Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,716 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/15/20: Checked all damp rids, replaced two full bags in the master bedroom with damp rids provided. Big buckets are 50% full. Weeds are starting to grow in the landscape beds & pavers again. The landscape bushes on the left side of the house may need to be trimmed soon see photo below. The bougainvillea bush on the right side of the house is growing into the soffits. Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
9/15/20: Exterior good, interior clean, splash of bleach in toilets, vinegar down HVAC tube, humidity good, all good
9/15/20: Found a water stain on the ceiling in the den see photo below. The kitchen faucet leaks from two areas from underneath when water is running, the valves are off & it has been tagged as such. The hot water faucet handle in the utility room leaks when water is running, the valve is off & it has been tagged as such. There are small piles of debris in several locations along baseboards & under window sills. Spiders & cobwebs along baseboards. Small puddle of brown liquid underneath the front of the vehicle in the garage. Can not access the mailbox with key provided. Turned the water main off to the house only when leaving.
9/15/20: The vacant lot needs to be mowed. Brought in a 2020 census notice that was on the front door see photo below. Brought in a stack of junk mail. Current photo of dock below. Wine chiller in kitchen was on & read 53. Watered the plant in the living room.
9/15/20: Exterior: weeds growing in pavers front, pictures below, interior clean, turned breaker on then off to run disposal, poured vinegar down HVAC tube, humidity good, no problems observed
9/15/20: The front tires on both vehicles were starting to get low, I put some air into them using my cordless inflator see photo below. A section of the soffits looks pushed in on each side of the gable roof on the front of the house over the entryway. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Weeds are growing by the pool.
9/15/20: Exterior good, interior clean, poured vinegar down HVAC tube, turned breaker on and then off to run disposal for 3 seconds, humidity good, no problems observed
9/15/20: The exterior potted plants were wet from rain. Weeds are growing in the pool pavers. Ran water slowly in the master bathroom sink with leaking trap.
9/15/20: Exterior good, one downspout mashed by mower? Pool clean and water level good pictures below
9/15/20: Exterior good, pool clean and water level 2/3 skimmer port, pictures below, interior clean, changed batteries in front door, left door to garage unlocked to be safe, no problems observed.
9/15/20: Both pool cage doors are locked.
9/15/20: There appears to have been sewer line work in the front yard recently photo below. Made sure the water heater was off. Photo of lanai tile work progress below. Left the water main on when leaving for the painters.
9/15/20: Exterior debris from storm in back pictures below, flowers in front, interior clean, no evidence of leak in front bedroom, no problems observed, humidity acceptable
9/15/20: The lawn has been mowed. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below.
9/15/20: Exterior good, new mulch and downspout mashed by mowers? Interior clean, poured vinegar down HVAC tube, all good, pictures below
9/15/20: Exterior good, pool cage on, picture below, interior clean and added vinegar down HVAC tube, bleach in toilets, humidity little high, lowered thermostat to 77 waited for AC to cycle, no other problems observed
9/15/20: The right rear passenger side tire on the car was starting to get low again, I filled it with air using my cordless inflator see photo below.
9/15/20: The house has been pressure washed & looks clean photos below.
9/14/20: Met with ac technician Dino from Pinos heating & air & let into the residence for hvac maintenance. I stayed with the technician until he was finished & confirmed the ac was working before he left. The technician found the condensate drain line was clogged & cleared it. I made sure the door to the house was locked & closed the garage door when leaving.
9/14/20: The ac air filter is dirty & needs replaced size 18x24x1. Weeds are growing in the driveway & landscape beds. Turned water main off to the house only.
9/14/20: Found some cans of cola in the kitchen pantry have leaked onto the shelves see photos below. I wiped up the soda with paper towels & put the soda cans in the kitchen sink. Brought in 4 pieces of mail see photo below. The driveway, walkway & pool deck may need to be pressure washed soon see photos below. Weeds are growing in the landscape beds & on the pool deck see photos below. Checked the pool bathroom.
9/14/20: Wasp nest & mud daubers are on the entryway ceiling. Paint is peeling on the exterior left side front door just below the glass. The fish pond looks clean & the water is at a good level photo below.
9/14/20: A stack of uhaul boxes have been placed in the garage photo below.
9/14/20: Removed a home team pest sign dated 9/14 from the front yard. Took several photos of the exterior of the house & sending via email. Both dehumidifiers are working. Lanai furniture is in the guest bedroom. A section of drywall corner bead on the coffered ceiling in the master bedroom is slightly cracking.
9/14/20: Cleaned the filter on the portable dehumidifier. The guest bedroom hallway light was on when I arrived. Photo of new air conditioner waiting to be installed in the garage below. Air conditioner is off. Photo of pool below. Watered the plant next to the front door on the inside. Poured capful of bleach into each toilet.
