Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,518 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/21/21: The water main handle drips when turned on see photo below. Live ants were crawling on the floors. The humidity level was back under 60% inside the residence after making the last adjustment. I put the ac on eco mode for now. Will continue to monitor closely & adjust accordingly.
6/21/21: There were live ants crawling on the floors throughout the residence & all over the balcony’s. Checked the water manabloc system in the utility room.
6/21/21: Brought in a box of damp rid bags & replaced all the bags throughout the residence see photo below. The humidity level was below 60% inside the residence again. I raised the ac thermostat to 77 for now to help save on the energy bill. Will continue to monitor closely & adjust accordingly. Photos of boat & motor below.
6/21/21: The pool water level was back up to the optimal level of middle of the skimmer port since the last service call. The alarm for the battery in the upc battery backup under the office desk was going off when I arrived. I tried turning it off then back on but the alarm continued. I contacted the client who advised that the backup battery was dead & to turn it off for now. I plugged the extension cord that the WiFi router & modem were plugged into directly into the wall to regain power to the modem & router. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. The light over the painting to the left of the alarm panel was still on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Alarm system deactivated by client on arrival. Made sure to activate the alarm when leaving.
6/21/21: The master bathroom toilet is tagged for a broken handle. Ed with Charlotte Exterminators advised that the residence has been treated. I picked up several large dead cockroaches throughout the residence. I removed the lockbox from the front door when leaving. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
6/21/21: All accordion storm shutters are open. Made sure the water heater, range & ice maker were off. The utility sink leaks from the trap when water is running see photo below. I have tagged it as such. Will send a video of the leak to the client via text. The deadbolt on the front door is unlocked. Brought the book back & put it in the kitchen counter photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the ac thermostat to 84 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in utility room is off & door is open.
6/21/21: Sprayed an active hornets nest on the soffits above the water main. One of the pictures by the front door was laying on the ground when I arrived. It appears the frame was being held together by a piece of tape that gave out causing the picture frame to break. I laid the broken picture frame & picture on the bed see photos below. The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
6/21/21: Removed an undated tru green sign from the front yard. The brown spots in the lawn are starting to look a little better after receiving some rain since the last service call. The pool water level was slightly low at 1/4 the skimmer port when I arrived. I set the timer for 60mins and let the hose run during the entire service call to help bring the water level up. The humidity level was below 60% inside the residence again. I raised the ac thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. Watered the corn plant & the cactus on the kitchen counter. Will monitor potted plants outside. Left the water main on when leaving per the client.
6/21/21: Note from client in guest bathroom shower about not shutting completely off. Vacant lot behind house is being maintained.
6/21/21: The water level in the spa was low again. I ran water into the spa during the entire service call to help keep the water level up photo below. The humidity level was below 60% inside the residence again. I raised the ac thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
6/18/21: Removed an undated ranson sign from the front yard. The lawn is starting to look a little better after receiving some rain since the last service call. Brought in one piece of mail see photo below. There is a hairline crack approximately 1’ in length on the master bathroom ceiling close to the shower. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. The stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to activate the alarm & lock the front door when leaving.
6/18/21: The pool water level was at the optimal level of half the skimmer port. Brought in four pool service slips dated 5/24-6/14. The master bedroom ceiling fan light was on when I arrived. The alarm keypad had a message on the display to replace the living room sliding glass door battery. Watered the two plants on the lanai.
6/18/21: Started the car, backed it out of the garage & let it idle during the entire service call. Weeds & grass are growing in the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/18/21: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/18/21: Dehumidifier in kitchen read 50. Checked the light timer in the living room.
6/18/21: Removed the apples from the refrigerator per the client. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags. Replaced full bags that were hanging in the living room & laundry room see photos below.
6/18/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags & buckets. Made sure light in garage wasn’t on.
6/18/21: Did not see any more live ants on the kitchen counters. The garbage disposal is tagged for leaking from cracks on the side of it when it is being used & water is running. I have discontinued using it for now. Mini fridge in dining room was on & cold. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
6/18/21: Photos of the ac condenser outside below. Client advised they will have the ac serviced when they return as it is currently working fine. There were pink ribbons around the the two large palm trees on the front of the house see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
6/18/21: All damp rid bags & buckets are almost full & will need to be replaced by next service call. The buckets can not be emptied & refilled without running water to flush down the toilet. Bug zapper on lanai is plugged in. Water is to remain off per the client.
6/18/21: The garbage disposal was seized again. I was able to free it using a disposal hex key. The previous water stains on the master bedroom ceiling have not changed in appearance since the last service call.
6/18/21: The lawn company left grass all over the back patio we photo below. The humidity level was well below 60% inside the residence. I raised the thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
6/18/21: Removed an undated ranson sign from the front yard. The pool pump concrete slab has been cleaned where the chemical bottle leaked photo below. Checked & inflated the car tires to the manufacturer specs of 32psi in the front & 39psi in the back using my cordless inflator per the client see photos below. Brought in 2 pool service slips dated 6/8 & 6/15 see photos below. Photo of the pool below.
6/18/21: Will change the ac air filter the first week of July per the client.
6/18/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. There is green pollen building up on the pool cage screens. Weeds are growing in the pool pavers. All the ac air filters throughout the residence appear to need to be changed soon. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
