Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,481 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/5/24: I watered the plant by the door in the dining area. I poured vinegar down the HVAC condensate tube and chased with water. The pool has the hose in it but not running water, the level is ideal at mid skimmer port. I poured a few ounces of bleach in each toilet.
6/4/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/4/24: Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
6/4/24: The lawn has a few brown spots in the front & both sides of the yard. The irrigation system appears to be working correctly. All ceiling fans are off. Mini fridge on lanai is off & door open.
6/4/24: There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
6/4/24: Brought in one piece of mail see photo below. I ran the hose in the pool during the service call to help keep the water level up. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Made sure the garage overhead door was closed when leaving.
6/4/24: All ceiling fans are off. Turned the water main off to the house only when leaving.
6/4/24: The pool pump is set to pull water from the bottom center drain. I opened the garage to air it out as we had discussed previously. I ran the electric shutters down then up to ensure they are prepared for hurricane season. It may not be a bad idea to lower then raise those that require manual cranking. The corner is even more brown than past reported, photo below.
6/4/24: The lawn has excessive browning throughout the entire yard. Irrigation system is in the run position. All ceiling fans are off. Visual check of the dock.
6/4/24: Set the water timer by the pool to run for 90mins & added Mondays to the irrigation schedule. The lawn has excessive browning throughout the entire yard. The humidity level was below 60% inside the residence again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The large propane tank on the left side of the house appears to be getting low on propane. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the dock.
6/4/24: Photos of the lawn below. Brought one piece of junk mail in from the mailbox. There was a business card solicitation stuck on the front door that I brought in as well.
6/4/24: New roof construction has not changed in appearance since the last service call. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
6/4/24: The house appears to be back in order and things are ready to be unpacked, reported previously. The utility room doors and the bedroom doors do not have door stops, photo below of the MB door. There is a large spot that is not painted next to the guest toilet, photo below.
6/4/24: The pool pump filter canister is still leaking while the pool pump is running see photo below. Grass & weeds are starting to build up in the landscape beds see photos below. Monitoring the new sod along the seawall closley. Vacant lot is brown. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
6/4/24: The yard is even more brown this service call. The irrigation system is set to auto.
6/4/24: Weeds & grass are growing in all the landscape beds. Shed door is locked.
6/4/24: I removed the trash from the black garbage can in the garage as requested. I placed the mail in the blue recycling bin in the garage as requested. I walked the house twice to ensure all faucets and toilets were not running. Drain stoppers that function are down. The one stopper in the sink to the right as you walk in the master bath does not stay down. I did not run water in the MB shower as the drain is covered.
6/4/24: Both master bathroom sinks are tagged for leaking underneath when water is running. I poured a couple cups of water down each sink for now to keep the traps from drying out. Client will address when they return. All ceiling fans are off. Visual check of the boat & trailer. Lanai screen door is unlocked.
6/4/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. Ran the hose in the pool during the service call to help keep the water level up. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
6/4/24: Browning of the yard, reported previously, is a bit better with recent rain. Photo of pond below.
6/4/24: There appears to have been something spilled all over the driveway pavers since the last service call see photos below. Hairline cracks are starting to develop in the stucco underneath all the window sills on the left & right sides of the house. The lawn has excessive browning throughout the entire yard. Location marks for Charlotte county utilities have been placed in the front yard. One of the travertine tiles by the pool appears to be sinking. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Left the water main on for the pool water auto filler when leaving.
6/4/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. There is browning of the yard, reported previously., but seems to be improving with the recent rains. The front hibiscus tree has fallen over, photo below.
6/4/24: The garbage can was still down by the street for collection when i arrived. Readjusted the light timer in the front bedroom to turn on between 9pm-1am. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
6/4/24: Debris along the one side of the house, reported previously. Browning in the yard.
6/4/24: Weeds are starting to grow in all the driveway pavers. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. All storm shutter panels are on. Visual check of the dock & boat ramp photos below.
