Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,326 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/17/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
9/17/21: The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
9/17/21: Photos of construction progress below.
9/17/21: Removed a Fort Myers pest control sign dated 9/3 from the front yard. Power has been restored to the garage door opener, I was able to start the car & let it idle during the service call. The ac condenser is still loud when running. The garage is full of building materials & new appliances. Could not run water during today’s service call as all of the plumbing is under construction. I did not have access to all the rooms inside the residence as some were blocked off for construction. Most rooms have been gutted for remodel. Photos of current construction progress will be sent on a separate report. Landscape lighting was off. Photos of landscaping below. The ac air filters will need to be replaced after construction is completed.
9/16/21: Put a lockbox on the front door with a key to the residence inside for Romano shutters tomorrow at 10am for repairs.
9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. Checked all damp rids. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet. Watered the three plants according to the instructions given by the clients.
9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. Brought in one piece of mail see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 45. Mini fridge in kitchen is off & door propped open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The storm shutters are cracked for ventilation.

There was sawdust on the car from the garage storage room renovations for #2501 when I arrived see photos below. Checked all damp rids. Dehumidifier in kitchen read 55. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor closely.
9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. The crown molding above the tv in the living room is starting to separate from the ceiling. The ac thermostat had a warning on the display to change the uv lamp.

9/16/21: The alarm keypad on the wall in the foyer will not stop beeping & I can not figure out how to turn it off. Did not run any water per the client.

9/16/21: I found the new water main handles under a lattice box outside the building but unfortunately they did not number any of them yet see photo below. I will continue to use the original water main valve in the garage until the new valves are numbered. I contacted the client & advised them of the situation. No workers were present when I arrived. Construction progress photos below. I found the workers raised the ac thermostat up to 78 & the humidity levels were high on both floors. I lowered the thermostat to 75 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
9/16/21: Used the newly labeled water main handle to turn the water on and off per management see photo below. The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.

9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. No workers were present when I arrived. The inside of the residence has not changed in appearance since the last service call.
9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. The garbage disposal was seized again when I arrived. I was able to free it using a disposal hex key. Checked all seven damp rid buckets which are approximately 50%-75% full & may need to be replaced soon. Watered the plants on the lanai.

Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.

9/16/21: Emptied & refilled all damp rid buckets in both vehicles. Portable dehumidifier in kitchen read 42.
