Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,482 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/18/22: There is some browning in the lawn on the left & right sides of the house see photos below. Brought in a package that was laying by the front door when I arrived see photo below. Watered the potted plants on the front porch again. Left the water main on when leaving per the client.
7/18/22: No charge drive by on Friday. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
7/18/22: The power to the entire residence was off when I arrived. Will contact the client & advise them of the situation. Refrigerator & freezer are still cold. Brought in five pieces of mail with some sales flyers see photo below. I left them all on the kitchen counter. Left everything on when leaving for clients return. There is a hole in the soffits that needs to be filled above the electric meter on the right side of the house where the electrical conduit goes into the attic. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/18/22: Lamp in Florida room is on. Adjusted light timer in the living room for correct time. Checked the shed in the backyard. Vacant lot is being maintained.
7/18/22: Weeds & grass are starting to grow in the landscape bed see photos below. Ran two cups of water through the refrigerator water dispenser.
7/18/22: Lanai door is locked. All storm shutters are closed.
7/18/22: Weeds & grass are starting to grow in the driveway, pavers & landscape beds see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Refrigerator & freezer in utility room are off & doors open. Irrigation system is off. Visual check of the golf cart. No battery charger connected. Tiki area is locked. The water main shut off is on the tiki bar area, I had to move the golf cart to enter the tiki area. I put the golf cart back in front of the screen door after turning off the water main handle. The plastic water main handle is dry rotted & brittle which may cause it to break soon. Both mini fridges in bar area are off & doors open.
7/18/22: There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. Mud dauber nest are on both entryway ceilings.
7/18/22: Brought in three pieces of mail with a stack of sales flyers see photo below. Checked all light timers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The garage overhead door is stuck closed from paint.
7/17/22: I provided the service a couple of days early because your neighbor next-door had gotten a notice from FPL that they had had a power failure so I thought it best we check their house and yours. Photo of the ceiling damage in the garage next to the air conditioner, below. There isn’t any sign of water on the cabinet below. This area would about where the roof of the main house meets the garage. There is also a vent right there too. Photos of all below. There was 6 divot like holes, likely dug by an armadillo, in various spots around the yard.
7/17/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower. There is a 12-15 inch tegu lizard living in the soffits above the entryway of your home. I know this because as I walked up it scurried into the soffits, photo of the excess full of. I did not see any evidence inside your home of it. The power was on and you had no tripped circuit breakers.
7/15/22: Brought in a Hughes Exterminators service slip dated 7/8 that was laying by the front door see photo below. Checked all light timers. Made sure to activate the alarm & lock the front door when leaving.
7/15/22: Brought in one pool service slip dated 7/4. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Storm shutters are up.
7/15/22: The lawn has some browning in the front & back. Weeds are growing in the landscape bed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/15/22: Weeds are growing in the landscape bed. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.

7/15/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off at unit #201.
7/15/22: Made sure the water heater, range & ice maker were off. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. The leaf guard on the ac condenser has not been replaced yet. Poured capful of bleach into each toilet.
7/15/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
7/15/22: Contractor Tom was not at the residence when I arrived. I checked the plumbing first before turning the water on. Kitchen remodel progress photos below. I did not run water in the kitchen sink as it appeared to have just been completed. The faint water stains on the master bedroom east wall have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/15/22: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/15/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the orchid on kitchen sink.
7/15/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
7/15/22: Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 44. Checked the light timer in the living room.
7/15/22: The alarm keypad was beeping again when I arrived. I was able to silence it by pressing the off button. Monitoring all previous water stains on the ceilings closely.
