Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,125 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/15/20: Did not have keys to the residence, I was able to get keys from Cathy at the management office & gained access to the unit. The humidity level was slightly over the acceptable level of 60% upstairs, I lowered the dehumidistat to 55% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
10/15/20: Checked all damp rid buckets which are currently 50% full. Watered plants on the lanai. Deep freezer in storage room was on & cold.
10/15/20: There has been activity in the residence since the last service call, one of the back storm shutters was up again when I arrived. I made sure to close it before leaving. The guest bathroom sink right faucet handle leaks from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
10/15/20: Replaced full damp rid bag in the mb closet with the last damp rid bag provided. The stains on the living room ceiling & the upstairs guest bedroom closet have not changed in appearance, will continue to monitor closely.
10/15/20: The upstairs toilet is no longer leaking. The tag has been removed & it appears to have been repaired. The humidity level was over 60% on both floors when I arrived, I lowered the ac thermostat to 79 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets.
10/15/20: The inside of the attic door has mildew on it.
10/15/20: The humidity level was still over 60% inside the residence on both floors when I arrived, I lowered the dehumidistat to 50% & the thermostat to 77 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Could not gain access to the storage room below with keys provided.
10/15/20: Started the vehicle & let it idle during the service call. The trim is rotting on the bottom right side of the lanai storage room door from rain & a pillar on the right side of the lanai has large cracks in the stucco.
10/15/20: The lanai storage room door trim is rotting on the bottom left side of the door from the rain water puddling. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
10/15/20: There appears to have been activity inside the residence since the last service call. Found the living room sliding glass door unlocked. The guest bathroom bathtub faucet handle leaks when water is running, it has been tagged as such. There is a crack on the living room ceiling above the ceiling fan, will continue to monitor closely.
10/15/20: Checked all damp rid buckets.
10/14/20: A piece of crown molding from inside the skylight in the garage is laying on the floor, it does not appear to be from any current water damage. It is not wet and the skylight does not appear to currently be leaking. The master bathroom right side sink has started leaking from underneath where the trap connects to the sink when water is running, the valve is off & it is tagged as such. The lawn has some brown spots in the front & back.
10/14/20: Removed a truly nolen sign dated 10/5 from the front yard. Brought in 4 pieces of mail photo below. The weeds in the back yard appear to have been sprayed recently. The humidity level was back under 60% inside the residence from the last adjustment, I moved the ac thermostat up to 77. Will continue to monitor closely & adjust accordingly. The landscape bushes on the left side of the house may need to be trimmed soon. The lawn still has some browning on the back left side. Poured capful of bleach into each toilet. Left the water main on for the pool water auto leveler.
10/14/20: Ac delta Electric was working inside the garage & on the dock when I arrived photos below. Removed another problem solved pest sign dated 10/13 from the front yard. The leaking pool filter canister lid has been replaced see photo below. The water main was on when I arrived. Brought in an affordable water invoice that was in the mailbox & a newspaper that was in the driveway see photos below. There appears to have been activity inside the residence since the last service call. The master & guest bedroom ceiling fans are on. Found the ac thermostat set to 78 and moved it back up to the previous setting of 79. Dehumidifier in laundry room read 55. Mini fridge on the lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Photo of dock construction progress below.
10/14/20: The citrus tree on the right side of the house may need to be trimmed back soon see photo below. The pool filter canister lid has not been repaired or replaced yet & is still leaking. Visual check of the boat photo below.
10/14/20: Brought in 11 pieces of mail photos below. Emptied & refilled both damp rid buckets. Weeds are growing in the deco drain by the pool. Made sure to use the water main with the green handles only.
10/14/20: The ac air filter was dirty, I replaced it with a new one that was provided underneath the air handler & wrote the date of installation on it. Watered all exterior potted plants. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. Valves are off on all toilets. Mini fridge on the lanai is off.
10/14/20: The ac air filter is still really clean & does not need to be changed at this time. Did not turn on the master bathroom shower per client.
10/13/20: Exterior good, pool with debris on bottom, water level good, pictures below, interior clean and humidity good.
10/13/20: Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
10/13/20: Exterior weeds, vines and bushes in need of trim, pictures below, pool clean and water level good, interior clean and humidity very good, no problems observed
10/13/20: The ac air filter is dirty & needs to be replaced size 17 1/2” x 23 1/2” x 1”. The master bathroom shower has tiles starting to fall out of the wall. The roof has leaves building up on it from the oak trees photo below. Checked all light timers. No mailbox.
10/13/20: The front guest bedroom has a crack in the ceiling in front of the closet. The metal water main handle outside is broken & may need to be replaced soon. Both bathroom faucets are leaking from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
10/13/20: Exterior good, some weeds in pavers front, interior clean and humidity good, poured vinegar down HVAC tube.
10/13/20: The ac air filter was dirty, I replaced it with a new one provided in the hallway closet & wrote the date of installation on it. Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
