Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,304 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/12/21: Watered 3 interior plants. Thin paper package at front door, photo below. Light white mold on driver’s wheel of car, photo below. I cleaned the wheel.
4/12/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 0 plants on the lanai, neighbors are maintaining nicely.
4/12/21: The water main was on when I arrived. Turned off the water heater & the range. Made sure the ice maker was off. The door between the garage & home was unlocked. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
4/12/21: Turned HVAC air handler off on unit, see photo. Also rebooted the internet router trying to get the thermostat back online. Dehumidifier read 45.
4/12/21: Will need more vinegar for the ac condensate drain by next service call. There are hairline cracks in the stucco underneath the front guest bedroom windows. There appears to be a piece of roof shingle missing on the front center gable of the house. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
4/12/21: Did not see any more live ghost ants on the kitchen counter after putting out the Terro ant bait station last service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 25% & the ac thermostat to 71 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. Rabbits have been digging holes in the yard. Visual check of the boat, trailer & vehicle. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
4/12/21: There was a grey Nissan van parked in the driveway when I arrived see photo below. The humidity level was back under 60% inside the residence. I raised the ac to 75 for now. Will continue to monitor closely & adjust accordingly. Photos of the boat & motor below. Checked all damp rid buckets which are currently approximately 50% full.
4/12/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 72 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the water heater & the range were off. Visual check of the boat in the backyard photo below.
4/12/21: Drove the car within the community. Removed a Problem Solved pest sign dated 4/9 from the front yard. The water level was low in the spa again. I ran water into the spa during the entire service call to help keep the water level up photo below. Weeds are growing in all the landscape beds, driveway & lanai pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
4/9/21: No charge drive by brought clients key to post office for cancellation of service per the client. Photo of the receipt below. The key was sent certified mail & will require a signature upon arrival.
4/9/21: Brought all important mail collected during today’s service call to the post office for forwarding. Photo of receipt with tracking number below.
4/9/21: Turned on the breakers to the refrigerator, water heater & range for the inspector on Monday. Brought in 2 packages of toilet bowl cleaner for the bathrooms see photo below. Left the water main on when leaving.
4/9/21: Found the left side living room sliding glass door unlocked when I arrived. I made sure it was locked before leaving. Made sure the water heater, range & ice maker were off. Checked all damp rid bags.
4/9/21: There was another undated Ranson sign in the front yard when I arrived. Brought in 2 pool service slips dated 3/30 & 4/6 see photos below. Photo of the pool below.
4/9/21: Brought in 3 pieces of mail & a newspaper with a stack of sales flyers see photos below. There was a door hanger from Brightview landscape services dated 4/2 on the kitchen counter see photo below. Emptied & turned off the ice maker. Put the water heater on the vacation setting see photo below. The guest bathroom toilet handle sticks, I recommend replacing all the components inside the tank see photo below. All the ceiling fans were on when I arrived.
4/9/21: Made sure the water heater & all appliances were off. The door between the garage & home was unlocked. I locked it before leaving. The storage closet in the laundry room is open. The water stain that was on the master bedroom ceiling appears to have been painted or touched up. Will continue to monitor closely.
4/9/21: Removed the sausage & eggs from the refrigerator per the client. Made sure the water heater & range were off. Dehumidifier in kitchen read 53.
4/9/21: Brought in 21 pieces of mail including a change of address verification envelope from the post office. See photos below. Will be bringing all important collected mail to the post office for forwarding. The pool has been cleaned & the water level is now approximately 1’ below the top skimmer port. Adjusted the light timer by the front door for dst. Visual check of the trailer photo below. Turned the water on & off using the breakers in the garage.
4/8/21: The humidity level was back under the acceptable level of 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Brought in 2 pieces of mail with some sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
4/8/21: There was a notice concerning fire sprinkler inspections on the elevator when I arrived see photo below. The living room & master bathroom lights were on when I arrived. I turned them off before leaving. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet runs, it has been tagged as such.
4/8/21: The front door handle was unlocked when I arrived. Made sure the water heater, range & ice maker were off.
4/8/21: The portable dehumidifier in the storage room was making a loud noise when I arrived. Will send a video of the dehumidifier via text. I turned it off for a few minutes & turned it back on it quit making the noise. Moved the upstairs couches away from the wall for Grand aire hvac maintenance access photo below. The front doors needs new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 78.2 & 38.7.
4/7/21: Put a lockbox on the front door with a copy of the key to the residence for Instant air to perform HVAC service. Instant air is to keep the copy of the key to the residence when leaving.
4/7/21: Brought in 1 piece of mail from century link with a stack of sales flyers see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need another container of vinegar by next service call.
4/7/21: There was another notice from management on the front door when I arrived see photo below. I left a lockbox with the key to the residence inside on the front door for the plumber when leaving. The humidity level was well below 60% again inside the residence, I raised the thermostat to 73 for now. Will continue to monitor closely & adjust accordingly. Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out. The master bathroom toilet runs slowly, it has been tagged as such.
