Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,389 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/2/22: Poured vinegar down the HVAC condensation evac tube then chased with 8oz of water. I did not water any plants per instructions, I will water them next week. The water main was on upon arrival, off upon departure. Remove the home team pest control sign from the front yard dated 2/28/22.3/2/22: Used 143 kWh since about 5 pm on Saturday @ $.12 a kWh that is $17.16. Have an appointment scheduled for 1pm with PatrickAir it is 1:15pm still no one has arrived. The humidity inside is VERY GOOD. One cactus is not looking good, photo below.
3/2/22: Met with two representatives from Walker homes who would not give me their names when asked. They stated they were from the warranty division & did not need to talk to anyone. They used a ladder to get on the roof & inspect it. They stated that everything had been caulked on the roof & that their shouldn’t be anymore leaks and that it has something to do with the gutters. They stated they would have to come back with a garden hose in a few days to test the roof. The garage side entry door deadbolt was unlocked when I arrived. The cover plate has been installed on the water equipment. The new washing machine door had condensation on the inside from being closed. I opened the washer door & wiped out the condensation with some paper towels. It is recommended to leave front loader washing machine doors cracked open to prevent mildew & odors. Did not see any water leaking by the front entrance during today’s service call. The irrigation timer is in the run position. Ran all water through both the hot & cold sides. Wiped out the kitchen sink with paper towels after running water per the client. Did not touch any breakers & left the water main on when leaving per the client. Clients are aware of a roof leak by the front entrance waiting to be repaired.
3/2/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. I brought in the package from the front door, photo below.
3/1/22: Drive by. Brought in three packages that were by the front door & two new large damp rid buckets for the vehicles see photos below. I removed the full damp rid bucket in the white car & replaced it with a new bucket. I left the used bucket sitting next to the car.
3/1/22: Picked up the new keys on the lanai. Brought in five pieces of mail with a small package see photos below. Made sure the water heater, range & ice maker were off. The garage side entry door was unlocked. The new grout is starting to crack in the corners of the master bathroom shower see photos below.
3/1/22: Propane tank gauge read 72 see photo below. Put both empty garbage cans back inside the garage. Made sure the water heater, oven & ice maker were off. The damp rid bucket in the white car is full & holes have been poked in the top of it possibly compromising it.
3/1/22: The pepper trees are starting to grow over the fence in the backyard again. The gutter along the back of the lanai is leaking in the middle causing a stain on the ground. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
3/1/22: Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
3/1/22: Removed an undated Truly nolen sign from the front yard. The dining room sliding glass door & the garage side entry doors were unlocked when I arrived. Made sure the water heater was off.
3/1/22: Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The left side kitchen sink trap is tagged for leaking when water is running. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
3/1/22: There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
3/1/22: The humidity level was below 60% inside the residence. I raised the thermostat to 72 for now. Checked all light timers. The wood siding on the back right side of the house is starting to rot along the bottom. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23 x1. The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
3/1/22: Put both garbage cans down by the street for collection. Brought in two pieces of mail see photos below. Made sure all the breakers with a green sticker were off. The ac air filter is dirty & needs to be replaced size 20x20x1. I could not find any replacements inside the residence. Visual check of the new plants see photos below. I gave each plant a five gallon bucket of water to help keep them alive. Client advised that the roof is going to be replaced.
2/28/22: Brought in a new 1 gallon container of vinegar for hvac condensate drain line preventative maintenance & one piece of mail see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
2/28/22: All the pine needles have been removed from the roof. Checked the light timer in the living room. Client advised that the refrigerator water dispenser will be repaired between 2-5pm today.
2/28/22: There is an animal digging a hole in the landscaping on the left side of the house by the air conditioner & is also starting to dig up the lawn see photos below. One of the neighbors informed me of the broken irrigation pipe behind the lanai & that the client has been advised of the situation. It is very hot & sunny outside today, I put the ac thermostat back in the cool setting to keep the humidity level down inside the residence. Client is aware of the low spa water level. Mud dauber nest are on both entryway ceilings.
2/28/22: The water main was on when I arrived. Poured approximately 2-3ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/25/22: Put a lockbox on the front door with a key to the residence inside for HVAC repairs.
2/25/22: The ac was running continuously & blowing warm air out of the vents when I arrived. It was not holding the set temperature & appears to need service. Will contact the client and advise them of the situation.
2/25/22: Mini fridge in dining room was on & cold.
2/25/22: Removed an undated Ranson sign from the front yard. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. 2/25/22: Clients are aware of recent ant activity in the yard. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/24/22: There was a notice from management on the front door when I arrived concerning an annual meeting on March 17th with a proxy return envelope see photos below. Will be bringing the notice to the post office for forwarding. Checked the water pan in the ac return vent.
2/24/22: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both dehumidistats to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
