Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/16/22: The upstairs humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All storm shutters are closed & partially cracked for ventilation. Plants on the lanai appear to be healthy.
6/16/22: Refrigerator & freezer in the dining room area were both on & cold. Portable dehumidifier in master shower read 45. Storm shutters are open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/16/22: The half bathroom toilet has started to leak from between the tank & the bowl when being flushed. I have tagged it as such.
6/16/22: The upstairs humidity level was over the acceptable level of 60% when I arrived. The upstairs ac was not working & would not turn on. Will contact grand aire services and advise them of the situation. Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
6/16/22: Water was on at 2004.
6/16/22: Humidity at the far point of the living room almost to the large windows 47.3 temperature 82.9
6/16/22: Checked the water pan in the ac return vent.
6/16/22: Poured vinegar down the HVAC condensation evac tube and then chased with water. Work underway in the living room, photo below.
6/16/22: The battery maintainer had a green light and led read 100. Turned the humidistat down to 55 to help mitigate the higher humidity.
6/16/22: Removed the soup & milk from the refrigerator per the client. Made sure the water heater, range & ice maker were off. Storm shutters on lanai are closed. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
6/16/22: The water main was on upon arrival, I shut it off upon departure. Only the front door knob was locked, not the deadbolt. The master bathroom shower was dribbling just a bit as the valve was not completely off.
6/16/22: Paper towel was stuffed in the kitchen sink drains, pulled ran and replaced. The toilet in the bathroom behind the kitchen does not flush. The fill mechanism does not fill the tank. This could be the fill mechanism could be broken or the valve on the wall could be plugged. I’m using a pot from the kitchen to retrieve water to keep the toilet bowl full.
6/16/22: All ceiling fans are on. Checked all damp rid buckets.
6/16/22: The lefts side sink in the master bathroom stopper needs adjustment it barely allows water to drain, you must hold it open with your finger nail.
6/16/22: No vehicle under the carport.
6/16/22: Breaker #13 for the kitchen range hood is tripped & will not stay reset. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
6/16/22: No car under the carport.
6/16/22: The furniture on both lanai’s has been brought inside. Brought in one piece of mail with some sales flyers see photo below. Replaced the ac air filter with a new filter provided next to the air handler & wrote the date of installation on it. The inside of the residence appears to have been cleaned since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are on.
6/16/22: The alarm did not sound when I walked through the front door but it went off when I went out the back door. The lawn is very very long and should be cut photo below. Each of the toilets had to be flesh several times as the water was sort of brownish tinted. The water main was on on arrival I turned it off upon departure. There were several pieces of mail I thought you should see so I’ve got photos below. The garbage disposal is very loud and we going to probably not run that it’s so loud. I found two live ghost ants on the kitchen counter, I killed them. I idled the car during the service call.
6/16/22: Absolute Aluminum arrived to repair the gutter downspout’s as I was leaving. There appears to be some type of yellowish stain coming from the pool tiles that’s running down onto the stucco beneath see photos below. The gutter downspout extension’s on each side of the house have not been repaired yet. I put the damaged pieces back on temporarily for now see photos below. They will need to be professionally repaired. Made sure the water heater, oven & ice maker were off. The guest bathroom bathtub is tagged for a clogged drain. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are locked.
6/16/22: The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
6/16/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
6/16/22: Poured vinegar down the HVAC condensate line and chased with water as requested.
6/16/22: Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will change the ac air filter on 7/1 per the client. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.
6/16/22: Couldn’t run water through exterior fridge door it just wouldn’t come out. Did not run water through garbage disposal but did run the disposal for 2 seconds.
