Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/24/21: The upstairs humidity level was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
6/24/21: There was some moisture on the refrigerator door seals again. I wiped it off with some paper towels. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
6/24/21: The wine cooler in the dining room was on & reading 41/50.
6/24/21: The humidity level was back under 60% inside the residence on both floors after making the last adjustments. Will continue to monitor & adjust accordingly. The downstairs ac air filter is dirty & needs to be replaced size 24x24x1. I could not find any replacements inside the residence. Do not run any water per the client.
6/24/21: Drive by checked & emptied the pan in the ac return vent.
6/24/21: The ac thermostat had a low battery message on the display screen when I arrived see photo below. I replaced the batteries with two new AA batteries. The master bathroom toilet runs. I have tagged it as such. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
6/24/21: Checked damp rid bucket in master bedroom closet.
6/24/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Watered the plants on the lanai.
6/24/21: The ac unit & the downstairs ac thermostat have been replaced since the last service call see photos below. It also appears that uv lamp was installed upstairs as I can see the light shining from one of the ac ducts photo below. There were owners manuals on the kitchen counter photos below. I left the ac thermostats set to where the ac technicians left them on. Put the storm shutter over the front door back down when leaving.
6/24/21: Poured vinegar down the HVAC condensation evac tube. Photos of plants below.
6/24/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
6/24/21: Closed all the crank storm shutters over the downstairs windows & closed the two crank shutters on the back lanai. Made sure the water heater, range & ice maker were off. Watered the potted plants on the front lanai.
6/24/21: Water has been restored to the residence. I was able to run water in all the sinks, showers & toilets to keep the traps from drying out. Had to empty & refill all four damp rid buckets in both vehicles. Portable dehumidifier in kitchen read 43.
6/24/21: Wine chiller in the downstairs guest bedroom closet was on & cold. All ceiling fans are on. Front storm shutter over screen door is open.
6/24/21: The portable dehumidifier in the garage storage room was off & the bucket was full when I arrived. I found the drain hose had become disconnected inside from a loose hose clamp causing the water to go into the bucket. I reconnected the drain hose, tightened the hose clamp & made sure the dehumidifier was on & working. All the old window blinds were laying on the front lanai when I arrived see photo below. The new plantation shutters appeared to be completed see photos below. I re-closed the storm shutters over all the windows before leaving.There was an instruction sheet & a container of touch up paint for the new plantation shutters on the kitchen counter see photos below. Replaced a full damp rid bag in the master bedroom closet. All ceiling fans are on. The stains on the living room ceiling & the upstairs closet have not changed in appearance since the last service call. Will continue to monitor closely.
6/24/21: The window in the kitchen that was cracked has been replaced since the last service call see photos below. The master bathroom left side sink has a slow drain. I have tagged it as such. Checked all damp rid buckets.
6/24/21: Brought in one newspaper that was laying by the front door. Will need some toilet bowl cleaner for the bathrooms.
6/24/21: The casing around the lanai storage room door is rotting on the bottom right side from rain water.
6/24/21: There has been some activity at the residence since the last service call. The entire front lanai screen enclosure has been removed & all the storm shutters on the back lanai were raised. The screens have been removed from the back lanai & it appears the railings are being repainted see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.

6/23/21: Did not drive any of the vehicles or the golf cart during today’s service call as it just finished raining hard & was sprinkling out. Will drive the vehicles & the golf cart on the next service call. Brought in a package that was laying by the front door when I arrived see photo below. Ran the mesh storm shutters up & down. Removed a true green sign from the front yard. There is a large crack in the stucco on the left side of the house to the right of the pool heater. There is a crack in the stucco several feet long on the front of the house where the new garage was added. The lawn still has several brown spots. The master bathroom toilet appears to be filling very slowly in between service calls as there was water in the tank when I arrived & I was able to flush it. It might need a new fill valve. I have tagged it as such.
6/23/21: Did not start & move the vehicles out of the garage as it just finished raining hard and was sprinkling out. Will start the vehicles on the next service call. The lawn is looking better after receiving some rain since the last service call. The water main was on when I arrived.
6/23/21: Was unable to drive the vehicle & golf cart during today’s service call as it is currently raining. Will drive the vehicle & golf cart on the next service call. Construction progress photos below. The lawn is starting to look better after receiving some rain since the last service call. The water main was on when I arrived. I left it on for the contractor when leaving.
6/23/21: The pool water level was slightly low when I arrived. I set the the timer on the hose to run for 30mins when leaving to help bring the water level up. Brought in two pieces of mail see photo below. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
6/23/21: Was unable to drive the vehicle or the golf cart during today’s service call as it is currently raining. Will drive them on the next service call. The lawn is starting to look better after receiving some rain since the last service call. Brought in four pieces of mail photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house.
