Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/28/21: Brought in a package & a stack of mail from the garage see photo below.9/28/21: The brown spots in the lawn have improved from past service calls. Out of vinegar, did not pour vinegar down the HVAC condensation evac tube. Weeds are growing in the cracks of the lanai, as reported previously.
9/28/21: Lawn is about the same. Poured vinegar down the HVAC condensation evac tube. Found one screen seam open, it is ripped and would need replaced as reported previously. Front door sweep coming apart, as previously reported.
9/28/21: Connected the new water timer provided by the client to the water spigot by the pool see photo below. The previous water leak underneath the window in the living room was still damp to the touch. The pool pump filter canister is still drip leaking from the pipe on the bottom. The garage side entry door is rusted on the bottom & there is a large hole in the bottom of the door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. I left all the water supply valves to all the sinks & toilets on. Turned the water main off to the house when leaving.
9/28/21: Screen replaced in pool cage.
9/28/21: Sprayed bug spray around the exterior perimeter of the house. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
9/28/21: Garbage disposal is louder than others I do. Poured vinegar down the HVAC condensation evac tube. Browning in the yard report previously, is getting a bit better.
9/28/21: There is what appears to be either mildew or mold around the bottoms of the skylights & surrounding ceilings when I arrived see photos below. It appears it may have been from condensation. Brought in a stack of sales flyers. Wine chiller in kitchen was on & read 53. Watered the plant in the living room & rotated it. Checked all light timers. Irrigation system is off.
9/28/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/28/21: Pulled the large weeds on the lanai.
9/28/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. Weeds are growing in the pool pavers photo below. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers
9/28/21: Brought in septic tank inspection documents that were on the front door when I arrived see photo below. Took photos of the boat & trailer on the right side of the yard for a junk removal specialist but it may be difficult to remove as there is a large tree growing in front of it & the tires on the trailer are flat see photos below. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs. Visual check of the boat & motor. The water main handle was difficult to use but I was able to turn it off when leaving.
9/28/21: The pest hole that was dug on the corner near the water main is not active as there is a great deal of debris in it.
9/28/21: The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
9/28/21: Did not find any pool service slips today. Both pool cage doors are locked.
9/28/21: The water main was on when I arrived. The pool cage screen spline has been repaired since the last service call. All the weeds have been removed from the landscape beds since the last service call. Brought in two undated pool service slips. All the water supply valves for the sinks, toilets & water heater have excessive corrosion on them.
9/28/21: Removed an undated truly nolen sign from the front yard. The left rear was starting to get low on the vehicle. I inflated the tire to the manufacturer specs on the drivers door using my cordless inflator see photos below. All the shutters over the windows are closed except for the guest bathroom window.
9/28/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap. Visual check of the treehouse.
9/28/21: The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door. Vines & weeds are growing in the landscape beds. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.
9/28/21: Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
9/28/21: The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
9/28/21: Left the water main on when leaving per the client. The carport storage room appears to have a section of rotting wood on the bottom left side of the door.
9/28/21: The smoke detector in the master bedroom was chirping when I arrived. I replaced the battery with a new 9v battery & tested the smoke detector after installing the new battery. Visual check of the new plants see photos below. I gave each plant a five gallon bucket full of water to help keep them alive.
9/28/21: The backyard has been mowed. Some vines are starting to grow in the landscape bed in the back left corner of the house. Did not see any current evidence of rodents inside the residence. All the floors will need to be cleaned from the previous rodent droppings throughout the residence. The door between the garage & home is closed. The kitchen sink is tagged for leaking on the left side trap when water is running. Did not find any pool service slips on the lanai. No droppings were present on the lanai.
9/27/21: New mulch has been placed in the landscape beds since the last service call see photo below. Pool construction progress photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
