Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/10/22: Watered the plants on the lanai.
6/10/22: Watered the two plants in the living room.
6/10/22: Made sure the water heater, range & ice maker were off. Wine chiller is off. Checked all damp rid buckets & bags. All the bags are full & will need to be replaced.
6/10/22: All ceiling fans are on. Mini fridge on lanai was on & cold. Will monitor the kitchen sink drain closely.
6/10/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the ac thermostat was completely off & had a blank screen. I reset the ac breakers & the ac system came back on. The ac stayed on & was blowing cool air from the vents as I was leaving. The refrigerator was also off when I arrived & the display panel was glitching. I reset the breaker & the refrigerator started working correctly again. Made sure the water heater, oven & ice maker were off. The wine cooler & both mini fridges were all on & cold. The front balcony has an excessive amount of droppings on the floor.
6/10/22: Ran the storm shutters up & down. Weeds & vines are starting to grow in the landscape beds. The plastic purge line for the kinetico water system on the left side of the house is cracked in half on the top. There are large cracks in the stucco on the left side of the house by the pool pump equipment.
6/10/22: I moved the pallet of new ceiling fans out of the way to drive the golf cart. Sprinkled animal repellent on the small plants. Weeds are starting to grow in all the landscape beds.
6/10/22: Storm shutters are open. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
6/10/22: The pool pump was on & running. The pool is slightly green see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/10/22: Weeds are growing in the pool pavers.
6/9/22: The garbage disposal is frozen cannot free it. I kept the thermostat at 77. I poured a few ounces of bleach in each toilet.
6/9/22: Rebooted the router and modem to get the cameras and thermostat back online.
6/9/22: Wine chiller read 54/46. Mini fridge in dining room was on & cold. All storm shutters on lanai are closed.
6/9/22: Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
6/9/22: Did not run water in the right side kitchen sink per the client. Checked all damp rids throughout the residence. Portable dehumidifier in kitchen read 40.
6/9/22: Raised and lowered the hurricane shutter in back. I watered the 3 plants requested on the lanai. Poured vinegar down the HVAC condensate tubes (2). Checked all GFIs.
6/9/22: Oil change indicator was on in the vehicle.
6/9/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
6/9/22: I didn’t start the car because you have just left. The thermostat is set where I would have it running from the humidistat humidistat was set to 55 which is perfect. The AC was running and cooling.
6/9/22: Water was on at 2004.
6/9/22: Made sure the water heater, oven & ice maker were off. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
6/9/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to stay on. Bush/tree blown over a bit, photo below. Appears it just needs re-staked. Debris on the bottom of the pool and spa. Placed the battery maintainer back on the auto.
6/9/22: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered the downstairs & upstairs humidistats to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the storm shutters in the kitchen is still open & will not close. Did not run any water per the client.
6/9/22: Checked the water pan in the ac return vent.
6/9/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
