Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,327 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/20/21: Watered the three plants on the lanai. The front hibiscus tree has been restaked, but still crooked? Photo below.
9/20/21: Watered all the potted plants on the lanai inside and outside of the hurricane shutter. The armadillo holes appear to be inactive.
9/20/21: Watered the 3 interior plants.
9/20/21: There are still active wasp nests in the front under cover area by the front door. I brought my own wasp spray to spray the 3 font nests. Killed another half dozen wasps today.
9/20/21: Several pest droppings in the guest bathroom and utility area as reported previously. Some chafing of roof tarp on the floor of the kitchen from the broken skylight as reported previously. No need to water plants due to the high volume of rain we’ve been having.
9/20/21: Client requires no water to be used in sinks, toilets, tubs and showers. The dehumidifier read 50. Found the screen door on the side yard open, must have been blown open with one of the storms recently. Two birds were inside this are so I chased them out then closed the door and made sure it was latched.
9/20/21: The dehumidifier read 55 and was running. There are still a bunch of live ants out front along the front wall and another group on the side lanai. I did not find any live ants anywhere else.
9/20/21: One piece of mail in box, brought inside. Photo of landscaping scrap that has been in the same spot fir several inspections. This has been enough time for them to remove them.
9/20/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. Both toilets were/are off at the tank valve.
9/20/21: Watered the 3 plants on the lanai. There were several pieces of mail, none appeared important. The wine cooler was reading 50. Dehumidifier was not running & check bucket light was on again. Since I know the hose has a little resistance it must be something about the dehumidifier that keeps filling the bucket and shutting this off. The #22 circuit breaker remains off. The front left of the garage downspout was off and in 2 pieces. I put them back together, it’s a bit strange because the lawn people shouldn’t be going through there to have knocked it off, so I am not sure why this happened.
9/19/21: Turned on the water heater, all appliances, lowered the ac thermostat to 75 & left the water main on when leaving for clients return. Swept cobwebs off the garage overhead door & swept the front porch. The water stains on the master bedroom ceiling have not changed in appearance since the last service call.
9/17/21: Was unable to move the Toyota out of the garage as it is raining today. All the weeds are brown & appear to have been sprayed since the last service call.
9/17/21: Was unable to drive the vehicles & golf cart as it is raining today. The plastic cover for the pool pump timer was broken & laying on the ground when I arrived see photos below. Weeds are growing in the pool tiles see photos below. The lawn still has several brown spots throughout. There is a hairline crack several feet long in the dining room ceiling just to the right of the kitchen table. There is a large crack in the stucco on the left side of the house to the right of the pool heater. There is a crack in the stucco several feet long on the front of the house where the new garage was added. The master bathroom toilet appears to be filling very slowly in between service calls as there was water in the tank when I arrived & I was able to flush it. It might need a new fill valve. I have tagged it as such.
9/17/21: Was unable to drive the car & golf cart as it is raining today. Brought in another package from target see photo below. There appears to be some sections of facia rotting on the back of the house above the south pool cage screen door see photos below. Photo of the half bathroom construction progress below. The water main was on when I arrived. I left it on for the contractor when leaving.
9/17/21: The pool company was present cleaning the pool when I arrived. The tree & bushes next to the pool pump appear to have been trimmed back see photos below. There were no vines on the pool cage screens but there are weeds growing by the pool see photos below. The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. There is a small section of soffits pushed up on the front left corner of the house above the address plaque. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
9/17/21: Was unable to drive the vehicle & golf cart today as it is raining. Weeds are growing in the driveway & landscape pavers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house. Photo of pool below.
9/17/21: Checked all damp rids. Had to empty & refill all the small buckets. The metal roof is rusting on the edges looking down from the balcony. Made sure to turn off both water mains when leaving.
9/17/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
9/17/21: Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
9/17/21: The refrigerator door seals did not have any more moisture on them after turning on the moisture control setting. Opened the latch in the master bedroom closet to visually check the ac air handler.
9/17/21: I found a bottle of oxy clean in the laundry room closet has leaked into a box underneath it since the last service call see photos below. I put the leaking bottle in the garbage can. The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The metal roof appears to be rusting on the edges looking down from the balcony.
9/17/21: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
9/17/21: The wine cooler in the kitchen was on & cold.
9/17/21: Watered the two live plants on the lanai. The guest bathroom toilet is tagged for filling slowly.
9/17/21: Watered the two plants in the living room. Vacant slip was in the mailbox.
