Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,310 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/25/22: Found the key to the residence in the garage & made sure to put it back before leaving. The keypad requires four AA batteries. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.8/25/22: Poured vinegar down the HVAC condensate line chased by water.
8/25/22: Brought in a small package that was laying by the front door when I arrived see photo below. Checked all damp rids.
8/25/22: There is an active black ant nest on the Waterville side of the garage. They are working from the electrical panels to the side entry door back and forth. I did find a half a dozen dead black ants inside but none that were alive. Some of the landscaping trim has pushed up 3 to 4 inches making a definite tripping hazard photos below.
8/25/22: The upstairs bathroom sink is tagged for a leaking trap. Closed the storm shutter over the front door when leaving.
8/25/22: The upstairs humidity level was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. All storm shutters are closed & partially cracked for ventilation. Plants on the lanai appear to be healthy.
8/25/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water.
8/25/22: There was work being performed on the outside of the lanai when I arrived see photos below. Kitchen remodel progress photos below. Refrigerator & freezer in the dining room area were both on & cold. Portable dehumidifier in master shower read 40. Storm shutters are open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/25/22: The smoke detector in the bedroom is chirping indicating the battery is low and needs replaced.
8/25/22: The half bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Valve is off. I pour water into using a bucket to keep the trap from drying out.
8/25/22: Humidity at the far point of the living room almost to the large windows 49.5 temperature 83.4
8/25/22: Poured vinegar down the HVAC condensation evac tube and then chased with water.
8/25/22: All storm shutters are closed. Watered all the plants on the walkway.
8/25/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
8/25/22: Water was on at 2004.
8/25/22: Checked the water pan in the ac return vent.
8/25/22: The battery maintainer says 100. Both locks are locked. Did not touch thermostat. All water is off.
8/25/22: The garbage disposal is seized and I’m unable to free it. I have tagged it as such.
8/25/22: Storm shutters on lanai are closed. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
8/25/22: I found four live ants in the toilet with a few dead ones in the water. Of course I flush them and then I poisoned the water with the ready to use diluted Clorox bleach from under the kitchen sink. I did this to both toilets just in case. They must’ve come in looking for a water. I could not find any others within the unit.
8/25/22: Brought in a package that was laying by the front door when I arrived see photo below. All ceiling fans are on. Checked all damp rid buckets.
8/25/22: MB toilet runs constantly when main water valve is on.
8/25/22: The lefts side sink in the master bathroom stopper needs adjustment it barely allows water to drain, you must hold it open with your finger nails.
8/25/22: Drive by. Connected a new GE portable dehumidifier to the drain hose in the garage storage room to replace the broken dehumidifier & set it to run at 50% see photos below. I confirmed it was working properly before leaving.
8/25/22: Guest Bedroom is filled with items right to the door, could not gain access.
