Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,033 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/5/21: Made sure the battery maintainer connected to the car wasn’t hot. Checked the light timer by the front door.
7/5/21: Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
7/5/21: Did not see any more live ants. The residence appears to have been treated since the last service call. Cleaned up dead ants off the floors. The water main handle drips when turned on.

7/5/21: Checked all damp rids. Photos of boat & motor below.
7/5/21: Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Alarm system deactivated by client on arrival. Made sure to activate the alarm when leaving.
7/5/21: The master bathroom toilet is tagged for a broken handle. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
7/5/21: The humidity level was still slightly over over the acceptable level of 60% inside the residence. I lowered the ac thermostat to 83 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All accordion storm shutters are open. The utility sink has been tagged for leaking when water is running. Mini fridge in utility room is off & door is open.
7/5/21: The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
7/5/21: Found the watering day on the irrigation timer was correctly set for Thursday but the current time of day was set to pm so it was turning on early. I corrected the current time on the clock to am so the timer should come on Thursday as intended now. The pool water level was slightly low when I arrived. I set the timer for 30mins and let the hose run during the entire service call to help bring the water level up. Watered the corn plant & the cactus on the kitchen counter. Will monitor potted plants outside. Left the water main on when leaving per the client.
7/5/21: Note from client in guest bathroom shower about not shutting completely off. Vacant lot behind house is being maintained.
7/5/21: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. Drove the car within the community. The water level in the spa was low again. I ran water into the spa during the entire service call to help keep the water level up photo below. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
7/4/21: Left all the breakers & the water main on when leaving per the client. The garbage cans were empty when I arrived. The lanai & driveway may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/3/21: Drive by storm prep. Put all patio furniture & items inside. Closed the mesh storm shutter over the sliding glass doors see photos below.
7/3/21: No charge drive by. No storm prep necessary as the storm shutters were closed.
7/3/21: Drive by storm prep. Closed the mesh storm shutters on the lanai.
