Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

12/10/21: The entryway light was on & a smoke detector was laying on the floor when I arrived see photo below. Made sure the water heater, range & ice maker were off. The guest bathroom window was unlocked. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered both thermostats to 75 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in dining room was on & cold.
12/10/21: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. There is mildew forming on the outside of the sliding glass doors & weather seals on the lanai. The lanai may need to be cleaned soon. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
12/9/21: Brought in one piece of mail with a newspaper & stack of sales flyers see photo below. Portable dehumidifier in kitchen read 50. Mini fridge in kitchen is off & door propped open. Poured approximately 2ozs of vinegar down the hvac condensate drain line preventative maintenance with the last of the vinegar provided in the residence. Will need another container of vinegar by next service call. The storm shutters are cracked for ventilation.
12/9/21: Made sure the water heater, range & ice maker were off. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both the living room right side & the master bedroom sliding glass doors were unlocked. I closed several plantation shutters & blinds that were open to prevent sunlight & heat from entering the residence.

The crown molding above the tv in the living room is starting to separate from the ceiling.
12/9/21: Sections of carpet are lifted in the master bedroom next to the bed & the guest bedroom on the right side of the bed. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
12/9/21: There appears to have been some activity in the bathrooms since the last service call see photos below. Moved all the storm shutters 1/4 of the way up & back down. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
12/9/21: The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.

I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
12/9/21: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered both dehumidistat’s to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The portable dehumidifier in the garage storage room was off & the tank was full again. I emptied the tank & cleaned out the line again. The dehumidifier came back on & started working correctly again. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
12/9/21: Drove the car within the community. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
12/9/21: Water has been restored to the residence. I ran water in all sinks, showers & toilets etc to keep the traps from drying out. Emptied & refilled all damp rid buckets in both vehicles. Portable dehumidifier in kitchen read 49.
12/9/21: Brought in three pieces of mail see photo below. Put all the furniture back out on the front lanai & put all the cushions back on all the furniture. Opened all storm shutters except for the two requested on the lanai. One of the plantation shutters in the dining room next to the computer desk was missing a slat when I arrived see photo below. Closed all plantation shutters & blinds to keep the sun from entering the residence. The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered both ac thermostats to 71 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the damp rid bag in the master bedroom closet. All ceiling fans are on. All water stains on the living room ceiling & the upstairs closet have not changed in appearance since the last service call. Will continue to monitor closely.
12/9/21: Brought in a package that was laying by the front door see photo below. The smoke detector in the guest bedroom with the bunk beds was chirping when i arrived. I replaced the battery with a new 9v battery and tested the smoke detector after installing the new battery. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/8/21: Damex was inside the residence when I arrived & remediation of the two bedrooms has started photos below. Damex was using the front door to enter the residence. The humidity level was slightly high inside the residence due to all the activity. It should go back down when the damex contractors leave for the day. Removed a problem solved pest sign dated 12/2 from the front yard. There are some large cracks in the stucco above the left side garage see photo below. The pool water level was low almost to the bottom of the skimmer port & the pump was starting to suck in air when I arrived. I ran the hose in the pool during the entire service call to help bring the water level back up. The water level was back up to the optimal level of half the skimmer port upon leaving. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Damex had the water main on when I arrived & asked if I could leave it on for them. I instructed them to turn the water main off when they leave.
12/8/21: Brought in a large stack of mail, magazines & sales flyers. Sent out all requested documents. Also brought in a small package that had a note from the post office on it regarding damage to the package during shipping see photos below. Several areas of the lawn have some browning. Visual check of the boat photo below.
12/7/21: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The pool level is at a level of concern and should filled up back to the middle of the skimmer port. I ran water into it for the time I was here but I would suggest contacting the pool company to make them aware the pool will need to be filled this week. I found the garage overhead light on upon arrival, I turned it off.
12/7/21: There is freshly dug an armadillo hole under the pool equipment pad, photo below. I found the main water valve on and the hose through the back lanai screen door. I rolled up the last 15 ft of the hose and placed it behind the bushes where it is normally found. The humidity is still borderline high so I kept the thermostat set to 75 degrees. The lawn is looking much better.
12/7/21: Removed the 4 limes as requested by client.
12/7/21: The fruit inside the refrigerator was starting to rot causing an odor inside the residence when i arrived see photo below. I removed all the fruit from the refrigerator. Did not run water in the master bathroom shower.
12/7/21: A bag of yard scraps on the left side of your home near the water main valve, photo below.
12/7/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
12/7/21: Watered the 3 interior plants. Circuit break 24 to the fridge was NOT tripped. I kept the thermostat at 75 degrees to help mitigate the higher humidity that is common this time of year. The plant along the garage as you walk into the home bougainvillea
12/7/21: The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
12/7/21: Found the AC set at 75, moved back to to 78. Found the recessed lighting on in the kitchen, I turned them off. Brought In several pieces of mail non looked important. The pool was/is low on water so I ran water all the while I was on property but is still around a 3rd of a skimmer port. There is white gunk at the end of your AC evac tube and some inside it, photo below. I cleaned out what I could.
