Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,033 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!

4/26/21: Put the empty garbage cans back into the garage. The garage light was on when I arrived. I turned it off before leaving.
4/26/21: Garage dehumidifier read 48. Both toilets water valves are off at the tank. Wine cooler read 55. Brought in seven sales flyers from mailbox. Moved thermostat at 77 degrees based on the humidity.
4/26/21: Toilets Seran wrapped and covered. The humidity is high inside your home. I set the thermostat to 78 and the humidistat to 55 to mitigate this issue. Several tiny spots in the lawn have been dug up, nothing major probably an armadillo digging for grubs.
4/26/21: The pool concrete needs cleaned. One full screen panel missing at the top of the cage as reported previously.
4/26/21: There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down see photo below. The irrigation timer box is closed & locked. The door between the garage & home was unlocked & all of the exterior door handles were unlocked. There was a green watering pail laying in the landscape bed by the water main on the right side of the house photo below. I put it in the garage. Made sure the water heater, range & ice maker were off. Removed batteries from all remotes. All thermostats were set to 80. Guest wing hallway temps were 80.5 degrees & 50.6% humidity. Master bath hall temps were 80.7 degrees & 54.9% humidity.
4/26/21: The garage overhead door was open & there was a man named Dave in a red suv who said he was a friend of the clients dropping off stuff into the garage when I arrived. He left shortly after I arrived & closed the garage overhead door when leaving. Brought in 4 pieces of mail with a stack of sales flyers see photo below. The garbage disposal in the kitchen sink is rusted underneath where it connects to the sink & leaks when water is running see photo below. I have tagged it as such. Will send a video via text to the client. The master bathroom sink closest to the bathtub is leaking from the trap when water is running see photo below. I have tagged it as such. Will send a video to the client via text. Emptied & turned off the top ice maker to prevent the ice from hardening & damaging the ice dispenser. Turned off the water heater. The right side sliding glass door was unlocked in the back guest bedroom. There is a section of weather stripping missing & damaged on the outside pool lanai storage door see photo below. The fish pond looks clean & the water is at a good level. I was able to count approximately 12 fish photo below.
4/26/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 0 plants on the lanai, as it had rained earlier. The alarm is to be off per client’s text last week. Blue tarp on roof is tattered, photo below. Mole activity front corner of garage, photo below. Brought in 3 pieces of mail, photos below.
4/26/21: Unplugged the air freshener inside the residence per the client. The humidity level was below 60% inside the residence. I raised the thermostat to 70 for now. Will continue to monitor closely & adjust accordingly. Swept leaves off the garage floor that are coming in from underneath the overhead door. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
4/26/21: Watered 3 interior plants. The outside concrete on the lanai is very dirty and should be power washed.
4/26/21: The water would not shut off in the guest bathroom bathtub when turning the faucet handle off. It appears something is wrong with the faucet handle. The water is off outside at the main keeping it off but if someone turns the water main on it will run water in the bathtub. I have tagged it as such. Brought in a container of vinegar for the ac condensate drain line line & a package of toilet bowl cleaner for the bathrooms see photos below. There are hairline cracks in the stucco underneath the front guest bedroom windows. There appears to be a piece of roof shingle missing on the front center gable of the house. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
4/26/21: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. Rabbits have been digging holes in the yard. Visual check of the boat, trailer & vehicle. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
4/26/21: Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. 4/26/21: I found ants crawling inside an open bag of marshmallows in the pantry in the kitchen see photo below. I removed all open packages of food inside the pantry. The water in the spa was green when I arrived & the water level was low again. I ran water into the spa during the entire service call to help keep the water level up photo below. Weeds are growing in all the landscape beds, driveway & lanai pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
4/23/21: There was a piece of mail laying by the front door when I arrived see photo below. I put it on the kitchen counter.
4/23/21: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. Dehumidifier in kitchen read 51.
4/23/21: Made sure the water heater, range & ice maker were off. A section of weather stripping on the entryway breezeway storage door has some damage see photo below. Left the refrigerator on per the client. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
4/23/21: The previous water stains on the master bedroom ceiling have not changed in appearance since the last service call.
4/23/21: Brought in 2 pool service slips dated 4/13 & 4/20 see photo below. Photo of the pool below.
4/23/21: There is a large crack in the driveway right before the walkway to the front entrance to the house see photo below. There is a section of carpet lifting several feet long in the master bedroom in front of the bathroom entrance see photo below. Checked all damp rid bags.
4/23/21: All the storm shutters are up. Made sure the water heater, range & ice maker were off. Did not pour any vinegar down the ac condensate drain line per the client instructions. Put note in the system to change the ac air filter in July. Picked up the check in the kitchen.
4/23/21: The exterior garage lights were on when I arrived, I turned them off before leaving. The flag was up on the mailbox & there were 4 pieces of mail inside sent to someone named Douglas Lago at this address? I brought them inside & put them on the kitchen counter. Please advise if they should be returned to the sender. The streets are being resurfaced in the community see photo below. The front landscape bed is full of magnolia tree leaves photo below. There was a pair of sunglasses on the patio furniture by the pool photo below. I brought them inside & put them on the kitchen counter. The humidity level was well below 60% inside the residence. I raised the thermostat to 76 for now. Will continue to monitor closely & adjust accordingly. Made sure the water heater was on the low setting. Brought in 1 pool service slip dated 4/20. The garbage cans in the garage have garbage in them. The gutters above the master bathroom have leaves in them & may need to be cleaned out soon. There are some hairline cracks in the stucco underneath the windows on the right side of the house. There is a hairline crack in a floor tile just to the left of the front door, it is has been tagged. There is still a section of dead grass by the mailbox from the yard debris pile.
4/22/21: Brought in a stack of sales flyers only. The humidity level was well below 60% inside the residence. I raised the thermostat to 74 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
4/22/21: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I found both upstairs & downstairs thermostat fans set to circulate & put them both on the correct setting of auto see photos below. I lowered both the thermostats to 76 & the dehumidistats to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the water heater, range & ice maker were off. One of the downstairs guest bedroom windows, one of the dining room windows & the upstairs office window were unlocked. The living room left side sliding glass door was unlocked. Closed all blinds to help keep heat from sunlight entering. Put the storm shutter over the front door back down when leaving.
4/22/21: The portable dehumidifier in the storage room was still making a loud noise when I arrived & did not appear to be working as the humidity level has risen in the storage room. I turned it off per the client. Brought in 3 pieces of mail see photo below. There was a Grand Aire services invoice dated 4/12 on the kitchen counter see photo below. Moved all the upstairs furniture back to their original positions photo below. The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 78.6 & 61.4%.
4/22/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
