Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,389 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/24/22: The humidity level was well under 60% inside the residence when I arrived. I raised the thermostat back up to 75 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.2/23/22: I stopped back into the house to check the amount of kilowatt hours used in this past hour and to set the alarm. Do you use to kilowatt hours in that hour at $.12 that’s $.24 an hour times 24 hours times 365 days divided by 12 equals $175 per month. The difference is what the HVAC system has been costing you.
2/23/22: I found the lights under the soffits in back by the pool and inside the enclosed lanai area on upon arrival I shut them off. I found the thermostat reading 80° inside it but it was at 78 so it’s not cooling properly. There is no condensation out at the effect tube which there should be if it were pulling humidity from the home. It’s normally indicates a coolant refrigerant type issue. I’ve been checking the kilowatt usage and found over a period of time your home is using One kilowatt hour every 4 to 5 minutes which means that you’re using 12 to 14 kWh per hour at $.12 per kilowatt hour multiplied out for the day with means somewhere around $35/per day. I shut the thermostat off and the breakers off to the air conditioner to monitor the amount of kilowatt hours used between now and when I drive back by after going on the rest of my route. This will tell us how much we’ve reduce the amount of electricity you’re using in that period of time by shutting off the air conditioning system. I also checked to see what the pool heater was set at it is set at 60° and it reads 73° the spa is set to 88° so in this case only the spa would be drawing any power to keep it up at 88° much like maybe a hot tub would do on someone’s funny.
2/23/22: Both screen doors to the lanai were locked upon arrival and after departure. The pool on the far side appears to need the edges scrubbed however on the near side of the home they are fine see photo below. The pool equipment continues to leak at the filter ring assembly now it’s leaking in three spots instead of just one. I checked both garage GFIs neither were tripped. I also checked the garage attic for evidence of pests, I found no obvious evidence. The sink in the master bedroom bath closest to the toilet now has a low flow situation that appears to be like the one we had across the way in the sink next to the shower.
2/23/22: Put a lockbox on the front door with a key to the residence inside for Licensed to Chill to perform HVAC repairs.
2/23/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived & the thermostat wasn’t holding the set temperature. The ac was running but there wasn’t cool air coming out of the vents. The ac appears to need service. Will contact the client & advise them of the situation.
2/22/22: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat back up to 76 for now. Will continue to monitor closely & adjust accordingly. The tag on the vehicle is expired. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
2/21/22: Observations not included in the previous drive by report. I made sure the water main & the breaker to the water heater were off while I was there. Closed the garage overhead door & set the alarm system when finished.
2/21/22: Drive by. Put the empty garbage can back inside the garage.
2/21/22: Contractor access. Met with Ariel from Security Alarm Corporation and let him into the residence to install a new 5g cell communicator on the alarm system in the front guest bedroom see photo below. I stayed with Ariel until he was finished & confirmed that the new cell communicator was working. I made sure everything was locked up & set the alarm when leaving. 1:30pm-2:30pm.
2/18/22: Picked up the key on the kitchen counter for the lock on the water main. Made sure the water heater, range & ice maker were off. The water supply valve to the ice maker is off. Made sure to put the lock back on the water main when leaving.

2/17/22: Did not smell any foul odors in the garage or near the car however I did find what appears to be some fresh droppings from a rodent in the front corner of the garage storage room see photos below. The car started up but there is a check engine light on the dash. The refrigerator & freezer were still warm inside when I opened them & still appear to not be working properly. Will contact the client & advise them of the situation. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 69 for now. Will continue to monitor closely & adjust accordingly. The half bathroom toilet is tagged for running. The crown molding above the tv in the living room is starting to separate from the ceiling.
2/17/22: The lights appear to have been installed underneath all the kitchen cabinets see photos below. The ceiling fan has been installed in the nook photo below. The master bathroom mirror & faucets have been removed photo below. Was unable to run water in the master bathroom sinks. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold.
2/17/22: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
2/17/22: There has been some activity inside the residence since the last service call. I found the settings on the ac thermostat & dehumidistat have been changed. The humidity was slightly over the acceptable level of 60% when I arrived. I lowered the dehumidistat back to the original setting of 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/16/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. The pool filter black ring is slightly leaking at the black cap ring, photos below.
2/16/22: The master bathroom toilet fills very slowly. The pool edge appears to need scrubbed, photos below. There is a roof tile or two at the front right corner of the garage that appears to have slipped down a bit, photo below. The alarm went off just as I was closing the door to the garage. I’m not too sure how many seconds is from the front door to that door but I am slow down a little bit with a hip issue so I guess maybe I didn’t make it all the way to the door quickly enough.
2/16/22: Brought in several pieces of mail one of which I thought you might want to see photo below. Painting has been completed photos below. There are a few dead bushes and pulled out all on the one side of the garage, photo below. Some items of the refrigerator should be thrown away but there is no smell photos below.
2/15/22: The pepper trees are starting to grow over the fence in the backyard again. The gutter along the back of the lanai is leaking in the middle causing a stain on the ground. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
2/15/22: Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
2/15/22: The tag was removed from the guest bathroom bathtub faucet since the last service call & it appeared to be working correctly again. The heat setting on the ac thermostat has been turned on. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
2/15/22: The left side kitchen sink trap is tagged for leaking when water is running. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
2/15/22: Sprayed several active hornets nests along the back of the house. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
2/14/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need more vinegar by the next service call. Checked all light timers.
