Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,999 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/28/18: Poured vinegar down the AC condensation evacuation tube.
10/28/18: Ceiling spots have not changed since last service call.
10/28/18: Watered 3 trees per written instructions on kitchen counter. Left side sink stopper in the master bathroom will not open/lift. Sprinkler head laying in back yard but couldn’t find where it came from. Brown spot out front. Weeds taking over landscaping, notated on last report. The lawnmowing company appears not to be picking up sticks and branches that have fallen from your tree in back as well they’re collecting them under the tree in back. Nothing has been in or out of the animal den as the several small twigs in the entry have not been moved.
10/28/18: Pulled a Gardenmasters sign dated 10/26 from the front yard.
10/28/18: Ran water through exterior fridge door. Disposal housing is cracked and leaking. I have tagged both the fixture and the disposal. Did not run the disposal.
10/26/18: It is my belief that the landscapers/lawn company employees are not removing the palm fronds and shucks all that were reported on last report are still here. Ran the electronic hurricane shutters up and down.
10/26/18: Palm fronds around the base of front trees have been there for the past several service calls. Ran the lanai electric hurricane shutters up and down, the front door shutter only goes up electrically then you must hand crank down.
10/26/18: I moved both thermostats back to 78° as I feel this should be fine now. I put the golf cart on charge.
10/25/18: Thermostat is working properly.
10/25/18: Turned water main off
10/25/18: The lawn is long but not excessively long. Water main was on, I turned it off. Water heater was on I turned it off at the switch above the tank. One of the middle lanai screens is damaged, photo below. Found a large package at the front door which I brought inside. Found the main slider from the Florida room to the pool unlocked, I locked it.
10/25/18: Hall toilet handle sticks a bit, need to jiggle handle. Smoke detector just leading into the master bedroom from the living room is chirping the battery needs replaced.
10/25/18: I put the golf cart on charge. I rolled all hurricane shutters up. I did not put the cushions on the lanai as I wasn’t sure if you were to wash the furniture first. I turned the thermostat down to 75. I turned the ice maker and water heater on. I closed the shears across the sliders and opened the plantation window coverings slightly. The master bedroom smoke detector was chirping. I looked but couldn’t find a drawer either replacement batteries. I carry new batteries for this reason so I replaced the 9v battery and left the old dated on top the shelf just inside the front door. I put all batteries back in the remotes. I put the front lanai furniture ithat was in the dining area out on the front lanai.
10/25/18: Drained water from system after water was turned off.
10/25/18: I stopped in to find a vehicle gone and the water main valve on. Based on these two factors I assume the condo is occupied.
10/25/18: Upstairs humidity 60.0% and temp 77.8 degrees.
10/25/18: The watermain was off upon arrival I did not turn on because of worry as to what condition the contractors had left piping. All sinks, tubs shower heads removed. Drywaller was working inside, Photos below of the progress.
10/24/18: No car in the garage. Double door fridge with doors open in garage.
10/24/18: Car cover looks good. The tile on the lanai has popped up, reported previously.
10/24/18: Treated landscaping stone, lanai and driveway pavers. Pulled a Hughes pest control sign from the front yard. I could not get water into the house. Sent you a video of a strange sound coming from the system on the side of the house

10/24/18: Brown spot in the front yard is the same. Pool cage screens are repaired. Spoke with Hector from lawn care company about the browning of the yard. He discovered a sticking valve that needs replaced. Probably a good idea to follow up with him. Grass and weeds are present in cracks of lanai as previously reported.
10/24/18: Weeds in landscaping see photos below.

10/24/18: Found the thermostat panel blank and it extremely cold inside. The batteries must need to be replaced, I could not find any inside the condo either the exception of the TV remote which were beginning to corrode and rust. I normally carry a few new batteries but I have been inundated lately and I’m out of stock.
