Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,481 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/6/24: New gutters were being installed on the building when I arrived see photos below. Watered all the plants & made sure the soil was dry before watering them. Monitoring the master bedroom ceiling repair closely. Master bed is covered with plastic. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All ceiling fans are off. The contractors still have most of the storm shutters temporarily open. Do not paint signs on the lanai.
6/6/24: New gutters were still being installed on the building when I arrived see photos below. Put both bicycles back inside the garage storage room as the kolfs have left for the season. Closed all the storm shutters on the lanai & ran them up & down individually for preventative maintenance. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on lanai are closed. Storm shutter over front door will be closed if a storm dims imminent. Water was on in #2004.
6/6/24: The yard has some slight browning in it, photos below.
6/6/24: The refrigerator was off & everything inside perished when I arrived see photos below. I found the breaker to the refrigerator has been accidentally turned off since the last service call. I removed all of the perished items & left the refrigerator doors open for now. The refrigerator & floor beneath it will need to be professionally cleaned. Will contact the client & advise them of the situation. Some of the storm shutters throughout the residence are still open & new gutters are being installed on the building see photos below. Several tears in some of the front porch & lanai screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.
6/6/24: I poured vinegar down the HVAC condensate tube and then chased with water. Dead bugs have returned to the kitchen/dining area, reported previously. I also found a couple dozen tiny dead bugs in the guest bathroom shower, reported previously. I cleaned both areas up.
6/6/24: I didn’t turn the water on because I am unaware of the condition of the water fitting in the bathroom under construction. I cannot even get tot the MB bathroom. Photos of the condo below.
6/6/24: New gutters have been installed around the building recently see photos below. I closed the storm shutters on the lanai as the contractor’s appear to be finished. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
6/6/24: The car’s battery maintainer reads 100. Car cover was on correctly. It appears someone has been inside and getting prepared to clean.
6/6/24: All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
6/6/24: Watered the two plants by the door.
6/6/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off. Used a key provided by Sandra cooper to gain access to the garage for now.
6/6/24: The lanai still needs to be cleaned, there is still a pile of insulation on the floor & the few spots of paint cleaned off the tile by the sliding glass doors. Client advised these will all be addressed during the next walkthrough. The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
6/6/24: The downstairs ac thermostat had a software update on the display when i arrived. The thermostat updated itself while i was inside the residence. The small section of missing louvers on the front of the building have not been replaced yet. Alarm system is temporarily deactivated. Drop cloths placed on carpets for protection. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters over the windows & lanai are closed. Storm shutter over the front door will be closed if storm is imminent.
6/6/24: Drive by. Went to the residence to perform an inspection the residence appeared to be occupied when I arrived. Will contact the client & advise them of the situation.
6/6/24: The water main was on upon arrival, off upon departure. Neither deadbolt was locked, I locked them upon departure. There was what appeared to be saw dust on the floor in front of the closet, photos below. One photo depicts the saw dust on the floor and the other where it may have fallen from. Toilets are cover, did not flush.
6/6/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
6/6/24: Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
6/6/24: Electrical panel has a note not to touch any breakers without first consulting the client. Note on thermostat to keep set at 80.
6/6/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with an entire cup of water.
6/6/24: Was able to enter the residence with the key provided from the front porch but it would not open the garage door. I was able to access the garage with a key provided from the kitchen counter. Made sure the water heater & ice maker were off. Closed all remaining open storm shutters throughout the residence. All ceiling fans are off. The water heater has reached the eight year threshold set by the HOA and may need to be replaced soon see photo below. The damp rid bags hanging in the car are not recommended as they are prone to leaking & the damage is irreversible. Large damp rid buckets are recommended. A battery maintainer is also recommended for the vehicle. Closed the storm shutter over the front door when leaving. All storm shutters are currently closed.
6/6/24: There is only one place that appears to be in process for water damage remediation and that is the dining room front corner, as previously reported. The toilet in the guest bath is not going down when flushed, photo below. I tried to find a plunger but could not. The front door was unlocked.
6/6/24: No mail in the mailbox
6/6/24: We have used all the vinegar we need more. I can purchase it just let me know that is what you’d like done.
6/6/24: I turned the water heater off at the switch next to the water main. I located a file the HO wanted me to mail and took it with me.
6/6/24: Items in guest shower so I poured 16oz of water down the drain rather than running the shower. The guest bathroom toilet fill cylinder (flapper) will not seat properly so it does not fill. I have shut the water valve off to the tank.
