Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,999 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/14/18: Door to garage is locked. No work has been started on the lanai kitchen.
11/14/18: Front yard browning about the same as past service dates.
11/14/18: Weeds around the house unchanged and reported upon in pas reports. The spots on the ceiling of the living room are no worse. Several fire ant hills in the yard and landscaping.
11/14/18: Lanai has screen damage as reported previously.
11/14/18: The humidity is about 60% again this initial service call and though it’s not unusual for humidity to be higher in the morning then in the afternoon as the temperature outside begins to rise causing your HVAC system to kick in cool. I did test the HVAC to ensure it is cooling and it was. The only other solution would be to lower the thermostat to a setting closer to what the air temperature is or will be outside during the day now that it’s getting cooler. This will ensure that the system runs several times a day as opposed to once or twice a day giving it more time to pull the humidity from the air.
11/13/18: I do not have a key to open shed and garage door, I was unable to inspect. The exterior light next to the front door is on, is this something that you would like to continue? Downspout off out back, is this intentional? The HVAC filter needs to be changed, photo below.
11/13/18: Spots on ceiling in the kitchen appear to be the same.
11/13/18: Bushes will need to be trimmed, I pulled the vines off the pool cage in the photo below. Brought one large palm fronds to the front for pick up.
11/13/18: Brown spot out front looking the same as before. Light was on in utility room, I turned it off. I turned the living room ceiling fan off as requested. Mail was little and did not appear to be of immediate importants, photo below.
11/13/18: The lanai concrete and cage screens needs power washed.
11/13/18: I pulled a dozen weeds on the lanai.
11/12/18: Home was occupied
11/12/18: I pulled several weeds on the lanai.
11/12/18: The humidity was quite high today. I look at the furnace filter and it has collapsed into the ventilation cavity, I found another filter in the garage and replaced it. I also turned the thermostat down 2 degrees to 76.
11/12/18: Some browning of the lawn, photo below. Pulled undated pest patrol sign from the front yard.
11/12/18: Found the humidity to be 48.2% and the temperature at 77.8°. The exterior water main valve was on so I turned it off. I walked around the property and he quickly and inside as well nothing else seemed to be out of place.
11/12/18: Watered 3 trees per written instructions on kitchen counter. Left side sink stopper in the master bathroom will not open/lift. There is dead grass out front (reported previously) and along landscaping photos below. Trellis plant growing up between soffit and gutter, photo below.
11/12/18: There are a couple of spots that are slightly browning as well a branch down out back, photos below. Met your neighbor Veronica, she walked right into your home. She asked me what I do and how much do I charge, so I thought she may be interested in my services. I the found out she was the neighbor that watched your home in the past.
11/9/18: Palm fronds piled together in the yard and landscaping but not picked up, photos below. Water main was on upon arrival off upon departure. Lights were on in the kitchen and hall leading to the kitchen, I turned them off.
11/9/18: It is my belief that the landscapers/lawn company employees are not removing the palm fronds and shucks all that were reported on last report are still here. Sprayed large wasps nest on backside of garage, photo below. Weeds are taking over landscaping, photo below. Weeds are growing in the cracks of the driveway again. I could not get the cable TV to work. I even rebooted the xFinity cable boxes.
11/9/18: The guest bedroom toilet didn’t flush, just about overflowed. Did not go down. Did not find a plunger.
11/8/18: The lanai and pool cage clean especially on the bottom panels are and have gaping holes. There is one that appears as if it were a raccoon that clawed its way in, photos below. Does apple pieces of mail in the mailbox which I brought in none of which are important. And there was a package from furniture warehouse between the two doors I brought in as well.
11/8/18: I replaced the HVAC filter with one that I found in the guest bedroom closet as it was very dirty.
11/8/18: Drained water from system after water was turned off.
11/8/18: The water main was on a pond arrival I turned it off upon departure as no one was working on the unit. Photos of the progress below. The humidity is high it’s not uncommon for humidity be a little higher in the morning but with some of the walls still open because of the construction I assume that’s making it even harder it didn’t adjust the thermostat is I know they’ll be and working again and continue to paint.
