Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,788 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/11/21: The guest bathroom toilet runs, it has been tagged as such.
3/10/21: The back flow preventer on the water main downstairs on the front of the building has started leaking when the water main is turned on see photo below. Will be sending a video via text. The front door handle was unlocked when I arrived. Left the lockbox with the key inside on the front door when leaving. The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such.
3/10/21: The left side pool cage door is unlocked. Brought in 2 pool service cards dated 2/25 & 3/4. Brought in the box of new ac air filters & a package from the deep creek civic association that was on the lanai when I arrived see photos below. Replaced the old ac air filter with a new pleated air filter & wrote the date of installation on it. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. I have tagged it as such. The guest bathroom sink has a slow drain, I have tagged it as such. The garage overhead door needs new weather stripping on the bottom. The garage overhead door sensors are not working. There is a large invasive tree growing under the soffits on the right side of the house. The entryway exterior light is missing the cover.
3/10/21: Will need some toilet bowl cleaner for the bathrooms.
3/10/21: There was another notice from management on the front door when I arrived see photo below. The humidity level was below 60% inside the residence, I raised the thermostat to 68 for now. Will continue to monitor closely & adjust accordingly. Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out. The master bathroom toilet runs slowly, it has been tagged as such.
3/10/21: Will need some toilet bowl cleaner for the bathrooms.
3/10/21: The water main was on when I arrived. Brought in a stack of sales flyers from the mailbox. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
3/9/21: Water main was on upon arrival. There was a small bowl with water in it on the kitchen floor, I emptied it. Found food in the fridge, photos below. Mold beginning to grow on the edge of the fridge gasket. Guest bathroom toilet water valve was on, I turned it off after flushing.
3/9/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 0 plants on the lanai. New pest control sign in yard did not remove as it looks like it may have been done today.
3/9/21: A car is in drive as previously reported. Watered 3 interior plants. Some minor digging in lawn out back, appears to be armadillo looking for grubs. Kept thermostat up to 74 based on current humidity level inside your home.
3/9/21: Pool safety gate unlatched when I arrived, latched before I left. Tree out Back left corner need trimming, photo below. Missing sprinkler head, photo below. Jeff next door pointed this out to me. Lawn needs to be cut, photos below.
3/9/21: Found pool child safety gate unlatched again, photo below. I latched it before leaving. Pool level 1/3 the skimmer port. The utility room light was on upon arrival, I turned it off.
3/9/21: The garage overhead door needs a new weather stripping on the bottom.
3/9/21: There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
3/9/21: Dehumidifier in kitchen read 46. Watered the plant in the kitchen & rotated it.
3/9/21: Removed a problem solved pest sign dated 3/1 from the front yard. There are some weeds starting to grow in the front landscape bed see photos below. There was some areca palm debris on the bottom of the pool again photo below. Brought in 1 piece of mail with some sales flyers see photo below. Checked all damp rid bags. Watered the two plants by the pool equipment. A section of soffits is still pushed up big enough to let critters in on the back right side of the house by the sliding glass doors.
3/9/21: Brought in a newspaper that was laying in the driveway when I arrived see photo below. The guest bathroom toilet has iron building up in the tank from the city water & needs an iron tablet see photo below. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly.
3/5/21: The hose spigot on the left side of the house with timer for the pool was leaking excessively from the handle when I arrived & will need to be repaired see photo below. I was able to get it to stop leaking by turning the handle off but it will continue to leak if the pool company turns it back on. Sent video of the leak via text to the client. The tag on the vehicle is expired. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The garage overhead door needs a new weather strip on the bottom. There is a cracked roof tile on the back left side of the house just past the master bathroom window. The driveway & walkway may need to be pressure washed soon. There appears to be some facia rotting on the right side of the house just past the kitchen window. The patio on the left side of the house may need to be pressure washed soon. The water supply valves for the all the toilets & sinks have excessive corrosion on them. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.

The ac air filter is dirty & has not been replaced yet size 18x18x1. I could not find any replacements inside the residence. The master bathroom sink leaks from the drain stop connection on the trap when water is running. I tried tightening the plastic nut but it continued to leak. I have tagged the sink as such.
3/4/21: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 72 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The tag on the vehicle expired on 7/20. Watered the live plant on the kitchen window sill. The half bathroom toilet runs & is tagged as such.
3/4/21: The wine cooler in the dining room was on & reading 41/50.
3/4/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The garage overhead door has light showing through the bottom when closed & may need a new weatherstripping on the bottom of the door. Started the car & let it idle during the service call.
3/4/21: The master bathroom toilet has started to run, I have tagged it as such. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
3/4/21: Checked all damp rid buckets. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into the bowl to keep the trap from drying out.
