Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/14/22: Removed a Ranson pest sign dated 5/31 from the front yard. One of the Arlo security cameras & magnetic base were laying on the pool pavers when I arrived see photos below. It appears the double sided tape holding it to the wall has failed causing it to fall. I set it on top of the electrical outlet on the lanai looking out at the canal for now see photo below. There is some browning in the front lawn. Ran water through the kitchen pot filler. Wine chiller in utility room read 55. Mini fridge on lanai was on & cold. Ran water in the sink on the lanai. Visual check of the jet ski’s. Storm shutters are closed.
6/14/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. No mail in the mailbox.
6/14/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All storm shutters are open. Visual check of the boat photo below.
6/14/22: The pool pump was off & not running. There appears to have been a leak with the pool pump. There is a hole forming in the lawn underneath the sod along the seawall by the north stairs see photos below. Checked all damp rid bags. Watered the two plants inside by the front door. Checked all light timers. Visual check of the boat photo below. Power was on & lines were good. Left the water main on when leaving.
6/14/22: A couple pieces of mail, nothing appears important. Both the microwave and the range clocks needed to be reset and the refrigerator had a red indicator saying power outage. I found one tripped breaker number 26 (Bath RMS OS Plug) photo below
6/14/22: Brought in one piece of mail with a stack of sales flyers see photo below. Made sure the refrigerator was off & unplugged. Brought in the garden flag & ceramic turtle. The humidity level was well below 60% inside the residence. I raised the ac thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. The lawn has some browning in several areas throughout the yard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
6/14/22: I walked the house twice to make sure no water was running because the water main is to remain on. Debris at the bottom of the pool.
6/14/22: The dehumidifier displayed an error code of E9, I pulled the plug to reset and it began running again. I moved the humidistat down to 50 to help mitigate humidity especially if the dehumidifier stops running again. The water was on when I arrived I turned it off upon departure. The blinds leading to the lanai were turned open and the blinds leading to your side lanai were completely drawn open. I closed both. And also shut off everything and that was running inside.
6/14/22: Removed a problem solved pest sign dated 6/6 from the front yard. Both plastic gutter downspout extension’s on the back left corner of the house are dry rotted & have broken off see photo below. I put the broken pieces inside the garage. Brought in one piece of mail see photo below. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
6/14/22: I watered 3 plants on the lanai as indicated by the moisture. Brought inside a Pool Service slip.
6/14/22: The tail was broke off the styrofoam dolphin on the back of the house & laying on the ground when I arrived see photos below. I put the broken tail piece inside the garage. Made sure the refrigerator was on vacation mode. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
6/14/22: There are two 1’ sections of soffits pushed up along the back of the house. There is some browning in the lawn on the left side of the house. Visual check of the boat photo below.
6/14/22: There is some browning in the lawn on the right side & the back yard. Watered all 19 plants in the atrium. Monitoring all previous water stains on the ceilings closely. The nw pool cage screen door is locked. Checked ropes on the boat photo below. Left the alarm system off & turned the water main off when leaving.
6/14/22: Portable dehumidifier in kitchen read 55. Did not touch any breakers per the client. All storm shutters are closed & storm panels are up.
6/14/22: Street construction progress photos below. The water main was on when i arrived. Brought in one piece of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
6/10/22: Some of the water supply valves for the sinks & toilets throughout the residence have corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/10/22: Brought in a box of iron out tablets & placed a tablet into the tank of each toilet for iron buildup prevention see photo below. The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
6/10/22: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Had to replace all bags & refill the small buckets. Made sure to turn off both water mains when leaving.
6/10/22: Checked all damp rids.
6/10/22: Made sure the water heater, range & ice maker were off. The guest bedroom window was unlocked & the kitchen window was partially open. Monitoring the old water stains on the guest bathroom ceiling closely.
6/10/22: The humidity level was back under 60% inside the residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plant on the kitchen table. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked attic space upstairs. Put the key back in the lockbox when leaving.
6/10/22: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.
6/10/22: Made sure the water heater, range & ice maker were off. There were dead bugs & a foul odor inside the residence when I arrived. The refrigerator has quit working & everything inside is rotted see photos below. I removed the rotted food from the refrigerator & freezer for now to prevent further odors. Will contact the client & advise them of the situation. A cleaning lady will be coming on Monday to clean the refrigerator. The humidity level was over the acceptable level of 60% inside the residence on both floors. I put the humidistat in the on position for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.

6/10/22: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
