Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,716 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/11/20: Brought in a 2020 census notice that was on the front door see photo below. The plant on the lanai appears to be strong & healthy see photo below. Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
9/11/20: Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
9/11/20: Water to remain off per client.
9/11/20: The ac air filter was dirty, I replaced it with a new one supplied next to the air handler & wrote the date of installation on it.
9/11/20: Brought in a 2020 census notice that was on the front door see photo below. Dehumidifier in kitchen read 48.
9/11/20: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
9/11/20: Turned on the water heater, refrigerator, ice maker, appliances & put the ac thermostat down to 75 for clients return. Left the water main on when leaving.
9/11/20: Brought in a 2020 census notice that was on the front door see photo below. The weeds appear to have been sprayed recently. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
9/11/20: Brought in a 2020 census notice that was on the front door see photo below. The weeds have all been sprayed recently and all the landscape beds look good. The builder has not cleaned up the dirt on the floors from his work boots yet.

9/11/20: Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom. The driveway has sunken areas.
9/11/20: The lawn is excessively high & needs to be mowed photo below. Visual check of the boat & trailer in back yard photo below.
9/11/20: The smoke detector in the front right guest bedroom was chirping when I arrived, I replaced the battery with one new 9v supplied from the laundry room storage closet & tested it after installing the new battery. Front & back photos of the magnolia tree below. Brought in 2 pool service slips dated 9/1 & 9/8. The pool deck may need to be pressure washed soon. Removed the roofers ladder & ladder guard from the side of the house & put them in the garage.
9/11/20: Checked light timer by lamp in living room. Made sure not to flush the master bathroom toilet & filled by hand. Poured capful of bleach into each toilet.
9/11/20: Brought in a 2020 census notice that was on the front door see photo below. Removed a truly nolen sign dated 9/2 from the front yard. The master bathroom toilet makes a loud noise when being flushed. The washable ac air filter is dirty & needs to be cleaned or replaced. The driveway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
9/10/20: Went back to the residence to collect the mail for forwarding per client.
9/10/20: Checked all damp rids, emptied & refilled the small buckets in the bathrooms. Will need to bring more damp rid bags & granules on next service call.
9/10/20: Brought in a 1 gallon container of distilled water for the golf cart batteries see photo below. Brought in a 2020 census notice that was on the front door see photo below.
9/10/20: The round window in the upstairs guest bedroom has been tagged for leaking. Made sure to lock the front door handle only when leaving.
9/10/20: The downstairs half bathroom toilet leaks between the tank & the bowl when flushed, the valve is off & it is tagged as such. I use a mop bucket to keep the trap wet. All ceiling fans & closet fans are on. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan is on. Temperature & humidity readings were 86.3 & 37.4%.
9/10/20: Exterior good, pool clean, interior clean, ran cart for app. 10 minutes, turned HW tank on, possible leak in master bath , pictures below
9/10/20: Exterior good, put ladder in shed, interior clean, humidity very good, covering for window dropped, I put back up but think tape is used up, bath accessories lying on counters, pictures below
9/10/20: Brought in a 1 gallon container of distilled water for the golf cart batteries photo below. Checked water level in golf cart batteries. Brought in a 2020 census notice that was on the front door see photo below. Started the car & let it idle during the service call.
9/10/20: Interior clean, humidity good, temperature in front 84.1, no problems observed
