Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/27/21: Several pest droppings in the guest bathroom and utility area as reported previously. Some chafing of roof tarp on the floor of the kitchen from the broken skylight as reported previously. Watered all the plants on the lanai wit the exception of the cacti. Need to point out the thermostat was set to 78 but reading 80. I’m not sure why as the humidity level is low, the air coming from the vents is cool and the condensation evac tube outside is wet and dripping. All of these indicate the system is working.9/27/21: The lawn is excessively high & needs to be mowed. The pool patio may need to be pressure washed soon see photo below. The rain gutters above the pool appear to be clogged causing the patio to get dirty see photo below. The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key. Weeds are growing in all the landscape beds & driveways. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. All the damp rid bags in the closets are full. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 86.1 degrees & 64.6% humidity. 9/27/21: Watered the 3 interior plants.
9/27/21: Installed the new water timer provided by the client on the hose spigot by the pool see photo below. I made sure to test the timer after installing it. The pool water level is currently at approximately one inch from the bottom of the top skimmer port. Client advised that the pool company is drawing water from the bottom skimmer port & to not use the water timer unless the water level drops below the bottom of the top skimmer port. The dead weeds that were sprayed have all been trimmed since the last service call see photos below. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.
9/27/21: Watered all the potted plants on the lanai inside and outside of the hurricane shutter. The armadillo holes appear to be inactive.
9/27/21: Made sure the water heater, range & ice maker were off. The lights on the lanai were on when I arrived. I turned them off before leaving. The weeds that were growing in the landscape beds appear to have been sprayed since the last service call. The lawn still has a brown spot in the back from the pool overflowing during storms. There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 80.1 degrees & 47.7% humidity. Master bath hall temps were 80.4 degrees & 48.3% humidity.
9/27/21: I found a freshly dug hole at the exterior back right corner of your home, photo below. It appears to be an armadillo hole. I poured several once’s of cayenne pepper down the hole and placed a bunch off mulch in the entrance. The cayenne pepper is usually effective in keeping the armadillo away. The debris will tell me if it has returned over the next 2 weeks. I would usually fill the hole in next service call if I determine it is dormant however the bushes right there are like poison ivy for me so you may have to do it when you return. Several dead mini worms in the slider tray. I did not see any live ones. I’ll bring my shop vac to clean out next call.
9/27/21: There is a hole in the rain gutter above the west side pool cage screen door that is causing a washout underneath the concrete slab below it see photos below. Brought in one piece of mail see photo below. An animal is digging a large hole in the front left landscape bed behind the landscape bushes. Weeds are growing in all the landscape beds. Both the left & right side master bathroom sinks have been tagged for leaking from the traps when water is running. The garbage disposal is tagged for leaking. I discontinued using it. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
9/27/21: The gutters along the back lanai appear to be full of leaves & have some weeds growing out of them. There is a small section of paint peeling off the wall inside on the right side of the front door. It does not feel damp or appear be from water damage. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
9/27/21: Poured the remainder of the vinegar down HVAC tube. Weeds growing in the cracks of the pavers on the lanai, photos provided last service call. Bushes are growing and reaching the soffits are of the home, photos provided the previous service call.
9/27/21: Brought in a three pack of new pleated air filters that were the correct size for the ac system see photo below. I removed the current dirty air filter, installed the new air filter & wrote the date of installation on the new filter.
9/27/21: Met Randy from Cool Today for AC issue. Top trim for garage overhead door is sagging, photo below.
9/27/21: Removed an arrow pest sign from the front yard. The hot water handle on the master bathroom bathtub is leaking from the handle when turned on see photo below. I have tagged it as such. Photo of the pool below. The filter inside the portable dehumidifier was clean. The water valve above the water heater has excessive corrosion on it. Watered the plant inside next to the front door.
9/27/21: The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key & lubricated it with Wd-40. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
9/27/21: Cobin was present pulling weeds & vines from the landscape beds when I arrived. The alarm keypad had a low battery warning on the display when I arrived. I contacted the client who advised me where new batteries for the keypad were. I replaced all four batteries with new AA batteries provided by the client & the warning went away. Damp rid bucket in the vehicle will be ok until the clients return. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
9/27/21: Could not run tub in master bathroom as it is not installed.
9/27/21: Brought in two pieces of mail see photo below. Photos of the birds below. There were no seeds on the floor.
9/27/21: As reported in past service call notes the lanai is quite dirty, it should be power washed to mitigate issues. Bushes around pool area should be trimmed. As report previously several smoke detector batteries are chirping.
9/27/21: The lawn is excessively high & needs to be mowed soon. There is a large ladder laying on the right side of the house. The guest bathroom sink is tagged for a leaking trap when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will be needing another container of vinegar for the hvac drain line. Checked all damp rid buckets. Checked the light timer by the front door.

9/27/21: After my clean up last service call I found about 30 dead ants in the master bathroom. Based on what I have seen there is more than likely many many others spread out over the entire home, it should be swept/cleaned, including carpets. I could not find any live ants inside however there are hundreds of live ants running along the front of the house.
9/27/21: Swept cobwebs off the front door & entryway. Swept dead cockroaches along baseboards inside. The alarm system rebooted itself while I was inside the residence see photos below. Made sure the battery maintainer connected to the car wasn’t hot. The alarm system appeared to be working correctly. Checked the light timer by the front door.
9/27/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
9/27/21: Brought several fliers in from the mailbox. Weeds growing on the lanai. Pulled an Impact pest control sign from the front yard and a worksheet (photo below) from the front door. A few small holes dug in the back yard, more than likely an armadillo.
9/27/21: The inside of the guest house needs to be cleaned. The water main handle drips when turned on.
