Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,396 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/18/22: Visual check of the car, battery maintainer lights were on. The humidity is a bit high inside so I turned the thermostat down 1° to 77° and then made sure that the system came on and started to call. The water main valve is leaking again but just a little while it is open, one’s closed it does not leak, photo below.
5/18/22: Brought in two pieces of mail with a message from the pool company see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
5/18/22: Checked pool level, photo below. Shut the water main off before departure.
5/18/22: Brought in a package of two new custom order pleated ac air filters see photo below. Replaced the battery in the guest bedroom smoke detector with a new 9v battery. I tested the smoke detector after replacing the battery. There is a piece of screen spline approximately 3’ long hanging from one of the lanai screens see photos below. The humidity level was well under 60% inside the residence again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Mini fridge in dining room is off & door propped open.
5/18/22: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
5/18/22: Brought in one piece of mail see photo below. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/17/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
5/17/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
5/17/22: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
5/17/22: I ran water in the pool while I was providing service. Photos of the cleaning job that we discussed last week. I found quite a bit quite a bit of the same dirt still here, looks like the only thing they concentrated on was the living room. The greasy spot on the counter in the utility room is still there, under the bed in the master bedroom is still dirty, behind the large bowl on the living room shelf is still very dusty and the dead ants are still in the guest vanity. Left the water main on and will use the water valve timer to fill the pool for 120 minutes. Tomorrow I will drive by to shut the water main off.
5/17/22: Drive by. Went back to the residence to check the pool & turn the water hose off. The water level was back up to an optimal level of half the skimmer port.
5/17/22: Made sure the water heater & range were off. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. The ac thermostat had a low battery warning on the display when i arrived see photo below. I replaced the batteries with two new AA batteries provided in the kitchen pantry.
5/17/22: Kitchen wine cooler is working, utility room wine cooler is off.
5/17/22: Ran the storm shutters down & back up. The humidity level was below 60% inside the residence. I raised the thermostat to 73 for now to save energy. Will continue to monitor closely & adjust accordingly.
5/17/22: No bed in the master bedroom. Large dirt marks on top of the paper towel roll, photo below.
5/17/22: The ac thermostat had a message on the display concerning the wi-fi signal.
5/17/22: Made sure the water heater, range & ice maker were off. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered all plants.
5/17/22: I made sure each toilet valves were off. I ran water in the pool while I was doing homes in the area it was very low almost to the bottom of the skimmer port.
5/17/22: The pool was about a third fall of the skimmer port so I added water during the time I was here. There were two patches in the front screened area next to the front door brought those into the garage, photos of the labels below.
5/17/22: Ran the storm shutters up & down. Portable dehumidifier in kitchen read 34. Watered the plant in the kitchen & rotated it.
5/17/22: Watered the three plants on the lanai thoroughly as requested. I raised and lowered the hurricane shade on the lanai. There are several plants that are partially dead or fully dead see photos below
5/17/22: The pool pump was starting to suck in air & the water level was extremely low when I arrived. I ran water into the pool during the service call to help bring the water level up. Will have to leave the hose running for at least two hours then come back to turn the hose off. Brought in a new ac air filter see photo below. I replaced the old filter & wrote the date of installation on the new filter. Ran water in lanai sink. Both lanai screen doors are unlocked. Mini fridge on lanai is off door open. Mini fridge in lanai storage room is off & doors open. One of the trees in the backyard appears to be dying. Irrigation timer is in the run position. Left the water main on when leaving for the pool.
5/17/22: Did not see any water leaking outside. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool pump appears to still be slowly leaking when running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 60.8% & 86.3. Made sure to leave the water main on for the pool auto filler when leaving.
5/17/22: The dehumidifier read 52 and ran during the service call.
5/17/22: There is some browning in the front lawn see photos below. Brought in two newspapers that were laying in the driveway. Made sure the water heater, range & ice maker were off. Ran water through the kitchen pot filler. Wine chiller in utility room read 55. Mini fridge on lanai was on & cold. Ran water in the sink on the lanai. Visual check of the jet ski’s. Storm shutters are closed.
