Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/25/21: Turned water heater off at circuit breaker. Turned all ceiling fans off. Water main was on upon arrival closed valve before departure.5/25/21: The lawn has excessive browning see photos below. The irrigation system appears to be off or not working photo below. There appears to be a poison oak or ivy vine growing on the back right corner of the pool cage. Brought in 4 pieces of mail with a stack of sales flyers see photo below. The humidity level was below 60% inside the residence when I arrived. I raised the ac thermostat to 76 for now. Will continue to monitor closely & adjust accordingly. Weeds are growing by the pool. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. There is a loose board on the dock.
5/25/21: Poured vinegar down the HVAC condensation evac tube.Browning in yard, photos below. It appears the pool tech turn the water on and then put the hose with the meter in the pool to bring the pool level up and that is why the Watermain was on.
5/25/21: The driveway may need to be pressure washed soon see photo below. The palm tree on the front of the house has fronds rubbing up against the house see photo below. The humidity level was below 60% inside the residence when I arrived. I raised tue ac thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. The garbage disposal has a crack in the side & leaks when water is running through it. I have tagged it as such. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The soffits still appear to be pushed in on both sides of the front gable on the roof. There are some weeds growing in the landscape beds & on the lanai next to the pool.
5/25/21: Lawn remains brown as we have not had rain.
5/25/21: The pool water level was a little low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Weeds & grass are growing in the landscape beds see photos below. The lawn is browning in the backyard photo below. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers.
5/25/21: The humidity level was under 60% inside the residence again. I raised the ac thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. The ac air filter was dirty & needed to be replaced. I replaced it with a new one from the garage & wrote the date of installation on it. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
5/25/21: Lawn is dry, photos below.
5/25/21: The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with 2 new AA batteries see photo below. The humidity level was well below 60% inside the residence. I raised the ac thermostat to 76 for now. Will continue to monitor closely & adjust accordingly. The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Brought in 1 pool service slip dated 5/11. Both pool cage doors are locked.
5/25/21: Stepped in dog feces on the water main side of your home. Many dog piles on that side of the home. Changed shoes and I wear shoe coverings so nothing was brought inside your home. Water main valve drips a bit when on.
5/25/21: Removed an undated truly nolen sign from the front yard. Some weeds are starting to grow in all the landscape beds. No mailbox due to being hit by a car.
5/25/21: Made sure the water heater & range were off. The door between garage & home was unlocked. Made sure the water softener system was off. The utility sink is leaking from the trap when water is running see photos below. I have tagged it as such. Will send a video of the leak to the client via text. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai screen door is locked.
5/25/21: There is a small section of the wood soffits by the front door over the front bedroom window that appears to have had previous water damage see photo below. Will continue to monitor closely.
5/25/21: There was what appeared to be car engine parts laying next to the mailbox when I arrived see photo below. Weeds are growing in the driveway pavers. The humidity level was well below 60% inside the residence again. I raised the thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. No duck droppings were on the dock.
5/25/21: The humidity level was well below 60% inside residence when I arrived. I raised the ac thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. The storage shed may need to be pressure washed soon. The ac air filter is dirty & needs to be replaced size 20x20x1. I could not find any replacements inside the residence. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
5/25/21: The humidity level was well under 60% inside the residence again. I raised the thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23. The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
5/25/21: The living room tv was on. Client advised that they have a timer set on the tv. I left the water main on when leaving per the client.
5/25/21: The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. Swept gecko droppings off the kitchen & dining room floor.
5/24/21: The water main was on when I arrived. Put the empty garbage can in the garage. The inside garage light was on. Brought in 7 pieces of mail with a stack of sales flyers see photo below. Made sure the water heater, range & ice maker were off. Wine cooler in kitchen is off & the door is open. Checked all damp rids bags & buckets. All storm shutter panels are up. Watered the potted plants on the lanai. Mini fridge in the detached garage is off & the door is open. Detached garage temperature & humidity readings were: 86.2 & 50.4%. 5/24/21: The humidity level was back under 60% inside the residence when I arrived after making the last adjustment. I raised the thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. The garage has a strong gasoline smell from the gasoline containers. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The irrigation system is on. Visual check of the boat photo below.
5/24/21: The lawn is looking better since the last service call see photos below. The pool water level was slightly low at 1/4 the skimmer port when I arrived. I ran the hose in it during the entire service call to help bring the water level up. There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 80.2 degrees & 47.4% humidity. Master bath hall temps were 80.1 degrees & 48.3% humidity.
5/24/21: Brought in 1 piece of mail with some sales flyers see photo below. The toilet tanks have iron building up in them from the city water & need some iron out tablets. The garbage disposal in the kitchen sink is rusted underneath where it connects to the sink & leaks when water is running. I have tagged it as such. The master bathroom sink closest to the bathtub leaks from the trap when water is running. I have tagged it as such. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
5/24/21: There is some browning in the lawn in the back yard see photo below. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
5/24/21: The humidity level was below 60% inside the residence. I raised the dehumidistat to 55% for now. Will continue to monitor closely & adjust accordingly. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
5/24/21: Stopped back by to turn off the water and check pool level. Level was 1/3 the skimmer port, up from the bottom of the skimmer port sucking air.
