Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,948 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/4/21: Exterior, large ant mound left back corner, interior clean and humidity acceptable, fridge freezer frosting over , pictures below1/4/21: The humidity level was still over 60% inside the residence from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 64 & the dehumidistat to 20% to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The tag is expired on the vehicle. There are some brown stains on the wall next to the master bedroom windows. Visual check of the boat, trailer & vehicle.
1/4/21: Exterior good, interior clean and humidity borderline acceptable, no problems observed
1/4/21: Exterior trees against pool screens, pool clean and water level a bit low 1/3 skimmer port, interior clean and humidity little high, lowered thermostat for unit to come on , all is well, left thermostat at 75, appears workers are not complete, pictures below
1/4/21: The mobile home registration sticker on the front of the mobile home is expired see photo below. Photos of the boat & motor below. Checked all damp rid buckets.
1/4/21: Exterior good, bushes and trees trimmed, pictures below, pool clean and water level middle of skimmer port, interior clean and humidity little high, lowered thermostat to 72, unit came on and appears fine, left thermostat at 75, garage dehumidifier reading 46
1/4/21: The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day in the winter. I lowered the ac thermostat to 68 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter is dirty & needs to be replaced size 18x18x1. Could not find any replacements inside the residence. Visual check of the boat in the backyard photo below.
1/4/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The spa water level appears to be low photo below. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
1/1/21: There was a chipotle bag full of food on the front window sill when I arrived see photo below.
1/1/21: There was a white suv in your parking space when I arrived see photo below. Dehumidifier in kitchen read 47. The living room table lamp is on.
1/1/21: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
1/1/21: The water supply valve for the guest bathroom toilet was already left open & a plastic container placed underneath it on the 12/18 service call date noted in the observations. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
1/1/21: Brought in 2 pool service slips dated 12/21 & 12/28 see photos below.
1/1/21: The gutters above the master bathroom have leaves in them & may need to be cleaned out soon see photo below. The pool cage & screens have green pollen starting to build up on them & may need to be pressure washed soon. There is a hairline crack in a floor tile just to the left of the front door, it is has been tagged. Brought in 1 pool service slip dated 12/22. There is a section of dead grass by the mailbox from the yard debris pile.
1/1/21: The gutters on the back of the house need to be cleaned out & a section of gutter has come apart on the right side of the house above the guest bathroom window see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day in the winter. I lowered the thermostat to 73 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter was extremely dirty & needed to be cleaned, I washed it outside with a hose spigot, dried it & put it back in the vent see photo below. A new air filter is recommended size 19.5 x 23. A smoke detector in the dining room above the master bedroom doorway was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. The master bathroom toilet fill valve has quit working. The washable ac air filter is dirty & needs to be cleaned or replaced. The driveway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
12/31/20: Brought in two boxes of damp rid bags & replaced a full bag in the guest bedroom closet see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Checked the water level in the golf cart batteries.
12/31/20: Brought in a package that was left by the front door see photos below. The humidity level was still over the acceptable level of 60% on both floors when I arrived. I lowered both thermostats to 69 & both dehumidistats to 50% to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the orchid flower by the kitchen window.

I lowered both thermostats to 66 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The upstairs guest bedroom round window has been tagged for leaking. Plants on the lanai appear to be healthy. Locked the door handle only when leaving per client.
12/31/20: The weather stripping on the bottom of your garage door is worn & light can be seen coming in underneath the door see photo below. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. All ceiling fans & closet fans were on. There was a big cockroach in storage room #1 that went running behind boxes when I opened the door, I moved the boxes along the wall & there were two cockroaches visible living behind them. I was able to kill one but the other got away, I swept up all there droppings, found a can of raid upstairs & sprayed behind the boxes. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 74.1 & 45.8%.

I lowered the thermostat to 68 to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent which had very little water in it.
12/31/20: Ran water through fridge door. Drained water from system after water was turned off.
12/31/20: There was a Grand aire services HVAC maintenance report on on the mini fridge in the garage dated 12/17 when I arrived see photo below. It appears they were unable to access the inside of the house. There was 2 pieces of mail for Don Cloutier in the mailbox, I wrote return to sender on them & put them back in the mailbox. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The palms on the front of the house are touching the roof & soffits & may need to be trimmed soon. The pool cage & patio may need to be pressure washed soon. Some of the date palms on the front of the house appear to have a disease called (frizzle top) & may need to be treated. Watered the two plants on the front porch per client. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Made sure to leave the water main on for the irrigation system & the pool when leaving.
12/31/20: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet runs, it has been tagged as such.
12/31/20: Found humidistat set to OFF which means the system will permit up to 100% humidity inside. I set the humidistat to 55 then made sure the HVAC system ran and was cooling before departing.
