front & right side of the house. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off & door open.
9/29/24: You do not have power. The truck started. I cannot feel/smell any dampness inside, checked all doors. Not sure about inside the shed. Water is still sitting out back and under the unit. I could not find any obvious evidence of storm damage. Humidity in the Florida room side is 68.5%tem 84.5, humidity showing on your kitchen counter meters in the photo sent. My meter reads 60.0% temp of 84.2
11/18/24: The inside of the residence has not changed in appearance since the last service call. Portable dehumidifier was on & read 36. It did not smell musty inside the residence. Electronic keypad door handle has been damaged as it was submerged in water and is no longer working correctly. The storm damaged water heater has been uprighted but the breakers appear to be tripped in the panel. Unable to run water throughout the residence as all of the sinks and faucets etc have been removed & all of the plumbing is temporarily disconnected. Client is addressing. Ceiling fan is on. All storm shutters are closed.
10/12/24: I found no obvious signs of damage or water intrusion to your unit. You have power and both AC systems are running and cooling. FR 56.8% humidity tem 81.4 main park model 62.4% humidity and 73.7 temp.
11/18/24: All of the storm debris by the street has been picked up since the last service call. All of the garbage cans appear to have been removed from the property. Both garage overhead doors are water damaged & the inside of the garages are water damaged storage rooms, walls etc. The inside of the storage rooms appear to need water remediation. Client is addressing. Landscaping trees & plants throughout the residence are storm damaged. Client is addressing. The large boat is still sitting in the backyard. Client is addressing. Pool cage has extensive storm damage. Client is addressing. The pool is clean but the pool pump does not appear to be working. Client is addressing. Both auto fill water valves are on. Both docks along the seawall have storm damage. Client is addressing. Mesh storm shutters on lanai are damaged. Client is addressing. Both refrigerators and freezers were on and cold. The ac system was on & appeared to be working correctly. All storm shutters are closed except the shutter over the front door.
11/18/24: Brought in three pieces of mail with some sales flyers see photo below. Put the mail key back on the kitchen counter after bringing in the mail. Made sure the water heater, range & ice maker were off. Found several windows unlocked throughout the residence & locked them. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
11/18/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 54. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
11/16/24: Storm prep reversal. Opened up the house for clients return. Opened all storm shutters, put the leather couch & all furniture back out on the lanai photos below. Put the curtains back up, disconnected battery maintainer on suv, turned on the refrigerator & water heater heater etc. Ran water in the pool while I was at the residence to bring the water level up. There appears to be a pipe leaking inside the pool heater while the pool pump is running photos below. Made sure everything was locked up & put the key back in the lockbox when leaving. Left the water main on when leaving.
11/16/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 12oz of water.
11/16/24: I poured vinegar down the HVAC condensate tube and then chased with water. The refrigerator is unplugged, the doors were closed.
11/16/24: I poured an ounce or two of bleach in each toilet. The circuit breaker for the disposal/dishwasher was tripped again. This time I just kept it off. I poured 2 bottles of vinegar solution down the AC drain line as requested.
11/15/24: I met Dakota from Bowersox Air Conditioning. You have a broken landscape light, photo below. I placed it in the garage. I locked the garage service door this call.
11/15/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. The ceiling issue in the garage just inside the door has not changed. I think we had so much rain it backed up that corner because of the overflow shield, reported previously. Spot on the wall in the office/den has not gotten any worse.
11/15/24: Client is aware of all the alerts in the security system & will address them when they return. The holes in the exterior wall from the storm damaged satellite dish on the right side of the house are temporarily covered with duct tape. Client will address when they return. Bag of salt is placed in front of the man cave doors for now to keep them from moving. Client will address when they return. The plastic gutter downspout extension on the right side of the house is damaged. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is empty. Green slip in mailbox.
11/15/24: I poured a bottle of vinegar down the HVAC condensate tube. There is an armadillo hole under the backside of the AC condensing unit, reported previously, it now appears dormant. There is some digging at the back corner on this same side but no den has been made. There is a long aluminum brace on the ground next to the house, reported previously. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return. Items in the yard and off the lanai, photo below.
11/15/24: All ceiling fans are off. Storage room on breezeway is locked.
11/15/24: I am unable to raise the hurricane shutters. I watered the 4 plants on the lanai as requested. Checked all the GFIs. I am unable to fit between the car and tool box to get in front of the electrical panel, reported previously. I could not see any tripped breakers from beyond the car. The pool level was about 1/3 the skimmer report so I ran water while I was providing the service. There are two smoke detectors that are beeping which indicates they need their batteries replaced. One is at the bottom of the stairs and the other is the upstairs smoke detector. The upstairs air conditioner is holding its own as far as temperature and humidity. The air coming from the supply lines is just about 79°, which isn’t efficient. I tested the front door keyless entry. It worked just fine. The garage door brace remains in place. Keys placed under planter.
11/15/24: All ceiling fans are off.
11/15/24: You have two separate dents in the gutters front and back of the garage, the front one has some minor tile damage, reported previously. The two previous ceiling concerns have not changed as far as I can tell.
11/15/24: The microwave has been storm damaged from electrical surges & is currently unplugged. Client is aware. Portable dehumidifier in kitchen read 46. Checked light timer in living room. Lanai screen door is locked.
11/15/24: Removed a Turner pest control sign dated 11/11 from the front yard. Some of the soffits on the front of the house are slightly damaged. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are closed.
11/15/24: I poured vinegar down the HVAC condensate tube and chased with water. I changed the AC filter today.
11/15/24: Checked to ensure the auto fill shut off, it did. The screen repair has been done. The mid guest bedroom smoke alarm is chirping, indicating the battery is low. Large any pile on lanai next to the pool, photo below. Garage brace still in place on the garage door.
