Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,481 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/6/24: The humidity level was below 60% inside the residence again. I raised the ac thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm.
6/6/24: Someone was inside beginning to close off the living room area with plastic, photos below. The door was unlocked upon arrival and I did not lock the door upon departure due to worker inside. I did turn the water off upon departure.
6/6/24: Visual check of the car under the carport.
6/6/24: The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was off in #603.
6/6/24: Visual check of SUV. The kitchen sink trap leaks photo below.
6/6/24: Picked up the new set of keys from the foyer. Made sure the water heater, range & ice maker were off. Mini fridge in kitchen is off & door open. Made sure the washer & dryer doors were cracked open. Locked the deadbolt & door handle on the front door when leaving.
6/6/24: The HVAC system is not running, needs to be looked at by a service tech.
6/6/24: Sara the house cleaner was inside the residence when i arrived. Sara stated that she would be closing all the storm shutters & window blinds & turn off the water main when she is finished cleaning the residence. Made sure the range & ice maker were off. Was unable to inspect the water heater & confirm that this turned off as the new keys provided would not open the water heater room door. Will need access to the water heater room going forward to inspect the water heater.
6/6/24: The humidity level has been consistently below 60% inside the residence. I raised the ac thermostat to 76 for now to save energy. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. One of the unit numbers from over the front door has become detached from the wall & needs to be reattached. The electrical tape it was originally adhered to the wall with appears to have deteriorated. I left it on the front porch for now next to the front door for the maintenance personnel. All ceiling fans are off. A section of screen on the front porch is starting to detach from the top. Client will address. A section of the front porch tile floor is damaged. Client will address. Storm shutters are partially open for ventilation.
6/6/24: The water main was on when i arrived. Made sure the water heater & range were off. Weeds & grass are growing in the landscape beds see photos below. Checked light timer in living room. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat photo below. Straps were tight. Watered the plants during the entire service call & set the water timer for 120mins. Will return later today to turn the water main inside the garage back off.
6/6/24: Drive by. Removed the lockbox with the key to the residence from the front door. Ac system read 80/80 and was working correctly.
6/5/24: Drive by. Photos of the new gutters installed around the residence & repaired soffits that did not get included in yesterday’s report.
6/5/24: Troubleshoot the irrigation issue.
6/5/24: The lawn has browning due to community water issues. The light was on in the utility are just as I walked in from the garage. I shut it off.
6/5/24: The front guest bathroom toilet tank leaks when flushed, photo below. I have turned that toilet supply line off. The humidity in the home is exceptional so I moved the thermostat up by one degree to match the last report from last year at 77. I will monitor this new setting. It doesn’t appear that the mini split in the garage is on. Some browning in the yard.
6/5/24: Poured vinegar down the HVAC condensate tube. Watered the plants on the lanai/ pool cage area. Browning in the lawn of which you are aware of from the previous report.
6/5/24: I poured vinegar down the HVAC condensate tube and chases with water.
6/5/24: There is browning in the yard and dead bushes, reported previously.
6/5/24: I connected to the battery maintainer to the SUV. Some browning in the yard. I pulled several weeds on the lanai/pool cage area.
6/5/24: There is some minor digging in the landscaping consistent with an armadillo digging for bugs.
6/5/24: Photos of the plants on the lanai below. There was a Home Team pest control sign in the landscaping, photo below, but it was updated so I couldn’t remove it because liability issues.
6/5/24: Browning in the yard as you know.
6/5/24: I watered 3 of the plants on the outer pool deck, I also watered 5 plants just inside the hurricane screen. I did not need to water the plants out front. I have noted the Nu-Line date for July as well as the filter. Some browning of the side yard, just like many homes in SN. One of the plants inside the screen had fallen over since last week, photo below. I cleaned up as best I could.
6/5/24: Monitoring the new sections of sod in the front & back yard closely. The irrigation system is in the run position. The pool pump was on & running. Ran water through the shower on the lanai. Brought in two pieces of mail with a stack of sales flyers see photo below. Owners pantry is locked. Left the water main on for the new sod & pool when leaving.
6/5/24: I poured a few ounces of bleach in each toilet.
