Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,749 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/31/26: The washout on the right side of the house along the white picket fence in the backyard appears to be getting bigger. Client is addressing. Weeds & grass are growing in all the landscape beds. Checked all damp rid bags. Mini fridge in Florida room was on & cold. Visual check of the boat & boat trailer. Boat trailer tag expires soon. Visual check of the outbuilding. Both doors are locked. Turned off the water main to the house only when leaving. Made sure the barrier was on the bottom of the front door.7/31/26: Painting appears to have started on the exterior of the building since the last service called photos below. Unable to run water in the guest bathroom shower as the bathtub is full of items. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed. Watered all the little plants on the lanai.
7/31/26: Lockbox has been removed from the front door due to the exterior of the building being painted soon. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
7/31/26: All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
7/31/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
7/31/26: All ceiling fans are off. Lanai screen door is locked.
7/31/26: Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.
7/31/26: The batteries for the front door keypad are laying on the kitchen counter. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.

7/31/26: New living room window replacement has not began yet. Aimed shower wand at drain when running water per the client. All ceiling fans are on. Front load washing machine door open to prevent mildew and odors. Clear panels on lanai are slightly cracked open for ventilation.
7/31/26: Brought in one piece of mail with some sales flyers see photo below. The AC air filter was ready to be replaced. I replaced it with one of the new air filters provided and wrote the date of installation on it. All ceiling fans are off. Watered both plants & rotated them 1/4.
7/31/26: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
7/31/26: One of the living room lamps was on. Portable dehumidifier in kitchen read 40. Checked all damp rids. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
7/31/26: The master bedroom humidity level was slightly over the acceptable level of 60%. I lowered the thermostat to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Made sure the master bedroom and en suite doors were closed. All ceiling fans are on. Poured several ounces of vinegar down both ac condensate drain lines for preventative maintenance. Wine cooler in kitchen is off.
7/31/26: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent mildew & odors.
7/31/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived. Turning the Eco mode off on the AC thermostats is highly recommended. Mini fridge in kitchen read 42. Portable dehumidifier in kitchen read 50. Mini fridge in bar area was on and cold. All ceiling fans are on. Checked light timer in living room. Front load washing machine door is open to prevent mildew and odors. Thermostat #1-Foyer. Thermostat #2-Master bedroom.
7/31/26: There was a small package on the kitchen counter when I arrived see photo below. The lower element on the water heater is corroded and has started to slowly leak when water is running through the water heater. A heating element replacement or water heater replacement by a licensed plumber will be needed at this time. Client is addressing. I did not run any water through the water heater. Some of the pipe fittings on the top of the water heater have corrosion on them. Client will address. Checked all damp rid buckets throughout the residence. Damp rid buckets are 25% full. Front load washing machine door is open to prevent mildew and odors. All ceiling fans are on.
7/31/26: Replaced all damp rid bags throughout the residence with some of the new damp rid bags provided. The master bathroom toilet fill valve has quit working correctly and takes a lengthy time to fill the tank. I have tagged it as such. Client can address when they return. Checked some of the new damp red bags provided. Washing machine door is cracked open to prevent mildew and odors. All ceiling fans inside the residence are on.
7/31/26: All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
7/31/26: The lawn has some large brown spots throughout the entire yard. Client is addressing. The plate on the vehicle is expired. Did not run any water in the showers & poured water down the drains using the water jugs provided. Front load washing machine door open to prevent mildew and odors. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
7/31/26: Gulf Coast painting was prepping the exterior of the residence for painting when I arrived photos below. The lawn has some brown spots in several areas throughout the entire yard. Brought in seven pieces of mail photo below. Made sure to close the upstairs door to the stairs. Downstairs mini split read 75. Humidity and temperature readings were 54.8% & 75.3. Downstairs portable dehumidifier read 54. All ceiling fans fans are on. Front load washing machine door is cracked open to prevent mildew and odors. Left the breaker for the on-demand water heater in the on position. Irrigation timer is in the auto position. Storm surge barriers for exterior doors currently not installed. Made sure the garage overhead door was closed when leaving.
7/31/26: Weeds are starting to build up in the lanai pavers. The lawn has a few small brown spots in several areas throughout the yard. I was able to open the small garage overhead door using the outside keypad when I arrived but it would not allow me to close the door upon leaving. The keypad illuminated but would not operate the overhead door. I tried reprogramming the garage door opener but was unable to do so. I exited through the kitchen sliding glass door for now. Grabbed one of the hidden residence keys to enter the residence on the next service call. Cobwebs etc. are starting to build up on the exterior of the residence and may need to be pressure washed soon. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. Green forwarding slip in mailbox. All storm shutters are on/closed. Made sure the garage overhead door was closed when leaving.

Will continue to monitor closely and adjust accordingly. One of the Landscape lights by the front door was broken and laying on its side. Client is addressing. A section of soffits is pushed up on the front of the house to the left of the front door. Ceiling fan on lanai is on. Air purifier by front door read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels are on. Put the key back in the lockbox when leaving.
7/31/26: Replaced the battery in the chirping smoke detector outside the master bedroom entrance with a new 9V battery provided from inside the residence and made sure to test it after installing the new battery. Real estate sign in front yard. Watered the plant on the front porch. All ceiling fans are off. Irrigation system is in the run position. All storm shutters are open. Put the house key back in the green toolbox & left the water main on to the house when leaving.
