Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,293 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/31/21: All the weeds are brown & appear to have been sprayed since the last service call. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
8/31/21: Picked up all the rags from the floor then placed them on the counter in the garage. Brought fliers in from the mailbox.
8/31/21: Brought in a stack of sales flyers. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. Irrigation system is off.
8/31/21: Started the car & let it idle during the service call. The date & time had to be reset on the ac thermostat when I arrived. Weeds are growing in the landscape beds & pool pavers. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers
8/31/21: I left the Watermain on, with the pilot light to the water heater and turned it to hot and turn down the AC to 74°. I waited for the AC to kick in Cool and also the water heater to kick in and heat.
8/31/21: Did not water the 4 plants on the lanai, plants tested Moist using a soil meter. There were several pieces of mail, none appeared important. Dehumidifier wasn’t running and empty bucket light was on, so I shut the power off then back on. Dehumidifier began to run and did not shut off.
8/31/21: The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
8/31/21: Checked & inflated the tires on the car to 32psi using my cordless inflator see photo below. Brought in one undated pool service slip. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There were two termite bait stations behind the pool cage removed from the ground when I arrived see photos below. It appears the pest control company was here recently as other termite bait stations appear to have been tampered with recently. Both pool cage doors are locked.
8/31/21: There are some sections of screen spline starting to come out of the back left corner pool cage screens again see photos below. All the palm trees appear to have been trimmed since the last service call see photos below. Brought in three undated pool service slips. Weeds are growing in the landscape beds. All the water supply valves for the sinks, toilets & water heater have excessive corrosion on them.
8/31/21: All the shutters over the windows are closed except for the guest bathroom window.
8/31/21: The lawn has been mowed since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap.
8/31/21: The previous water damage on the wood soffits above the front door was damp to the touch & had a water drop fall out when I touched it. It appears to be an active roof leak at this time see photo below. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. Vines & weeds are growing in the landscape beds. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.
8/31/21: The garbage can has been returned. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in one of the guest bedrooms & wrote the date of installation on it. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. No duck droppings were on the dock.
8/31/21: Swept cobwebs off the front porch. The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
8/31/21: The right rear tire on the car was low again when I arrived. I inflated it to 32psi using my cordless inflator see photos below. Left the water main on when leaving per the client. The carport storage room appears to have a section of rotting wood on the bottom left side of the door see photos below. Brought in a stack of sales flyers from the mailbox.
8/31/21: Visual check of the new plants see photos below. I gave each plant a five gallon bucket full of water to help keep them alive.
8/31/21: Did not see any more evidence of rodents inside the residence. The kitchen sink is tagged for leaking on the left side trap when water is running. Did not find any pool service slips on the lanai. No droppings were present on the lanai.
8/30/21: Construction of the new pool has started since the last service call see photos below. The front left tire I inflated on the vehicle recently is already starting to get low again. It appears to be leaking air quickly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/30/21: The lawn has been mowed again since the last service call. Weeds are growing in all the landscape beds & driveways. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. All the damp rid bags in the closets are full. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 89.6 degrees & 64.6% humidity. Visual check of the boat & trailer photo below.
8/30/21: The pool water level was low again when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Weeds & grass are growing in all the landscape beds & pavers. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The irrigation system is on. Visual check of the boat photo below.
8/30/21: The water main was on when I arrived. Weeds & grass are growing in all the landscape beds see photos below. The lawn still has a brown spot in the back from the pool overflowing during storms. There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 80.7 degrees & 47.6% humidity. Master bath hall temps were 80.0 degrees & 51.3% humidity.
8/30/21: An animal is digging a large hole in the front left landscape bed behind the landscape bushes see photos below. Brought in one piece of mail see photo below. Weeds are growing in all the landscape beds. Both the left & right side master bathroom sinks have been tagged for leaking from the traps when water is running. The garbage disposal is tagged for leaking. I discontinued using it. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
8/30/21: Left a lockbox on the front door when leaving for hvac maintenance. The gutters along the back lanai appear to be full of leaves & have some weeds growing out of them see photo below. There is a small section of paint peeling off the wall inside on the right side of the front door. It does not feel damp or appear be from water damage. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
8/30/21: I was able to push the section of soffits that was falling above the garage rear entry door back up into place. Photos of the birds below. There were no seeds on the floor.
8/30/21: The entire lawn has been mowed & all the weeds that were growing in the landscape beds appear to have been sprayed since the last service call. There is a large ladder laying on the right side of the house. The guest bathroom sink is tagged for a leaking trap when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer by the front door.
