Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,033 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/19/21: Photo of the pool below. The water valve above the water heater has excessive corrosion on it. Watered the plant inside next to the front door.
7/19/21: Spoke with the neighbor on the left side of the house who informed me that the irrigation pump was off due to the pond getting too low. I contacted the client and advised them of the situation. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
7/19/21: There were no grass or weeds in the landscape beds today. The brown spot in the back lawn is starting to look a little better since receiving rain the past few service calls photo below. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
7/19/21: Opened the storm shutter back up over the birds window. Photos of the birds below. There were very little seeds on the floor.
7/19/21: The lawn needs to be mowed. Weeds & grass are growing in all the landscape beds. There is a large ladder laying on the right side of the house. The guest bathroom sink is tagged for a leaking trap when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer by the front door.
7/19/21: The tree branches that were touching the roof & soffits on the left side of the house have been trimmed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers. Weeds are growing in the front landscape bed.
7/19/21: Watered all the potted plants on the lanai inside and outside the hurricane shutter. I found circuit breaker #24 tripped I reset it. This circuit breaker controls the front bedroom, bathroom and foyer.
7/19/21: Started the car & let it idle during the service call. Made sure the garage overhead door was locked & the opener was unplugged when finished. Made sure the battery maintainer connected to the car wasn’t hot. Checked the light timer by the front door.
7/19/21: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 78 & the dehumidistat to 50% for now to save on the energy bill. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
7/19/21: When we arrived there was an intruder in the Guest house. Per homeowner, I contacted the police. The police was able to locate the intruder. A full investigation is being done including crime scene work. At 2:37 pm the police released us and is finishing their investigation. The water main handle drips when turned on.
7/19/21: Watered the 3 interior plants. Ran the dishwasher on rinse cycle only. Ran the hurricane shutters up then down.
7/19/21: There was a man inside the guest house when I arrived. I asked him who he was & if he was supposed to be here. He stated that he rented the place from someone on Craigslist. I immediately told Jennifer to call the homeowner & the homeowner confirmed that the person was not supposed to be there & to call the police. I told the person to get out of the house as Jennifer was calling the police. The person took off on foot & was apprehended by police immediately. The police asked us to stay until crime scene technicians arrived several hours later. It appears the person got inside the guest house by removing the window air conditioner in the kitchen & putting it back. The police released us at 2:37pm. Checked the water manabloc system in the utility room.
7/19/21: Found the master bath toilet running upon arrival, was not last week. I turned the tank off at the valve to ensure this doesn’t happen again. Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure the other toilet tank wasn’t running.
7/19/21: Could not run tub in master bathroom as it is not installed.
7/19/21: As reported in past service call notes the lanai is quite dirty and as water sitting in the corners works most dirty, it should be power washed to mitigate issues.
7/19/21: Master bath toilet Seran wrapped and covered I did not flush. The guest bathroom toilet was not Seran wrapped or covered so I flushed As I do for other homes that are not covered. Turned the light off in the garage and confirmed the water heater was off at the circuit breaker.
7/19/21: I found several dead insects just inside the fridge door when open but half or less than before, I cleaned them up. I watered the 3 interior plants. Based on the humidity today I moved the thermostat up to 79.
7/19/21: Poured vinegar down the HVAC condensation evac tube.
7/19/21: Pulled and discarded an Impact pest control sign from the front yard. The water in the front guest bathroom was tainted light brown. It took several flushes to clear it.
7/19/21: Garage dehumidifier read 42. Both toilet tank water valves are off at the tank. Wine cooler read 55. There are 5 palm fronds on the ground, 3 average sized and 2 large out front.
7/19/21: Checked all damp rids. Photos of boat & motor below.
7/19/21: Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Alarm system deactivated by client on arrival. Made sure to activate the alarm when leaving.
7/19/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly The plastic swifter mop chemical container in the garage was dry rotted & leaking when I arrived see photo below. I put the leaking chemical bottle in a plastic garbage bag next to the swifter mop & cleaned up the area. All accordion storm shutters are open. The utility sink has been tagged for leaking when water is running. Mini fridge in utility room is off & door is open.
7/19/21: The master bathroom toilet is tagged for a broken handle. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
7/19/21: Removed two active hornets nests from the soffits. The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
