Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,396 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/17/22: I poured vinegar down the HVAC condensate tube then chased it with water. I found a package next to the front door I brought it around and put in the garage, photo below. Take a picture of the items on the lanai, these items are ones that I would suggest be placed in the garage in the event we have a hurricane pass our way this summer.
5/17/22: Put the empty garbage can back on the side of the house. There are survey markers in the front yard see photos below. The pool pump filter canister lid is leaking see photo below. Made sure the water heater, range & ice maker were off. The ac air filter is dirty & needs to be replaced. Checked all damp rid bags. Watered the two plants inside by the front door. Checked all light timers. Visual check of the boat photo below. Power was on & lines were good. Visual check of the black truck in the driveway. Left the water main on when leaving.
5/17/22: Watered the 3 interior plants per instructions. Watered 10 plants/bushes in the back as requested. There was no mail in the mailbox.The street lamp out front of your home is on. Photo of the only new digging below, I covered it as I did the others before.
5/17/22: The pool water level was slightly low when i arrived. I ran the hose in it during the entire service call to help bring the water level up. The lawn has some browning in several areas throughout the yard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
5/17/22: Sprayed a wasp nest on the center underside of the outside light next to the front door.
5/17/22: The pool water level was low when I arrived. I ran water from the hose in it during the entire service call to help bring the water level up. Removed an undated Truly Nolen sign from the front yard. Brought in one piece of mail with a stack of sales flyers see photo below. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
5/17/22: The dehumidifier on the display had an E9 error code and was not running I pulled the plug and waited 30 seconds then plugged it back in and it began to run showing about 64 on the display. I hydrometer showed 63.5% humidity inside the home so that sort of matches each other. Your humiditstat was set to 55 and I moved it just a position toward 0 and the switch clicked. This indicates the calibration of the humidistat is off by about 5% so I set it to 50%. I waited for the AC to come on and begin to cool.
5/17/22: The avocado tree next to the driveway is starting to bear fruit causing them to fall on the driveway. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There are two 1’ sections of soffits pushed up along the back of the house. There is some browning in the lawn on the left side of the house. Visual check of the boat photo below.
5/17/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. I turned the valve to each toilet tank off because the client wants to leave the water main on. The tiny dead bugs have returned to both the master bath and just below the east facing window in the living room, photos below. In each case there’s maybe a dozen dead bugs I saw no live bugs. Bushes need to be trimmed photo below.
5/17/22: Made sure the water heater, range & ice maker were off. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
5/17/22: I watered 3 plants on the lanai as indicated by the moisture.
5/17/22: There is some browning in the lawn on the right side & the back yard see photos below. Brought in a package that was laying by the front door see photo below. Made sure the water heater, range & ice maker were off. Some of the living room sliding glass doors were unlocked. Brought in several packages that were in the garage see photo below. Watered all 19 plants in the atrium. Monitoring all previous water stains on the ceilings closely. The nw pool cage screen door is locked. Checked the straps on the boat photo below.
5/17/22: Made sure the water heater & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 60. Did not touch any breakers per the client. All storm shutters are closed & storm panels are up.
5/13/22: Updated photos of the lawn below. Brought in a large stack of mail with two packages. Ran the storm shutters up & down. There are large cracks in the stucco on the left side of the house by the pool pump equipment.
5/13/22: Ac thermostat #2 in the guest bedroom hallway had a low battery warning on the display when i arrived see photo below. I replaced the batteries with two new AA batteries.
5/13/22: Made sure the water heater, range & ice maker were off. Storm shutters are open. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
5/13/22: The pool pump was on & running. Brought in a box of new ac air filters that were laying by the front door see photo below. Replaced the old ac air filter with a new filter & wrote the date of installation on it. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. 5/13/22: The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
5/13/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There was a Hughes exterminators card dated 5/9 on the kitchen counter photo below. Checked all damp rids. Made sure to turn off both water mains when leaving.

5/13/22: Made sure the water heater, range & ice maker were off. Watered the plant on the kitchen table. The upstairs sliding glass door was unlocked. Put the key back in the lockbox when leaving.
5/13/22: Made sure the water heater, range & ice maker were off. There was two containers of spoiled milk in the refrigerator starting to cause an odor. I removed both containers. Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.

5/13/22: Brought in a package that was laying by the front door when I arrived see photo below. Made sure the water heater & range were off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
