Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,983 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/30/21: Part of the handle broke off on the east facing screen door when I tried to open it see photo below. Brought in three pieces of mail with a stack of sales flyers see photo below. Put the mail in the tray in the laundry room. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom shower head is tagged for being clogged. Watered the two plants in the dining room. The kitchen & living room ceiling fans are on.
6/30/21: Poured vinegar down the HVAC condensation evac tube. Browning in the yard is about the same, see photos below
6/30/21: The backflow preventer on the irrigation plumbing on the left side of the house is leaking see photo below. Will send a video of the leak to the client via text. There is still a large section of sod missing from the front yard & some brown spots in the back. Brought in one piece of mail see photo below. Portable dehumidifier in kitchen read 55.
6/30/21: Front driver’s side tire on the Oldsmobile is blown.
6/30/21: There is another washout starting underneath a block in the landscape bed on the back right corner of the house see photos below. The lawn was being mowed when I arrived. Vines are starting to pop up in the landscape beds. Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared to be important. Visual check of the boat photo below.
6/30/21: Photo of front yard browning below. Back aluminum gate hinge is broken, photo below. Pool child safety gate unlatched ( I latched it) photo below.
6/30/21: Will replace the ac air filter on 7/10/21 per client instructions. Checked all damp rid buckets which are currently approximately 75% full.
6/30/21: Brought in one piece of mail see photo below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat again to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
6/30/21: Humidity is higher than I like to see it at 62.5%. Ran AC it is cooling. Suggest thermostat to be set at 78 or 79 to mitigate. Radio was playing thru thermostat when I arrived, I turned it down. Brown spot in the back yard just off the lanai door, photo below.
6/30/21: Removed an elite pest control sign dated 6/18 from the front yard. Brought in two pieces of mail & a package that was sitting by the front door see photos below. The batteries in the keypad on the front door appear to be dead as it had a red light on & would not unlock the door when I arrived. It will require four new AA batteries. I went inside the residence through the garage. Mini fridge on lanai was on & cold.
6/30/21: A floor tile in front of the ac air handler in the laundry room has a large crack in it. I have tagged it as such. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai. There is a battery maintainer connected to the car battery but I could not get a light to come on the maintainer. Not sure if it is charging the battery or not. The gfi receptacle it is plugged into is not tripped.

Photos of the current guest bedroom construction below. It has not changed in appearance since the last service call. The left side faucet handle on the utility sink in the garage leaks when turned on & water is running. I have tagged it as such. Checked all wood floors throughly. There are dirty work boot prints on the wood floors in several areas from the workers.
6/30/21: Made sure the water heater, range & ice maker were off. Weeds are growing in the landscape beds. The humidity level was over the acceptable level of 60% inside the residence in the master bedroom area when I arrived. I lowered the ac thermostat to 77 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought the garbage can down to the street for collection when leaving. Client advised that the neighbor will bring it back up. Made sure to turn the water main off to the house only when leaving.
6/30/21: Weeds are starting to grow in the pool pavers see photos below. Irrigation system is on.
6/30/21: One of the address numbers from the front of the house was laying on the ground when I arrived see photos below. It appears to just need to be glued back on. The water main was on. A pool water auto filler & a robo cleaner have been installed in the pool since the last service call see photos below. The contractor appears to still be working inside the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. The irrigation system is on. The pool pump plumbing has not been repaired yet.

6/29/21: Swept the concrete driveway specs/flakes from the front door inside.
6/29/21: Found 11 dead bugs sent photos to client. Wood floor is somewhat spongy where it had lifted several months back.
6/29/21: Debris on top of and bottom of pool, photo below. Brought in FedEx package from the front door, photo of package’s sender below.
6/29/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
6/29/21: Part of the shower curtain was off and in the guest bath tub, photo below. All clasps are open? I folded it up so I could run the water in the tub.

Will continue to monitor closely & adjust accordingly. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.

There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
