Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,482 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/4/22: The gate was unlocked, photo below. I locked it upon departure.
5/4/22: Poured 2oz of bleach in each toilet.
5/4/22: Below is a photo of a letter I thought you should see. Back by the pool one of the plants was on its side I sat it upright. The planter has a crack in it, see photo below.
5/4/22: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensation evac tube I then chased it by water. I found many dead bugs on the master bedroom window sill, photos below. I did not see any live bugs. I cleaned these up to see if any return.
5/4/22: Made sure the water heater, range & ice maker were off. There are perishable food items in the kitchen pantry see photo below. There are also some pistachios on the kitchen counter which may attract ants photo below. Client advised to remove or put in freezer for now. I put the bagels & bread in the freezer & removed the pistachios from the kitchen counter. There is mold or mildew in the master bathroom shower see photos below. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all wood floors throughly.
5/4/22: I watered both plants in the kitchen, I put 2 glasses of water in the plant on the counter and 3 glasses of water in the plant on the floor. The plant on the floor lost Al but a few leaves see the photo below.
5/4/22: 2 GardenMasters’ signs dated today where in the yard, one front one back, photo below. The water heater breaker was on, I turned it off. Some debris on the bottom of the pool, see photo below. I walked the house twice at the end of the service call just to make sure there were no faucets or toilets running due to the fact we’re leaving the water main valve on now.
5/4/22: Made sure the water heater & oven were off. The attic access cover in the garage is open see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
5/4/22: Visual check of the car, battery maintainer lights were on. Pulled a Truly Nolan sign from the front. I turned the thermostat down to make sure the system kicked in and began to cool before I left. I then May sure the thermostat was set back to 78 before I departed.
5/4/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
5/4/22: Made sure the water heater, range & ice maker were off. There were some live ghost ants in the guest bathroom around the toilet. Will contact the client & advise them of the situation. The living room & master bedroom sliding glass doors were unlocked. Will need a package of toilet bowl cleaner for the bathrooms.
5/4/22: The water main valve was on upon arrival. Both toilets were very low almost exposing the top of the trap, see photo below. Poured vinegar down the HVAC line as instructed.
5/4/22: Brought in four pieces of mail that were wet from rain water see photo below. The mailbox is allowing rain water inside compromising the mail. Made sure the water heater & range were off. The water supply valve to the water heater has some corrosion on it see photo below. The garage side entry door handle was unlocked. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
5/4/22: Pool level was at 1/3 the skimmer port, I ran water in it for the entire service call. One piece of mail appeared to be something I should notify you about, photo below. The pool was nearly at mid skimmer port when I left.
5/4/22: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
5/4/22: Will be bringing new custom order ac air filters on next service call. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The guest bedroom smoke detector battery compartment is open & the 9v battery is missing. Mini fridge in dining room is off & door propped open.
5/4/22: I was concerned that the humidity was just slightly high but the system was set at 80° and it wasn’t quite hot enough yet to turn on the air conditioner so I turned it on and make sure it was running and cooling and stayed here for a while till I knew it was good. I then returned it to the 80° it was set at. I pulled a unddated pest control sign from the front yard, photo below. The water heater is set on a low setting but not on a vacation setting, see photo below. If you would like that set to vacation please let me know and I’ll do so next service call.
5/4/22: Made sure the water heater, range & ice maker were off. Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
5/4/22: Removed a Problem solved pest sign dated 4/29 from the front yard. Brought in one piece of mail see photo below. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/4/22: Brought in three pieces of mail see photo below. Made sure the water heater & range were off. Both the living room & guest bedroom sliding glass doors were unlocked & open several inches when I arrived see photos below. Rodents can enter the residence through these openings. I closed & locked them both. The humidity level inside the residence is over the acceptable level of 60%. Levels over 60% increases your chances of getting mold. The door between the garage & home is closed. No droppings were present on the lanai.
5/3/22: I poured vinegar down the HVAC condensate tube then chased it with water. More packages index the garage overhead door, photo below.
5/3/22: The lanai has gotten very dirty in such a short time, photo below. The dehumidifier read 42 and ran during the service call. I pulled a pest control sign from the yard dates 4/27/22 from the yard.
5/3/22: I made sure each toilet valves was off. The light in the hall where the air handler is was on upon arrival I turned it off. The outside garage door light was on I turned it off. The guest bathroom toilet valve was on.
5/3/22: I’ve pulled a dozen weeds from the lanai area around the pool.
5/3/22: Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
