Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,788 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/16/21: There is a hairline crack in the stucco beneath the outside light near the floor on the screened in porch & across the bottom of the front of the house see photos below. Turned all water on first, let it run during the entire service call & flushed the toilet several times per client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. Duck droppings are on the dock.
3/16/21: Brought in a package of iron out tablets for the bathrooms and placed a tablet into each toilet tank for iron build up prevention see photo below. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
3/15/21: Removed the old refrigerator from the garage, taped the doors closed with gorilla tape & put it down at the curb for collection see photo below. The new refrigerator has been delivered & installed in the kitchen see photo below. I turned the breaker on to make sure the new refrigerator was working then turned it back off & left the doors open before leaving.
3/15/21: Watered 3 interior plants. Kept thermostat at 74 based on current humidity level inside your home.
3/15/21: Went back to the residence to check on the cleaning status. The residence smells like it has been ionized but it still clearly has not been cleaned see photo of hair that was next to the same toilet from before below. The entire residence is still dirty & now with even more shoe prints on the tile floors from whoever came here last. The carpets still have not even been vacuumed? My concern for the client is that for $900 the residence should have been cleaned throughly. The old refrigerator is also still in the garage causing the garage to smell rancid. If the old refrigerator is not removed from the garage soon it may cause the inside of the residence to start to smell bad again.
3/15/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 0 plants on the lanai. Removed pest control sign from front yard. Raised shutter up then down. The neighbors said they purchased a new hose for the pool area.
3/15/21: The door from the garage into the home was not locked.
3/15/21: Some digging along the foundation under the dining room window, photo below. The screen panel that was hanging from the pool cage (reported many of the past reports) is gone and not in the pool, photo below. Outside kitchen window ledge Formica coming off, photo below.
3/15/21: Removed a tradewinds pest sign dated 3/9 from the front yard. Adjusted all light timers for dst. Swept leaves off the garage floor that have been getting past the deteriorated weather stripping. The garage overhead door needs new weather stripping on the bottom.
3/15/21: There are hairline cracks in the stucco underneath the front guest bedroom windows see photos below. Adjusted all light timers for dst. Swept cobwebs off the front of the garage door, lights & around the front windows. There appears to be a piece of roof shingle missing on the front center gable of the house. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
3/15/21: There are now 3 large ant hills on the property as well as several smaller hills out in the yard. One I reported a month ago with a photo and two new hills, photos below. It has been my experience that left unresolved it is only a matter of time before they find there way inside. The freezer still has the primary shelf thick in ice but no new ice has formed. Moved thermostat back up to 78 based on humidity level today.
3/15/21: The boat motor appears to have been leaking something see photos below. Brought in a package of iron out tablets for the toilets and placed a tablet in the guest bathroom toilet see photo below. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. Rabbits have been digging holes in the yard. Visual check of the boat, trailer & vehicle. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
3/15/21: The lanai screens are quite dirty mostly white fuzz, photo below. Poured vinegar down the HVAC air handler evac tube chased with water. Some minimal digging in the mulch beside the garage, photo below. The guest bathroom toilet next to the garage had discolored water after the first flush, I flushed four times before it cleared, photo below of the water after that first flush.
3/15/21: The mobile home registration sticker on the front of the mobile home has been renewed. Made sure the water heater was off. Photos of the boat & motor below. Checked all damp rid buckets which are currently approximately 50% full. Will need a container of toilet bowl cleaner for the bathroom.
3/15/21: Water heater is set to off. Reset alarm system per clients instructions. Lanai furniture is out see photos.
3/15/21: Drove the car within the community. Brought in one new 18x30x1 pleated air filter, a three pack of 14x14x1, a three pack of 12x12x1 for the ac and replaced all four dirty filters throughout the residence see photos below. I wrote the date of installation on on all the new air filters. The water level was low in the spa again almost below the jets. I ran water into the spa during the entire service call again to help keep the water level up photo below. Weeds are growing in the lanai pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
3/12/21: The pool was green & the water level was extremely low again when I arrived see photos below. I ran the hose in it during the entire service call to try & help bring the water level back up. Brought in 30 pieces of mail & left them on the kitchen counter as the notes state the client will be returning soon see photos below. Checked the light timer by the front door. Visual check of the trailer photo below. Turned water on & off using the breakers in the garage.
3/12/21: Brought in 3 pool service slips dated 2/23, 3/2 & 3/9 see photos below. Photo of the clean pool below. I vacuumed around the baseboards with my hand vac. Checked the tire pressures on the car & inflated them all to the tire pressure specifications on the vehicle using my cordless inflator see photos below. Turned the water heater & range breakers back on before leaving per the client. I highly recommend that the lawn company changes directions each time they mow as it is starting to leave ruts in the lawn from going the same direction every time.
3/12/21: The residence does not appear to have been cleaned at all. Nothing has even been moved or any of my closet doors or same cabinets have been closed? It does not smell clean & there is still a foul odor throughout the residence. The carpets are still dirty & do not even have vacuum marks on them? The tile floors still appear to have a film on them? Dirt is still in some of the corners etc? The microwave & range are still dirty? The sinks, toilets & showers are still dirty as well? The same dog hair that was on the upstairs guest bathroom floor is still there? See photos below. It is my professional opinion that the residence did not get cleaned whatsoever. The old refrigerator has been removed from the kitchen & placed in the garage which is still emitting a foul odor. The front door frame & threshold were damaged when they moved the refrigerator out see photos of the damaged door frame, threshold & the side of the refrigerator where they hit the door frame below. I left the lockbox on the door when leaving in case Servpro needs to come back & actually clean the residence. I also left the water main on & turned the water heater on so they have hot water to clean with no excuses! The gold Toyota sedan was also blocking the driveway when I arrived again.
3/12/21: The drain cover on the bottom of the pool has become detached see photo below. Brought in 2 pool service slips dated 3/2 & 3/9. The palm tree on the left side of the house has some branches starting to lean over the property line & may need to be trimmed soon see photo below. There are some hairline cracks in the stucco underneath the windows on the right side of the house. The gutters above the master bathroom have leaves in them & may need to be cleaned out soon. There is a hairline crack in a floor tile just to the left of the front door, it is has been tagged. There is still a section of dead grass by the mailbox from the yard debris pile.
3/11/21: The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 75.9 & 39.5%.
3/11/21: Both toilets have iron building up in the tanks from the city water which is causing the water to come out orange when flushed & need iron tablets see photo below. Checked & emptied the water pan in the ac return vent which had very little water in it.
3/11/21: The outside of the front door & entryway may need to be cleaned soon. Ran water through fridge door. Drained water from system after water was turned off.
3/11/21: Brought in 3 pieces of mail with some sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
3/11/21: The front door was completely unlocked when I arrived. There was a silver Chrysler mini van in the driveway that may belong to one of neighbors when I arrived see photos below. Brought in a package that was sitting in the garage when I arrived see photo below. All the storm shutters have been opened or removed. I accidentally tripped the alarm on the pool Bathroom when I was doing my perimeter check. I ran around to the front and deactivated the alarm using my code & proceeded to call the alarm company to notify them of the situation. Made sure the water heater. range & ice maker were off. Found the back guest bedroom window unlocked. Watered the two plants on the front porch per client. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Made sure to leave the water main on for the irrigation system & the pool when leaving.
