Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,209 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/3/21: The pool pump was on & running. The lawn still has some browning on the right side. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house. Photo of pool below.
9/3/21: The smoke detector in front of the guest bedroom doorway was chirping when I arrived. I replaced the battery with a new 9v battery & made sure to test the smoke detector after installing the new battery.
9/3/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Had to replace full bags in both downstairs bedroom closets & the upstairs front bedroom closet again. The metal roof is rusting on the edges looking down from the balcony. Made sure to turn off both water mains when leaving.
9/3/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
9/3/21: Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
9/3/21: The refrigerator door seals had moisture on them when I arrived. I wiped off all the moisture with paper towels & turned on the humidity control feature inside the refrigerator see photo below. Opened the latch in the master bedroom closet to visually check the ac air handler.
9/3/21: The humidity level was back under 60% inside the residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. The metal roof appears to be rusting on the edges looking down from the balcony.
9/3/21: One of the pictures from the living room wall was on the floor when I arrived see photos below. It appears the command hook it was attached to has lost its effectiveness. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
9/3/21: The wine cooler in the kitchen was on & cold.
9/3/21: There was no more vinegar available inside the residence to pour down the hvac condensate drain line. Watered the plant on the kitchen counter. All ceiling fans are on.
9/3/21: Watered the two live plants on the lanai. The guest bathroom toilet is tagged for filling slowly.
9/3/21: Watered the two plants in the living room. Vacant slip was in the mailbox.
9/3/21: Wine chiller in the kitchen is off & door is open. Mini fridge in bar area is off & door is open. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
9/3/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Watered the four plants in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/3/21: The humidity level was well under 60% inside the residence after making the last adjustment. I raised the thermostat back up to 78 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
9/3/21: I reset the breaker for the refrigerator per the client, it came back on & the control panel appeared to be working correctly again. Will continue to monitor closely. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
9/3/21: Construction progress photos below.
9/3/21: The ac condenser is still loud when running. Was unable to start the vehicle today as the construction workers had the power to the garage door opener turned off & the garage full of building supplies. Could not run water during today’s service call as all of the plumbing is under construction. I did not have access to all the rooms inside the residence as some were blocked off for construction. Most rooms have been gutted for remodel. Photos of current construction progress will be sent on a separate report. Landscape lighting was off. Photos of landscaping below. The ac air filters will need to be replaced after construction is completed
9/2/21: Photos of the crown molding over the tv in the living room mentioned in today’s report that were not included in the report due to bad phone reception during today’s storms.
9/2/21: Brought all important mail collected during service calls to the post office for forwarding per the client. Photo of the receipt with tracking number below.
9/2/21: The inside of the refrigerator has been throughly cleaned since the last service call see photo below. Nothing else is frozen inside the refrigerator & the current temperature settings are 38F for the refrigerator & -2F for the freezer see photos below. Removed the lockbox from the front door when leaving. Checked all damp rids. Had to replace a full bag in the guest bedroom closet. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet. Watered the three plants according to the instructions given by the clients.
9/2/21: Brought in four large damp rid buckets for the car & replaced two of the full buckets inside the car for mold prevention see photo below. Will be bringing all previously collected important mail to the post office for forwarding per the client. Portable dehumidifier in kitchen read 48. Mini fridge in kitchen is off & door propped open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The storm shutters are cracked for ventilation.
9/2/21: There was what appeared to be red insulation on the right side of the car when I arrived possibly from the workers renovating #2501 see photos below. Checked all damp rids. Dehumidifier in kitchen read 50. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor closely.
9/2/21: The crown molding above the tv in the living room is starting to separate from the ceiling see photos below. The ac thermostat had a warning on the display to change the uv lamp.
9/2/21: The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
