Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/4/21: The front door has been repaired & now opens & closes easily. Made sure the water heater, range & ice maker were off. The ac air filter is dirty & needs to be replaced size 20x20x1. It has not been replaced since 8/20. The toilets have iron building up in the tanks from the city water causing the water to come out orange & need some iron tablets see photo below. Will also need toilet bowl cleaner for the bathrooms. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need another container of vinegar by next service call. The living room tv was on. The master bathroom toilet has a crack in the bowl on the top of the right side.
5/4/21: Humidity is still high and the AC system is not cooling I can’t stress how important it is to get this fixed I’m finding evidence of mold the longer it goes on the more problems you’re going to have with cleanup. The humidity inside should be somewhere below 60% it has been consistently 66+ percent and higher today I’m getting readings on 2 hygrometers of nearly 70% one actually was higher than 70%. Photos of the mold evidence below. Water main was on upon arrival, turned off upon departure. Kitchen cabinet door broken.
5/4/21: The humidity level was below 60% inside the residence when I arrived. I raised the ac thermostat to 75 for now. Will continue to monitor closely & adjust accordingly. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
5/4/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
5/4/21: I found a Watermain on upon arrival shut off upon departure. It looks like a shelf collapsed in the freezer, photo below. There was some sort of pest dropping in the master bath tub, photo below. Could not determine that it was a gecko but I did not see anything damaged or chewed so I’m assuming it was. I clean these up we’ll see what it’s like next time
5/4/21: The screw that was laying on the master bedroom floor last service call came from the inside of the plantation shutter on the lanai door. I put the screw back into the middle hole and tried screwing it back in but it still appears to be loose in the hole and may fall out again see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
5/4/21: Photos of lawn & Irrigation timer that is off not included in the report. The irrigation timer is off and the lawn is starting to brown see photos below.
5/4/21: Both pool cage screen doors are locked. Made sure the water heater & range were off. The ac air filter is dirty & needs to be replaced size 18x30x1 see photo below. I could not find any replacements inside the residence. Bathrooms need toilet bowl cleaner. Mini fridge on lanai is off & door is open. Ran water in lanai sink.
5/4/21: Visual check of the truck in the driveway. There is a disconnected sprinkler head & the donut for the sprinkler head laying on the ground on the left side of the pool next to the Areca palms see photo below. The pool appears to be missing a cap for one of the jets on the bottom see photo below. The soffits have been repaired on the back of the house next to the sliding glass doors. The lanai ceiling fan was on, I turned it off before leaving. There is a section of the lawn on the right side of the house marked with flags for what appears to be a new landscape bed see photo below. Both garbage cans on the side of the house are full. Brought in 3 pieces of mail see photo below. Watered the two plants inside by the front door. Checked all damp rid bags. Checked all light timers. The living room ceiling fan is on. There was a large dead tree frog in the front guest bedroom closet see photo below. There is mildew from condensation on the air handler in the garage see photo below.
5/3/21: I move the thermostat back to 78° based on the humidity I found today which was good. Brown spot in front yard photo below
5/3/21: Pool safety gate unlatched again. Brown spot beginning in front yard.
5/3/21: Pool level very low less than an inch before the bottom of the skimmer sport. I ran water during the service call and during Sloan’s as well. Kitchen wine cooler read 63 laundry room wine cooler is off? Some weeds growing in the pavers.
5/3/21: Skylight in kitchen has broken and a small section has fallen out.

5/3/21: Watered 3 interior plants
5/3/21: Paul was extremely low began raining running water immediately to bring up to the middle of the skimmer Port. Texted the client he agreed leaving the timer on the hose to the pool was a good idea at two hours. Some weeds growing between the pavers in the pool area. Light in utility area was on I turned off. I found the heat lamp over the shower in the master bath on I turned it off.The water valve on top of the water heater was off I consulted client and decided we should turn on in order to circulate the water and the water heater during the summer.. We discussed the water main valve and the client would like it to remain on for the pool company. I removed all of the alkaline batteries from the remote as sometimes they tend to corrode during the summer. I walked back through the house a third time to make sure all of the water faucets and toilets were not running as we’re leaving the water on to the home.
5/3/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure neither toilet tank was running.
5/3/21: Garage dehumidifier read 48. Both toilets water valves are off at the tank. Wine cooler read 55. Brought in several sales flyers from mailbox. Can I be sure but I think the front door was unlocked. I didn’t feel the resistance when I went to unlock it but I didn’t try opening at first either. The flyers and mail on the counter from previous inspections we’re gone. The door to the garage from the home was unlocked. Both toilet seats and lids were down which I leave them up to promote airflow and reduce or eliminate mold. Per a text conversation from client I am leaving the hose on and filling the pool hall and will return later to shut it off. I ran the water into the pool all the time I was here and it only brought it up less than a quarter of an inch so I’ll try to return in a couple of hours to see the level and shut the water off.
4/30/21: Client will replace guest bedroom screen when they return.
4/30/21: Made sure the water heater, range & ice maker were off. The ceiling fan on the lanai was on, I turned it off before leaving. The living room & the master bedroom sliding glass doors were unlocked. There was a blue liquid on the master bathroom shower floor which appeared to be toilet bowl cleaner. It went away after I ran water in the shower see photos below.
4/30/21: Made sure the water heater, range & ice maker were off. The ac air filter has been replaced. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
4/30/21: There still appears to be a rusted hole in the metal roofing looking down from the balcony see photo below. The screen on the balcony screen door is grey from being dry rotted & has several holes in it photo below. The humidity level was back under 60% inside the residence on both floors when I arrived. I raised the dehumidistat to 60% for now. Will continue to monitor closely & adjust accordingly. Started the suv & let it idle during the service call. The lawn chairs have been removed from the side of the vehicle. Checked the attic space upstairs. Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
4/30/21: Brought in two packages of toilet bowl cleaner for all the bathrooms see photo below.

I poured water down the drain using the water jug provided. Found the ac thermostat moved back up to 78 since the last service call. The humidity level was under 60% inside the residence so I did not make any adjustments. Will continue to monitor closely & adjust accordingly.
