Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,518 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/9/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. More vinegar will need to be provided for the AC condensate drain line. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.12/9/25: Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
12/9/25: Building façade construction progress photo below. The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
12/9/25: The keypad on the garage side entry door appeared to have a low battery warning. I replaced the batteries with four AA batteries from inside the garage restoring power to the keypad. Brought in four pieces of mail with some sales flyers see photo below. I ran the hose in the pool during the service call to help offset evaporation. The mid guest bathroom shower faucet handle escutcheon plate is tagged for being loose. Client will address. Watered the plant in the laundry room & rotated it. Front load washer and dryer lids are open to prevent odors. Ran water through the kitchen pot filler. Wine cooler read 55.5. Mini fridge on lanai was on & cold. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet skis. All storm shutters are closed/on except for some of the panels on the left and right side of the house.
12/9/25: Brought in a small package with several pieces of important mail including the mail document requested. I put the prepaid envelope in the mailbox to be forwarded to the client. The lawn is starting to look better.
12/9/25: Made sure the water heater, oven and icemaker were off. The lanai south end screen door has a torn screen on the bottom photo below. The white Toyota Camry is in the driveway. Checked all damp rid buckets. Front load washing machine door is cracked open to prevent odors. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox. Left the hose spigot for the pool water auto filler on when leaving.

Will continue to monitor closely and adjust accordingly. The plate on the vehicle is expired. More vinegar will be needed for the AC condensate drain line. The water heater is 10yrs of age & may need to be replaced soon. All ceiling fans are off.
12/9/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 72 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
12/5/25: The AC thermostat was not holding set temperature and the AC breaker for the condenser in the breaker panel was tripped when I arrived. I reset the breaker but it tripped again within 20 seconds causing the AC condenser to stay off. The AC system will need to be repaired at this time. Will contact the client and advise them of the situation. Made sure the water heater, range and icemaker were off. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
12/5/25: All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
12/5/25: Made sure the water heater, range and icemaker were off. Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation. Will start the car on the next service call.
12/5/25: Brought in one piece of mail with some sales flyers see photo below. All ceiling fans are off. Watered the plants on the table & rotated 1/4.
12/5/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
12/5/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
12/5/25: Entered the residence through the garage overhead door using the new passcode provided. Found the GFI outlet in the garage the car battery maintainer is plugged into tripped when I arrived and reset it restoring power to the battery maintainer. Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, range and icemaker were off. The plate on the car is expired. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are off/open. Made sure the garage overhead door was closed when leaving.
12/5/25: All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
12/4/25: Contractor access. Met with Dominick from Hughes exterminators & let him into the residence for termite inspection. Dominick stated that he found evidence of big headed ants swarming which would require both the exterior & inside of the residence to be treated with bait stations & spray to remove them. Will contact the client & advise them of the situation. I made sure everything was closed & locked up when leaving. 9:00am-10:00am.

12/2/25: Made sure the water heater and oven were off. The humidity level was over 60% inside the garage. I lowered the new mini split AC system to 77 for now to mitigate the high humidity level. Will continue to monitor and adjust accordingly. The plate on the Range Rover expires soon. Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client will address. Mini fridge on lanai is unplugged.
12/2/25: The new underground power line has been connected to the power meter on the right side of the house since the last service call see photo below. The exterior of the house and lanai may need to be pressure washed soon as spiderwebs with brown widow spiders and bugs are starting to build up everywhere. The smoke detector in the guest bedroom hallway appears to be defective and needs to be replaced. The lanai may need to be pressure washed again soon. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.

Will continue to monitor closely and adjust accordingly. Swept up some dead bugs off the floors. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. The plants were wet from recent rain.
12/2/25: I found possible evidence of termites inside the living room wall on the right side of the sliding glass doors when I arrived see photos below. Will contact the client and advise them of the situation. A section of ceiling panel has fallen on the lanai. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
12/2/25: Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
