Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,887 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/7/22: Excessive weeds are starting to grow in the rocks throughout the entire yard see photos below. The humidity level inside the residence is over the acceptable level of 60%. Levels over 60% increases your chances of getting mold. The door between the garage & home is closed. No droppings were present on the lanai.
6/7/22: Removed a Turner pest control sign dated 5/27 from the front yard. Removed the garbage bags from the front porch. Brought in one piece of mail with a stack of sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Several palm trees have pre-existing freeze damage. Both lanai screen doors are locked. Outbuilding is locked.
6/6/22: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.
6/6/22: The weeds growing in all the landscape beds appear to have been sprayed since the last service call. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There are two pipe connections corroded on top inside the plumbing manabloc system. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
6/6/22: Weeds are growing in all the landscape beds. The fish pond looks clean & the water is at a good level photo below.
6/6/22: All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
6/6/22: Kitchen remodel progress photos below. Checked the plumbing before turning on the water. The humidity level was over the acceptable level of 60% inside the residence again. I found the thermostat has been raised to 80 since the last service call. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
6/6/22: Made sure the water heater, range & ice maker were off. Lanai screen door is locked. Checked all light timers.
6/6/22: The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
6/6/22: K & J home services arrived to mow the lawn while I was at the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked all light timers.
6/6/22: Brought in two pieces of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
6/6/22: The well pump equipment on the right side of the house is slowly leaking from underneath the expansion tank see photos below. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door.
6/6/22: The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not have access to the water heater. Visual check of the boat, trailer & vehicle.
6/6/22: All of the clam shell shutters are in the down position see photos below. The humidity level was below 60% inside the residence again. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all damp rids throughout the residence. Photos of the boat & motor below.
6/6/22: The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
6/6/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. A storm report has been created in the storm prep section. The utility sink is tagged for leaking from the trap when water is running. Mini fridge in utility room is off & door is open. All of the storm shutters are open except for the windows facing the lanai in the tv room.
6/6/22: The lawn needs to be mowed. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
6/6/22: Picked up the check from the kitchen counter. Made sure the water heater, range & ice maker were off. Left side lanai screen door is locked. Left the water main on when leaving per the client.
6/6/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Lamp in Florida room is on. Checked the shed in the backyard. Vacant lot is being maintained.
6/6/22: There is a large pile of dirt or sand on the bottom of the pool. Ran two cups of water through the refrigerator water dispenser.
6/6/22: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Lanai door is locked. All storm shutters are closed.
6/6/22: New plants have been added to the lanai since the last service call photo below. There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. There is an animal digging a hole in the landscaping on the left side of the house by the air conditioner & is also starting to dig up the lawn. Mud dauber nest are on both entryway ceilings.
6/6/22: Was unable to perform an inspection of the residence as the garage overhead door would not open when I arrived. The garage overhead door would attempt to open approximately 1/8” when the code was entered but the garage door opener would start beeping & the door would not move. The overhead door appears to be stuck somewhere. I found that the left side weather stripping trim piece was recently painted & the overhead door is stuck to the trim piece with dry paint see photos below. Will contact the client & advise them of the situation.
6/4/22: Storm prep. Put up all the clear storm shutters over the front windows. Closed & locked all accordion storm shutters see photos below.
