Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,716 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/10/20: Exterior good, painters gone, interior clean, humidity good, no problems observed
9/10/20: Mini fridge in the dining room was on & cold.
9/10/20: Exterior good, pushed button on charger, says aborted, battery may be bad, interior clean, humidity good, put humidistat back to 55, no problems observed, picture below
9/10/20: The little fan in the storage room has quit working. I locked the storage room when leaving. Remodel progress has not changed in appearance. No water in the master bathroom. Watered the plants on the lanai. Water is off at 2004.
9/10/20: Interior clean, humidity good, 1 cinch worm disposed of, no problems observed
9/10/20: Brought in a 2020 census notice that was on the front door see photo below.
9/10/20: Exterior good, interior clean, humidity very good, no problems observed
9/10/20: The metal flange for the fire sprinkler on the upstairs bathroom ceiling has fallen & is laying on the floor.
9/10/20: Checked the water pan in the ac return vent.
9/10/20: Exterior good, cord to car, interior 1 cinch worm disposed of, humidity good, no problems observed, 1 picture
9/10/20: Distilled water is needed for the golf cart batteries, could not find any in the storage room. Master bathroom bathtub has patio furniture cushions in it.
9/10/20: Exterior good, green light on car charger, picture below, interior clean and humidity good, all good
9/10/20: Brought in a 2020 census notice that was on the front door see photo below. Ran water through fridge door. Drained water from system after water was turned off.
9/10/20: Exterior good, interior clean, humidity good, no problems observed, Police in area doing their job checking to see who I was, pictures below
9/10/20: New back flow preventers have been installed on the garage wall next to the water mains see photo below. Checked damp rid bucket in master bedroom closet.
9/10/20: Photo of 2020 census notice left on dining room table below.
9/10/20: Did an exterior check of the residence. Could not access the residence due to the door between the garage & home being locked. I spoke with Cynthia to notify her of the situation. Checked to make sure the water heater & range breakers were off. The water main was on when I arrived. Brought in 9 pieces of mail, a 2020 census notice & left them in the garage see photos below.
9/9/20: Removed a problem solved sign dated 9/3 from the front yard. The humidity level has been lower inside the residence so I raised the ac thermostat back up to 79, will continue to monitor closely & adjust accordingly.
9/9/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
9/9/20: There has been activity in the residence since the last service call, the living room & master bedroom ceiling fan lights were on when I arrived. Found a dried rusty water stain on the floor underneath the back guest bathroom toilet, found it is leaking from between the tank & the bowl from a rusted bolt holding the tank to the bowl see photos below. I shut the valve off, cleaned up the rusty water stain from the floor & tagged it as such. The landscape bushes have all been trimmed recently but there are some seed pods starting to develop in one of the palm trees in the back yard see photo below. The lawn has some browning in the front see photos below. The back guest bathroom bathtub plastic faucet handle is broken, It has been tagged it as such. Poured capful of bleach into each toilet when finished cleaning them.
9/9/20: Put the steps that were by the dock up by the ac per client. Brought in 12 pieces of mail that appeared to be important see photos below. Weeds are growing in the deco drain by the pool. Made sure to use the water main with the green handles only.
9/9/20: Removed an undated truly nolen sign from the front yard. The weeds appear to all have been sprayed recently. The humidity level was slightly over the acceptable level of 60% inside the residence, I lowered the dehumidistat to 55% to help mitigate the humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
9/9/20: The exterior potted plants were wet from rain. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. Valves are off on all toilets. Mini fridge on the lanai is off.
9/9/20: Was unable to drive the vehicle due to rain but did start it & let it idle during the service call after unhooking the battery maintainer & opening both doors for ventilation. Did not turn on the master bathroom shower per client.
9/9/20: Mini fridge on lanai was on & cold.
