Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,482 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/3/22: The dead ants in the sink cabinet reported last week are still there, no live ants. The front door was locked upon arrival. I ran water in the pool while I was providing service.
5/3/22: Made sure the water heater & range were off. All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
5/3/22: The garbage disposal is frozen cannot free it. I moved the thermostat down 1 degree to 77 to help mitigate the slightly high humidity. I waited to make sure the system came on and cooled. I poured a few ounces of bleach in each toilet.
5/3/22: Made sure the water heater, range & ice maker were off. The master bedroom lanai door & the living room sliding glass doors were unlocked. Put one iron out tablet into the tank of each toilet. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
5/3/22: Watered the 3 interior plants per instructions. There was no mail in the mailbox. The water main valve was off upon arrival and off upon departure. The street lamp out front of your home is on, photo blow. There is a little bit of digging on the one side of the house near the landscaping photo below. The side entry door to the garage was unlocked upon arrival locked upon departure. I removed all the batteries from the remotes. The water heater is now off at the circuit breaker.
5/3/22: There was an Amplified termite & pest work order dated 4/20 on the kitchen counter when I arrived see photo below. The ac thermostat still had a message on the display concerning the wi-fi signal.
5/3/22: Made sure the water heater, range & ice maker were off. Set up the portable dehumidifier on the kitchen counter. All of the dining room & one of the master bedroom windows were unlocked. Watered the plant in the kitchen & rotated it.
5/3/22: Sprayed a wasp nest in the corner just outside the front door. Removed undated pest control sign, photo below.
5/3/22: I walked the house twice to make sure no water was running because the water main is to remain on.
5/3/22: Removed a Problem solved pest sign dated 4/30 & an undated Truly nolen sign from the front yard. Made sure the water heater, range & ice maker were off. The ac air filter is dirty & needs to be replaced size 18x30x1. Ran water in lanai sink. Both lanai screen doors are unlocked. Mini fridge on lanai is off door open. Mini fridge in lanai storage room is off & doors open. One of the trees in the backyard appears to be dying see photo below. Irrigation timer is in the run position. Ran water into the pool during the service call to help keep the water level up.
5/3/22: Drive by to setup the dehumidifier.
5/3/22: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. I turned the valve to each toilet tank off because the client wants to leave the water main on.
5/3/22: Brought in one piece of mail, a magazine & a package that was in the garage see photos below. The lawn has excessive browning in the front & back. The exterior left side garage light is still blinking on & off. The plastic sensor on the light appears to be broken causing the light to turn on & off. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
5/3/22: There was a foul odor inside the garage when I arrived. The gfi outlet in the garage was tripped & the deep freezer was off. Everything inside the freezer was spoiled see photos below. I removed all the food from the freezer & left it on to try & keep it from smelling any further. Will contact the client & advise them of the situation. Removed an undated Truly Nolen sign from the front yard. Brought in one piece of mail with a stack of sales flyers. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
5/3/22: There are two 1’ sections of soffits pushed up along the back of the house see photos below. There is some browning in the lawn on the left side of the house see photo below. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All storm shutters are closed. Visual check of the boat photo below.
5/2/22: Drive by. Put the garbage can down by the street for collection on 5/1 & returned to put the empty garbage can back inside the garage on 5/2.
5/2/22: Drive by. Clients advised that the pool pump was not turning on. I found the pool pump breaker was tripped in the breaker panel & reset it causing the pool pump to come back on. Will send a video to the client of the pool pump running.
4/29/22: There is excessive browning in the lawn on the front & right side see photos below. The irrigation timer appears to be on photo below. There are still large cracks in the stucco on the left side of the house by the pool pump equipment see photos below. Brought in one piece of mail with a stack of sales flyers see photo below. Made sure the water heater, oven & ice maker were off. The master bedroom lanai door handle was unlocked.
4/29/22: The master bedroom lanai doors were completely unlocked. Made sure the water heater, oven & ice maker were off. Read clients instructions in the garage.
4/29/22: Removed a Truly Nolan pest sign dated 4/28 from the front yard. Made sure the water heater & range were off. The ac air filter is dirty & needs to be replaced photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Photo of the pool below.
4/29/22: The lawn has excessive browning in the front see photo below. There was a note from an employee at R&S pool service on the front door when I arrived see photo below. Emptied the ice maker, turned off the breaker to the refrigerator & propped open the doors per the client. Made sure the water heater & range were off.
4/29/22: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/29/22: Brought in one piece of mail see photo below. Watered the two plants in the living room.
4/29/22: Made sure the water heater, range & ice maker were off. All ceiling fans are on. Wine chiller in kitchen read 45. Ice maker in bar area is off. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
4/29/22: The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
