Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,904 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/9/22: Made sure the water heater, range & ice maker were off. The lights underneath the kitchen cabinets have not been completed yet. Mini fridge in the dining room was on & cold. Storm shutters on lanai are closed.6/9/22: Water main was on upon arrival off upon departure. The pool pump seems a bit louder than others.
6/9/22: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
6/9/22: The upstairs humidity level has been under 60% for several service calls. I raised the ac thermostat to 76 to match the downstairs thermostat. Will continue to monitor closely & adjust accordingly.
6/9/22: The left sink in the master bathroom has both valves off. I turned the cold water on long enough to fill the trap but then I shut it off. The mini split is reading EC on the display. Trap is gone outside on the min-split/AC side of the house.
6/9/22: Checked damp rid bucket in master bedroom closet.
6/9/22: Poured vinegar down the HVAC condensate tube. Pool filter ring is leaking, sent video to owner. Debris in the pool that looks like little worms, photo below. Container in the freezer which appeared to be ice cubes at one time has melted and refreezed, photo below.
6/9/22: The humidity level was still over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is some corrosion on one of the pipes on top of the water heater. Checked all damp rid buckets. Watered the plant on the lanai using the teapot.
6/9/22: Made sure the water heater, range & ice maker were off. Mini fridge was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All the back storm shutters are closed.
6/9/22: Made sure the water heater, range & ice maker were off. All the patio furniture cushions were inside. Closed all storm shutters. Wine cooler in guest bedroom closet read 59/46. All ceiling fans are on.
6/9/22: Poured vinegar down the HVAC condensation evac tube. Poured an ounce of bleach in each toilet.
6/9/22: Checked the old water stain by the upstairs window. It is currently dry to the touch & has not changed in appearance. Brought in two packages of toilet bowl cleaner for the bathrooms see photo below. The ac system appears to have had maintenance recently. Checked the damp rid bag in the master bedroom closet. Monitoring all previous water stains on the ceilings closely.
6/9/22: Closed the attic door. Checked plumbing inside residence before turning the water main on. Kitchen remediation photos below. Breaker panel is too difficult to figure out which breaker is for the water heater. Breaker panel needs to be relabeled.

6/9/22: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/9/22: The back guest bathroom toilet is tagged for a broken handle.
6/9/22: Did not pull into the driveway to prevent putting any marks on the pavers as the road was recently re-paved. Brought in two packages that were by the front door when i arrived see photos below. Turned the water heater, range & ice maker back on. Left the water main on when leaving for clients return. The pool water level was still over the top skimmer port causing small debris to float on the top of the water. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/8/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
6/8/22: Drive by. Put both empty garbage cans in the garage & went inside the residence to confirm that the ac was back on & working correctly. The ac was on & there was cool air blowing from the vents. The ac appears to be working correctly again since yesterday. The ac thermostat read 78/78. Humidity & temperature readings were 56.7% & 78.5. The humidity level is back under the acceptable level of 60% inside the residence since yesterday. Will continue to monitor closely & adjust accordingly. The alarm system keypad did not have any more warnings concerning power loss on the display. Activated the alarm & locked the front door when leaving.
6/8/22: I drove by to shut the water off and to turn the thermostat back to 78°. I also checked some of the work they did and it looks much better than the other company. All the floors look very clean, I checked under each of the beds I could check under and the sofas out in the living room they were all done quite well. I did find one live ant on the windowsill of the utility room I will send a video to you. And the smudge on the wall just inside the front door to the left is still there.
6/8/22: I drove by to shut the water off and to turn the thermostat back to 78°. I also checked some of the work they did and it looks much better than the other company. 6/8/22: I walked the house twice to ensure no water was running in sinks, showers, tubs and toilets before departing. Photos of browning lawn are below. There is a fresh armadillo hole out in the front yard dug underneath one of rocks, reported previously. Mail did not appear to be important s. The master bedroom slider was not locked, see photo below. I locked it.
6/8/22: I poured vinegar down the HVAC condensation evac tube chased by water. Poured a couple of ounces of bleach in each toilet after flushing and brushing.

6/8/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower.
