Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,999 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/8/18: Upstairs humidity 65.1% and temp 77.7 degrees. The humidity is higher than I like to see it’s above 60% this is not uncommon for the morning as humidity builds overnight this time of year because the AC system doesn’t run as frequently. As soon as I started running the AC system the humidity dropped by several percentage points so I see no problem at this point.
11/8/18: Met Conditioned Air tech for prevent maintenance. Put air in back tires of boat trailer.
11/7/18: No car in the garage. Double door fridge with doors open in garage.
11/7/18: Some browning in the lawn, photos below. Brought in items under the front mat (after shaking them out).
11/7/18: You have water to the house.
11/7/18: Brown spot in the front yard, photo below. Grass and weeds are present in cracks of lanai as previously reported. Photos of torn up yard by city below. Large pool pump filter housing is leaking, will send video separately.
11/7/18: Thermostat is working properly.

11/7/18: You have a bee infestation in within your front living room wall under the sill of the exterior stucco on the left window. There are several dozen if not 100 or more dead bees behind your sofa inside the home, photos below.
11/7/18: Debris on roof appears it may be growing there, as previously reported. The dome lens from the street light was not picked up by the city.
11/7/18: Weeds in landscaping as noted in past reports.
11/7/18: Car cover looks good. The tile on the lanai has popped up, reported previously.
11/7/18: Weeds growing around trees in the yard however no weeds in the landscaping around the house, photos below. I found the door between the garage and your house unlocked, I’m absolutely positive I locked it last service call. I am very conscious because I know you have your neighbor occasionally using the garage for his truck.
11/7/18: The cold water valve for the right side sink in the master bathroom is spinning I’m not opening the valve. Some tile is separating from the wall in the guest bathroom, as report previously. Met your friend as he was taking photos of the exterior of your home. If requested I could have saved him a trip. There is mail in the mailbox however it’s all addressed to your neighbor at 11:49 so I’m not sure why your postal person is doing this now all of a sudden.
11/6/18: Started the car and it idled during the service call.
11/6/18: A/C filter needs replaced (20x20x1). The tiny balcony sliders are unlocked and I am unable to lock.
11/6/18: Ran the shutters up and down on the lanai.
11/6/18: You may have a pool equipment leak but nothing is quickly evident, photo below.
11/5/18: I absolutely love the new color of your home! You have what appears to be an armadillo hole in the landscaping at the corner of your pool lanai cage, photo below. There is a spot on the ceiling just inside the living room dining room area that I have been watching and it appears to be getting a bit darker but is not getting larger. I believe this is probably a bleed through Mark as opposed to a roof leak problem. Photo below. I found the lanai sliding glass doors unlocked, photo below, I locked it.
11/5/18: White car under carport.
11/5/18: Gate was locked.
11/5/18: I can see and smell a dead from Brad with in the AC condensing unit outside of your home. There’s not much that can be done in less and AC person tears it apart to take it out which overtime the smell will go away. The pest/rodent hole out by the driveway that I’ve reported in the past has returned see photo below
11/5/18: The water was on upon arrival, off upon departure. I move the thermostat from 78° to 77° to help mitigate a little bit higher humidity I found today. Also the thermostat’s low battery indicator lamp was on so I couldn’t find any AA batteries in your desk drawer and I replaced the old ones with new ones that I bring with me for just occasions such as this.
11/5/18: Watered 3 trees per written instructions on kitchen counter. Left side sink stopper in the master bathroom will not open/lift. You have a swarm of bees or a beehive that has developed at the top gable above your lanai, photo below. I cannot tell from the ground whether it’s a swarm or a beehive I talk to my guy at truly Nolen pest control his name is Karl Anderson he told me that they can develop in a week to 10 days if that’s not a swarm it could be a beehive there’s no way for them to know until they get a guy in a be suit up to the top to kill the bees and then after the bees have died that’s a guy comes back another time to remove the bee hive. This is something that’s very serious and needs to be attended to quickly as it will only grow and grow very quickly as it already has. Photo below.
10/31/18: The smoke detector leading into the master bedroom is chirping the battery needs replaced. The outside water main valve has not been replaced.
