Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,925 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/20/22: Brought in one piece of mail see photo below. Lanai screen door is locked. Checked all light timers. Put the key back in the green container when leaving.
6/20/22: Photos of the landscape beds below. There are some weeds, grass & vines starting to grow. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
6/20/22: Excessive weeds & grass are growing in all the landscape beds photos below. There was some moisture on the refrigerator door seals. I wiped it off with some paper towels. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked all light timers.

6/20/22: Removed a Custom lawn & ornamental pest sign from the front yard. There was a message concerning an update on the security system keypad see photo below. The well pump equipment on the right side of the house is slowly leaking from underneath the expansion tank. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door.
6/20/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Did not have access to the water heater. Visual check of the boat, trailer & vehicle.
6/20/22: The portable ac was off & the breaker was tripped when I arrived. I reset the breaker & the ac came back on. Made sure the water heater was off. Portable dehumidifier read 41.
6/20/22: Both garbage cans are full & down by the street for collection. Brought in one piece of mail see photo below. The cover for the bbq grill is torn see photos below. Raised the ac thermostat to 79. Made sure the range & ice maker were off. Both valves for the pool auto filler were on.
6/20/22: Checked all damp rids throughout the residence. Photos of the boat & motor below.
6/20/22: The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
6/20/22: There is an active birds nest inside the front entryway light see photo below. There are some brown spots in the lawn on the left side of the house photos below. Made sure the master bedroom door was closed. Deactivated the alarm when entering the residence & activated the alarm when leaving the residence. Checked all soffits thoroughly. Irrigation system is on. Landscape lighting was on 6. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack several feet long in the stucco underneath the back guest bathroom window on the left side of the house. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50.
6/20/22: A storm report has been created in the storm prep section. The utility sink is tagged for leaking from the trap when water is running. Mini fridge in utility room is off & door is open. All of the storm shutters are open except for the windows facing the lanai in the tv room.
6/20/22: The lawn needs to be mowed. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
6/20/22: Left the water main on when leaving per the client.
6/20/22: The pool was green when I arrived see photo below. Lamp in Florida room is on. Checked the shed in the backyard. Vacant lot is being maintained.
6/20/22: The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lanai door is locked. All storm shutters are closed.
6/20/22: Brought in a package of new pleated ac air filters, replaced the old filter & wrote the date of installation on the new filter see photo below. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the thermostat to 79 & the humidistat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Refrigerator & freezer in utility room are off & doors open. Irrigation system is off. Visual check of the golf cart. No battery charger connected. Tiki area is locked. The water main shut off is on the tiki bar area, I had to move the golf cart to enter the tiki area. I put the golf cart back in front of the screen door after turning off the water main handle. The plastic water main handle is dry rotted & brittle which may cause it to break soon. Both mini fridges in bar area are off & doors open.
6/20/22: There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. Mud dauber nest are on both entryway ceilings.
6/20/22: Brought in five pieces of mail see photo below. Made sure the water heater, range & ice maker were off. Checked light timers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The garage overhead door is stuck closed from paint.
6/17/22: Checked all light timers. Made sure to activate the alarm & lock the front door when leaving.
6/17/22: The mailbox was empty when I arrived. Brought in two pool service slips dated 6/6 & 6/13. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Storm shutters are up.
6/17/22: Weeds are growing in the landscape bed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/17/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
6/17/22: Will need another container of vinegar by the next service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off at unit #201.
6/17/22: The leaf guard on the ac condenser has not been replaced yet. Poured capful of bleach into each toilet.
