Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/15/22: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensation evac tube I then chased it by water. The smoke detector in the master bedroom is chirping.
6/15/22: Brought in two pieces of mail with some sales flyers see photo below. Irrigation system blue light was on.
6/15/22: Photo of the cactus below. It appears to be healthy. Removed the basil from the lanai. I was unable to turn the pool heater off as the control panel is locked when I attempt to press any of the buttons see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
6/15/22: There are large cracks in the stucco in several locations around the outside of the residence see photos below. Made sure the water heater, range & ice maker were off. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Checked all damp rid bags. Watered all plants on the lanai. Both lanai screen doors are locked.
6/14/22: Drive by. Brought all important mail to the post office for for forwarding. Photo of the receipt with tracking number below.
6/14/22: Weeds growing on the lanai, photo below. Pulled a Truly Nolen pest control sign from the yard, photo below.
6/14/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
6/14/22: Poured 4oz of vinegar down the HVAC condensation evac tube then chased with 8oz of water. Watered 11 plants in total, 1 in the shower and 10 behind the hurricane shutter.
6/14/22: All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
6/14/22: Watered the plant in the kitchen.
6/14/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
6/14/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water.
6/14/22: The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly.
6/14/22: The dehumidifier read 51 and ran during the service call. The tree out back is remains down.
6/14/22: Closed the storm shutters for hurricane season.
6/14/22: The ac thermostat had a message on the display concerning the wi-fi signal.
6/14/22: Watered all plants.
6/14/22: I pulled a dozen weeds on the lanai.
6/14/22: Made sure the water heater, range & ice maker were off. The water meter next to the water heater has excessive corrosion on it see photos below. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. The garbage disposal button was broken from the plastic connection underneath the sink when I arrived see photos below. The disposal still turns on & off but the button bracket is broken. It appears to need a new button. I have tagged it as such. Closed both storm shutters for hurricane season.
6/14/22: Armadillo hole mid way down the right side of the home dug out behind the bushes, photo below.
6/14/22: Ran the storm shutters up & down. Portable dehumidifier in kitchen read 48. Watered the plant in the kitchen & rotated it.
6/14/22: I made sure all toilet valves are off. I pulled a couple dozen weeds on the lanai. I moved the thermostat to 77 based on the humidity inside of the past service calls.
6/14/22: The mailbox has been hit by a car. The pool water level is back up to the optimal level of half the skimmer port. I ran the hose in it during the entire service call to help keep the water level up. Ran water in lanai sink. Both lanai screen doors are unlocked. Mini fridge on lanai is off door open. Mini fridge in lanai storage room is off & doors open. One of the trees in the backyard appears to be dying. Irrigation timer is in the run position.
6/14/22: The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool pump appears to still be leaking slowly when running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 62.6% & 89.6. Made sure to leave the water main on for the pool auto filler when leaving.
6/14/22: Poured vinegar down the HVAC condensate tube chased by water.
