Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,887 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/7/22: No power. Electric has been turned off to the residence! Both garbage cans have not been collected yet. Made sure the water heater & range were off. The security system keypad had two warnings on the display when I arrived see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the thermostat set to 78 but it was reading 83. The ac system was not running & would not turn on. I tried resetting breakers but it would still not turn on. Will contact the client & advise them of the situation. After process of elimination it was discovered that the electric has been turned off to the residence. Weeds are growing in the landscape beds photo below. All storm shutter panels are up.
6/7/22: No work out back yet.
6/7/22: I poured vinegar down the HVAC condensate tube then chased it with water.
6/7/22: Brought in two pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
6/7/22: I watered3 plants on the lanai as indicated by the moisture. Brought inside a Pool Service slip. Also brought inside the garage the 4 paint containers that were left of the lanai by the painter.
6/7/22: Drive by check of the residence. The pool was clean & the lawn appears to have not been mowed in a while see photos below. There is also a lot of junk accumulated on the right side of the house photo below.
6/7/22: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 60% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
6/7/22: Left the water main on when leaving per the client.
6/7/22: I walked the house twice to make sure no water was running because the water main is to remain on. Debris at the bottom of the pool, photo below.
6/7/22: The pool cage & lanai may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/7/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. There was just a little digging out back under the living window. The long downspout extension came loose this past week, see photo. I slid back together. It should have some sheet metal screws to hold it together. There were two sales fliers and one envelope in the mailbox today, photo below.
6/7/22: There are excessive weeds growing in all the landscape beds photos below. The ac return vent in the kitchen was partially open on one side when I arrived from the latch coming loose see photos below. I closed the vent & secured the latch. The security system updated while I was inside the residence. Ran all faucets & showers on the hot side to prevent odors from building up in the water heater per client. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
6/7/22: A section of pool cage screen has came loose on the right side from dry rotted screen spline. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
6/7/22: Poured an ounce or two of bleach in each toilet.
6/7/22: The ac air filter has been changed since the last service call. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
6/7/22: The humidity was much better this service call so the settings we made worked. The side wooden gate door was partially open, photo below. There was a car in your driveway, photo below. There were some mail but none of that was important that I could see. Several pieces address to what appears to be the old resident. The garbage disposal is frozen as reported previously.
6/7/22: Weeds & grass are starting to grow in all the landscape beds see photos below. Ran water into the pool during the inspection to help keep the water level up. Did not find any pool service slips. Ran the outside shower per the client. Both pool cage doors are locked.
6/7/22: Made sure the water heater, range & ice maker were off. Checked all light timers. Watered both plants with the water bottles provided. Will place all empty water bottles in the recycling bin per the client. Did not run any water inside the residence per the client. There appears to be soffit & facia damage in several locations around the outside of the residence. Put the keys back in the lockbox when leaving.
6/7/22: Poured vinegar down the HVAC condensation evac tube. Poured bleach in each toilet. Watered the plant in the kitchen, several leaves have a fallen off, photo below. No mail.
6/7/22: The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
6/7/22: I turned the thermostat down to 72, I left the water valve main on and put the key in the key box on the front door as requested. Since we’re leaving the water valve on I walked the house twice to make sure all faucets and toilets were off and not running. As well I checked to make sure that there were no bugs throughout the house other than what has been describe before.
6/7/22: Did not find anything out of the ordinary or tampered with to cause the security alarm. One of the screens on the front of the lanai to the left of the screen door is torn along the bottom. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The left side kitchen sink trap is tagged for leaking when water is running. Visual check of the dock & boat ramp photos below.
6/7/22: Swept cobwebs off the front porch. Both screen doors on the lanai are locked.
6/7/22: The ac air filter is dirty & needs to be replaced size 20x20x2. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
6/7/22: There was a dark grey Toyota rav4 in the driveway when I arrived see photo below. The lawn needs to be mowed. Swept up gecko droppings from the dining room & kitchen floor. The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose. Client advised that the roof is going to be replaced.
