Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,879 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/18/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.9/18/25: Brought the golf cart back over from the Schutts, checked and refilled the water level in all the batteries and covered the seats. Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
9/18/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
9/18/25: Air dryer was on. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
9/18/25: The upstairs humidity level was over the acceptable level of 60% when I arrived. I lowered the thermostat to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 60. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. Closed the storm shutter over the front door when leaving. All storm shutters are closed. All storm shutter switches are in the neutral position.
9/18/25: The automatic ac condensate drain line cleaner is 3/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.
9/18/25: All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
9/18/25: Automatic ac condensate drain line cleaner attached to air handler is 1/2 full. Mini fridge in foyer read 37/54. All ceiling fans are off. All storm shutters are closed.
9/18/25: The humidity level was slightly over the acceptable level of 60% inside the residence again. I lowered the thermostat to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
9/18/25: Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.
9/18/25: The downstairs guest bedroom ceiling has not changed in appearance since the last service call. Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
9/18/25: Removed the robbins golf cart from the garage. Brought in some notices from Ajax they were on the front door when I arrived concerning repaving of the street photo below. The pool water auto filler needs to be replaced as it is leaking. The garbage disposal is tagged for leaking while water is running through it and requires a new one. There is an alert on the security panel concerning one of the motion sensors. Several of the new landscaping bushes on the right side of the house appear to have died. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
9/18/25: A section of pavers were removed from the end of the driveway & some notices from Ajax paving company concerning the repaving of the street were on the front door when I arrived see photos below. The lawn has some large brown spots in the backyard. Did not run any water in the showers & poured water down the drains using the water jugs provided. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
9/18/25: The plate on the vehicle is expired. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
9/18/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. The lawn was being mowed when I arrived. Excessive weeds & grass are growing in all the landscape beds. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
9/17/25: Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. All the plants were wet from rain.
9/17/25: The lawn is starting to look better throughout the entire yard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
9/17/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
9/17/25: The guest bathroom shower faucet handle is working correctly again & operating smoother since being repaired after the last service call. I did not see any ants inside the residence. All ceiling fans are off.
9/17/25: All ceiling fans are off. Stairwell was clean.
9/17/25: All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
9/17/25: The humidity level was back under 55% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
9/17/25: Left everything show ready when leaving. Checked damp rid bucket in storage closet.
9/17/25: All ceiling fans are off. Storage room door on breezeway is locked.
9/17/25: The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
