Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,904 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/4/26: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. The left side kitchen sink leaks from underneath where the drain connects to the bottom of the sink when water is being ran through it. Client is aware. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
5/4/26: Picked up the check off the kitchen counter. Made sure the water heater, range and icemaker were off. Checked all large damp rid buckets throughout the residence. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Client is addressing the animal digging holes in the landscaping beds. Used the water main handle on the left side of the garage.
5/4/26: Brought in one piece of mail with some sales flyers see photo below. Will be bringing the Huntington bank check to the post office for forwarding to the clients northern address. The humidity level inside the residence was back under 60% after making the last adjustment. Will continue to monitor closely and adjust accordingly. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
5/4/26: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green forwarding slip in mailbox.
5/4/26: Made sure the water heater, range and icemaker off. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 46. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
5/4/26: Bug zapper lamp in dining room is on. Monitoring the new sod patch in the backyard. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 52. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
5/4/26: Weeds are starting to build up in the lanai pavers. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
5/1/26: Picked up the check off the kitchen counter. Made sure the water heater, range and icemaker were off. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Front load washing machine doors propped open to prevent mildew and odors. The door frame inside the garage is rotted on the bottom of each side of the garage entry door see photos below. All ceiling fans are off.
5/1/26: Picked up the check off the kitchen counter. Made sure the water heater, range and icemaker were off. Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
5/1/26: Made sure the water heater, range and icemaker off. There are some perishable food items inside the kitchen food pantry photo below. The humanity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Monitoring the guest bathroom faucet and vanity closely. Checked all damp rid buckets throughout the residence. All ceiling fans are off.
5/1/26: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
5/1/26: Wine chiller in kitchen is off. All ceiling fans are off. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
5/1/26: Made sure the water heater, range and icemaker were off. Ceiling fan in living room is on.
5/1/26: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
5/1/26: Picked up the check off the kitchen counter. Made sure the water heater, range and icemaker were off. Checked all damp rid buckets. All ceiling fans are off. Poured approximately one cup each of vinegar & water down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
5/1/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Portable dehumidifier in kitchen is off. Checked light timer in living room. Lanai screen door is locked.
5/1/26: Checked all damp rid buckets. All ceiling fans are off. Did not run any water inside the residence. Lanai screen door is locked.
5/1/26: The exterior of the residence may need to be pressure washed soon. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
5/1/26: There was work being conducted on the roof by Mark Kaufman roofing when I arrived see photos below. Made sure the water heater was in vacation mode. Ran the keurig coffee maker. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water solution down the hvac condensate drain line for preventative maintenance. The plate on the Toyota expires soon photo below. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
4/30/26: Drive by. Confirmed that power has been restored to the entire residence after the generator technician temporarily bypassed the broken generator yesterday afternoon. The generator technician was at the residence installing a new transfer switch when I arrived & stated that Micheal looney electricians would be needed to complete the repair & is leaving the generator off for now. The pool pump was running, the irrigation timer was on & holding the correct time. The overhead garage door & ac system were working again. I put all the beverages etc back inside the refrigerator, closed the doors & turned the breaker back on restoring power to the refrigerator. I locked the door going into the house from the garage & put the keg back in the tool cabinet. Exterior entry door on back of garage is still waiting on the locksmith to repair the door handle. Client is addressing. I made sure everything was closed & locked up when leaving. 1:30pm-2:30pm
4/30/26: Visual check of the large lithium battery on the living room floor. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below. Clear storm shutter panels are installed over the dining room & master bathroom shower windows.
4/30/26: The new roof tiles have been installed since the last service call see photos below. Solar panels still in driveway & solar panel hardware laying along the side of the residence waiting to be reinstalled. Monitoring the water damaged dining room ceiling closely. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed except for the shutter over the front door.
4/30/26: Brought in one piece of mail that appeared to be important with a stack of sales flyers see photo below. Ran the hose in the pool during the service call to help bring the water level up. There is an invasive Brazilian pepper tree that needs to be removed growing behind the hibiscus bush on the front of the house. Client is addressing. Watered the two plants by the front door. Ro water system underneath the kitchen sink is unplugged. All ceiling fans are off. Water softener salt container is full. Shed door is locked. All storm shutter panels are on.
4/29/26: Drive by. Brought all important mail to the post office yesterday for forwarding. Photo of the receipt with tracking number below.
4/29/26: Contractor access. Met with locksmith Ron from lightning bolt lock & key & examined all of the exterior entry doors for possible rekeying. Due to the rare style and intricacie of the locks they are unable to be picked by the locksmith & drilling is required. Client gave permission for the locksmith to drill out the lock on the rear entry door going into the garage. The locksmith will be returning tomorrow to install a new cylinder and provide new keys. I will be removing the outside door handle from the door when leaving to make it more difficult to open at as it is partially unlocked for now. Breaker number 14 labeled coach was tripped in the upstairs breaker panel and there was no power to the entire residence when I gained entry. I was unable to restore power to the home by resetting all breakers necessary and had the clients electrician examine the power meter via FaceTime. The electrician stated that the code on the meter display meant an FPL power issue and for the client to contact FPL. Emptied out the ice and removed all the perishables from the refrigerator and freezer. I turned off the refrigerator breaker & left the doors propped open for now. I locked the door going into the house from the garage. 2:30pm-5:00pm
