Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,039 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/20/21: Made sure the water heater, range & ice maker were off. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
7/20/21: One of your decorative rock pieces fell off/out photos below. The thermostat has an error message of WiFi Connection Error. I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water is to be left on.
7/20/21: Mini fridge on lanai is off & door is open.
7/20/21: Poured vinegar down the HVAC condensation evac tube. Browning of the lawn appears to be a little better. One of your downspout screens was mangled by a mower, photo below. I walked the exterior first today before entering as it looked like rain.
7/20/21: Removed the storm braces from the garage door per the client. Brought in six pieces of mail & two packages that were laying by the front door see photos below. The storm shutter on the lanai has been opened. Mini fridge on lanai was on & cold. Ran water in sink on lanai. Will monitor the previous water stains on the den closely. Left the water main on when leaving per the client.
7/20/21: The lawn is excessively high & needs to be mowed. Weeds & grass are growing in all the landscape beds. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the dehumidistat back up to 60% for now. Will continue to monitor closely & adjust accordingly. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
7/20/21: Lawn is about the same. Blown out screen of lanai cage photo provided last service call. Poured vinegar down the HVAC condensation evac tube.
7/20/21: Brought in one piece of mail with a stack of sales flyers see photo below. The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 78 for now. Will continue to monitor closely & adjust accordingly. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. There is a loose board on the dock. Irrigation system is on.
7/20/21: The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
7/20/21: Made sure the water heater, range & ice maker were off. The batteries in one of the front guest bedroom tv remotes were corroded.
7/20/21: The soffits on the front left corner of the house have been repaired see photos below. The humidity level was well under 60% inside the residence after making the last adjustment. I raised the dehumidistat back up to 55% for now. Will continue to monitor closely & adjust accordingly. Brought in one pool service slip dated 7/13. Both pool cage doors are locked.
7/20/21: Garbage disposal is louder than others I do. Poured vinegar down the HVAC condensation evac tube. Browning remains in the yard report previously.
7/20/21: Removed an undated truly nolen sign from the front yard. All the shutters over the windows are closed except for the guest bathroom window. Made sure the water heater & range were off. Made sure the battery charger was connected to the car & plugged in.
7/20/21: Some weeds are growing in the cracked of the lanai time. Poured vinegar down the HVAC condensation evac tube and chased with water. Changed HVAC filter. Brought inside 2 Indigo pool slips from the lanai. There was a package at the front door I brought inside, photo below.
7/20/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap.
7/20/21: Went back to the residence to remove the corn, grapes & all other perishable fruit & vegetables from the refrigerator that did not get removed during the service call.
7/20/21: The entry door closure mechanism pulled the trim off th wall, photo below. Ant infestation at the overhead door of the garage, photo below. I did not see any live ant activity.
7/20/21: The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying see photo below. Sprayed an active hornets nest on the soffits above the front door. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is a small section of the wood soffits by the front door over the front bedroom window that appears to have had previous water damage. Will continue to monitor closely.
7/20/21: I met a tiny neighbor this morning see photo below.
7/20/21: The lawn needs to be mowed. The screens on the lanai have been repaired. Made sure the water heater, range & ice maker were off. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. No duck droppings were on the dock.
7/20/21: Swept cobwebs off the front porch. The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
7/20/21: The humidity level was well under 60% inside the residence again. I raised the thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23. The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
7/20/21: The car has been removed by the client. I turned the water heater & range breakers back on for the client. Left the water main on when leaving per the client.
7/20/21: Both the smoke detectors in the guest bedrooms were chirping when I arrived. I replaced both batteries with new 9v batteries & tested both smoke detectors after installing the new batteries.
7/20/21: The back yard needs to be mowed & weeds are growing by the pool see photos below. Ran water throughout the residence to keep the traps from drying out & allowing dangerous methane gas and/or pest to enter the residence. The kitchen sink is tagged for leaking on the left side trap when water is running. Did not find any pool service slips on the lanai. No droppings were present on the lanai.
