Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,709 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/21/20: Brought in several pieces of mail & a package that was laying by the front door see photo below. Was able to drive the golf cart today as the contractor moved the items blocking it before. Some of the weeds in the landscape beds appear to have been sprayed but it looks like some were missed in various locations including some big ones by the front entryway see photos below. Drove the suv & golf cart within the community.8/21/20: No water in kitchen. Photos of remodel progress below. Pulled both vehicles out of the garage & let idle during the service call. Ran mesh storm shutters up & down. The water main was on when I arrived.
8/21/20: Replaced the two damp rid buckets in the suv with the damp rids supplied on the kitchen counter. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will be bringing the previously collected mail to the post office for forwarding. Checked water level in the golf cart batteries.
8/21/20: There was a 2020 census notice on the front door when I arrived see photo below.
8/21/20: The humidity level was still slightly over the acceptable level of 60% from making the last adjustment when I arrived, I lowered the ac thermostat to 76& the dehumidistat to 45% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags.
8/21/20: Checked all damp rids, replaced 2 full bags with replacements supplied.
8/21/20: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
8/21/20: The humidity level was back under the acceptable level of 60% inside since the last adjustment. Will continue to monitor closely & adjust accordingly. Started the suv & let it idle during the service call. Checked the attic space upstairs.
8/21/20: The humidity level is back under the acceptable level of 60% since the last adjustment. Will continue to monitor closely & adjust accordingly. Opened the latch in the master bedroom closet to visually check the ac air handler.
8/21/20: The humidity level is back under the acceptable level of 60% since the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plant on the kitchen counter.
8/21/20: Master bathroom toilet water supply valve is corroded & has a drip leak when turned on, the valve is shut off & tagged as such. I have been pouring water down the toilet to ensure that the trap doesn't dry out.

8/21/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.

8/21/20: The humidity level was back under the acceptable level of 60% since the last adjustment.
8/21/20: The guest bathroom toilet runs, the valve is off & It is tagged it as such. Turned valve on then back off to flush it.
8/21/20: Lower level readings temp 81.3 and humidity 48.2%.
8/21/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
8/21/20: Photos of landscaping below. All ceiling fans are on. Landscape lighting is off.
8/20/20: The humidity level was still slightly over the acceptable level of 60% inside the residence, I lowered the ac thermostat to 78 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids, was able to refill two of the buckets in the bathrooms using the granules supplied but could not find any more replacement bags of granules. The hanging damp rid bag in the storage closet was full as well & could not find anymore replacement bags. The big buckets are 50% full. Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet.
8/20/20: Checked to make sure that the master bathroom toilet has been repaired before turning on the water to the unit. A new stainless steel braided water supply line has been installed on the master bathroom toilet see photo below. Ran water throughout the residence & thoroughly checked for any other leaks. The master bathroom bathtub has no water pressure, it is tagged as such.
8/20/20: Dehumidifier in kitchen read 50. Checked all damp rids. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
8/20/20: Watered the live plant on the kitchen window sill.
8/20/20: Remodel progress has not changed in appearance. Left the storage room unlocked for now. No water in the kitchen or master bathroom. Watered the plants on the lanai. Water is off at 2004.
8/20/20: There has been activity in the unit since the last service call, I found the ac thermostat set to 79, doors closed & toilets used. The master bathroom toilet had defecation in it & was not flushed all the way which I made sure to clean. There is still live ghost ant activity on the kitchen window sill. Checked the damp rid bucket in the suv which is 25% full see photo below. The wine cooler in the dining room was on & reading 41/50.
