Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/30/20: The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such. There is a hole in the exterior stucco on the left side of the guest bedroom window.
12/30/20: Went to the residence to perform an inspection but the residence appeared to be occupied.
12/30/20: A smoke detector in the master bedroom was chirping when I arrived, I replaced the battery with a new 9v battery & tested it after installing the battery. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
12/30/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out. The master bathroom toilet runs slowly, it has been tagged as such.
12/30/20: Ac air filter is still really clean & does not need to be replaced at this time.
12/30/20: There was a white car parked in your driveway when I arrived, found it was the neighbor below your residence & politely asked him to move his vehicle photo below. Started the car, pulled it out of the garage & let it idle during the service call. TPS warning was illuminated, all tires were at 26 psi. I inflated all tires to 32psi per the client see photos below. The front tires were both reading 33psi & both rears were reading 32psi when I turned the car off. There is small oil drop stains on the garage floor photo below. Did not turn on the master bathroom shower per client.
12/30/20: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/30/20: Removed an undated ranson pest control sign from the front yard. Disconnected the battery maintainer on the car & started it per client. The car started with no hesitation, it appears that the hazard triangle & the headlight selector are staying illuminated after shutting the car off which could be drawing a current for the battery maintainer. Reconnected the battery maintainer before leaving.
12/29/20: Interior clean and humidity good, no problems observed, photo of tire below
12/29/20: Went back to the residence to turn the water off in the master bathtub after letting it run for approximately 3.5hrs. Made sure to turn the water main off when leaving.
12/29/20: Interior clean and humidity good, no insects visible, all good
12/29/20: There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such see photos below. Started the car & let it idle during the service call. Ran the storm shutters up & down. Dehumidifier in kitchen read 35.
12/29/20: Interior clean, humidity good, turned breaker on then off to run disposal, sprayed penetrating oil in deadbolt, found small amount of bleach in kitchen closet
12/29/20: Interior clean, humidity good, sprayed around front door for insects,
12/29/20: The guest bedroom closet has a hairline crack in the ceiling approximately 1’ in length. Dehumidifier in kitchen read 50. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
12/29/20: Exterior good, pool clean and water level just 1” above skimmer bottom, turned water on set for 45 minutes, interior, 1 bug found in kitchen, disposed of, humidity good, pictures below
12/29/20: The humidity level was back under 60% inside the residence after making the last adjustment.
12/29/20: Replaced the dirty ac air filter with a new one provided in the hallway closet & wrote the date of installation on it.
12/29/20: There was an amplified termite & pest invoice dated 12/16 on the counter when I arrived see photo below. Ran the storm shutters up & down. Dehumidifier in kitchen read 52. Watered the plant in the kitchen & rotated it.
12/29/20: Interior clean and humidity good, poured vinegar down HVAC tube, dehumidifier running at 40 in guest bath
12/29/20: The pool pump filter canister was leaking from a cap at the bottom when I arrived see photos below. One of the brown plastic gutter extensions on the left side of the house was broken & laying in the lawn when I arrived see photos below. Brought in 2 pieces of mail with some sales flyers see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
12/29/20: A section of soffits is still pushed up big enough to let critters in on the back right side of the house by the sliding glass doors photo below. The pool has some debris on the bottom photo below. New patches of sod have been put down in various locations throughout the lawn, will monitor closely to make sure they don’t brown. Found the guest bathroom door handle unlocked. Brought in 4 pieces of mail photo below. The living room ceiling fan is on. Checked all damp rids. The plants by the front door have been removed.
12/29/20: Brought in a large stack of mail, magazines & sales flyers, did not send any mail out per client. There is some browning in the lawn in several locations on the front & back of the house. No battery maintainer or air dryer connected to the suv in the garage. Visual check of the boat photo below.
12/29/20: Placed a shim in the master bathtub drain to keep it from closing & left the water running when leaving per client. Will return in approximately 2-3hrs to shut the water off. Ran the storm shutters up & down.
12/28/20: Exterior good, pool small debris on bottom, pool level good, interior, 1 dead bug master bath disposed of, humidity good, no new leaks observed
