Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,716 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/17/20: Low water pressure throughout the entire unit. Master bathroom shower has no water pressure, it is tagged as such.9/17/20: Brought in a 2020 census notice that was on the front door see photo below. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into it to keep the trap from drying out.
9/17/20: Checked all damp rid buckets which are currently 50% full. Watered plants on the lanai. Deep freezer in storage room was on & cold.
9/17/20: Alice the house cleaner was inside the residence when I arrived.
9/17/20: There has been activity in the residence since the last service call. The house cleaners have opened up one of the storm shutters on the back lanai & I can not find the switch for it see photo below. The ac air filter is dirty & needs replaced size 20x22x1. The guest bathroom sink right faucet handle leaks from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
9/17/20: Wine chiller in the downstairs guest bedroom closet was on & cold. All ceiling fans are on.
9/17/20: Checked ice maker. Made sure water heater & range breakers were off. Replaced full damp rid bag in the master bedroom closet. The stains on the living room ceiling & the upstairs guest bedroom closet have not changed in appearance, will continue to monitor closely.
9/17/20: There were 2 pieces of mail set inside the door when I arrived see photos below. The upstairs bathroom toilet has started leaking from between the tank & bowl when being flushed. I shut the valve off & tagged it as such. Checked all damp rid buckets which are currently 25% full.
9/17/20: The inside of the attic door has mildew on it.
9/17/20: The lanai storage room door trim is rotting on the bottom left side of the door from the rain water puddling. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
9/17/20: The front door has mildew on it see photo below. The guest bathroom bathtub faucet handle leaks when water is running only, it has been tagged as such. There is a crack on the living room ceiling above the ceiling fan, will continue to monitor closely.

9/16/20: Brought in 4 pieces of mail see photo below. The exterior potted plants were wet from rain. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. Valves are off on all toilets. Mini fridge on the lanai is off.
9/16/20: Brought in 2 pieces of mail, 1 package & opened the cold well banker mail per client see photos below. Emptied & refilled the damp rid buckets in both vehicles. The front passenger side tire was low on the Nissan suv, I put some air in the tire using my cordless inflator photo below. Weeds are growing in the deco drain by the pool. Made sure to use the water main with the green handles only.
9/16/20: Brought in a 1 gallon container of vinegar to pour down the hvac condensate drain line each service call for preventative maintenance see photo below. Made sure the range & water heater breakers were off. Emptied & turned off the ice maker. Dehumidifier in laundry room read 55. Mini fridge on the lanai was on & cold. 9/16/20: Brought in a large stack of mail & sent several pieces of mail out. The front lawn has some browning. Weeds and vines are growing in all the landscape beds. There appears to be a broken irrigation line washing out on the back right corner of the house which appears to be getting worse. Visual check of the boat photo below. The alarm keypad still has a message displayed Error sensor #12AFW & an intermittent beeping sound is coming from the living room entertainment center. It is also saying warning a smoke detector is not responding.
9/16/20: The pool pump timer has been adjusted to run between 8am-4pm. Brought in 4 pieces of mail photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the thermostat to 78 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The landscape bushes on the left side of the house may need to be trimmed soon photo below. Weeds are growing in all the landscape beds. The lawn still has some browning on the back left side photo below. Poured capful of bleach into each toilet. Left the water main on for the pool water auto leveler.
9/16/20: Visual check of the boat photo below. The kitchen sink faucet leaks from underneath when water is running, I shut the valves off & tagged it as such.
9/16/20: Left the package on the front porch for ups to pickup per client. The master bathroom right side sink has started leaking from underneath where the trap connects to the sink when water is running, I shut the valves off & tagged it as such see photo below. Removed a problem solved pest sign dated 9/4 from the front yard. The lawn has some brown spots in the front & back.
9/15/20: Cleaned up spiders along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
9/15/20: Brought in 5 big buckets of damp rid & distributed them throughout the residence see photo below. The master bathroom shower has tiles starting to fall out on the wall see photo below. The roof has leaves building up on it from the oak trees photo below. Checked all light timers. No mailbox.
9/15/20: The front guest bedroom has a crack in the ceiling in front of the closet see photo below. The metal water main handle outside is broken & may need to be replaced soon. Both bathroom faucets are leaking from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
9/15/20: Exterior good, pool with some debris on bottom, water level good, pictures below, interior clean, humidity good, no problems observed
9/15/20: Found the breaker for the irrigation pump tripped again, I reset the breaker & the pump came back on. Bobs truck was in the garage.
9/15/20: Exterior vine plant around pool cage door by pool equipment growing rapidly in the rain we have been having, pool clean and water level 1/2 skimmer port, interior clean, humidity very good, no problems observed
