Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,926 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/21/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning of the back lawn, reported previously, but it seems to be a little better.
6/21/22: Some work has begun out back, photo below.
6/21/22: Weeds are starting to grow in the landscape beds see photos below. The pool cage & lanai may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/21/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water. Circuit breaker 23 tripped I reset it.
6/21/22: The weeds growing in all the landscape beds appear to have been sprayed since the last service call. Ran all faucets & showers on the hot side to prevent odors from building up in the water heater per client. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
6/21/22: Poured an ounce or two of bleach in each toilet.
6/21/22: A section of pool cage screen has came loose on the right side from dry rotted screen spline. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
6/21/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. No mail in the mailbox this will be the last time I check the mail without an additional request. Some new digging in the yard and a freshly dug armadillo hole under a bush near the outside condensing unit, photos below. I found a 1/4 bottle of ammonia in your utility cabinets and poured it directly into the hole. I also poured a half bottle of white vinegar directly in the hole and then covered it with debris to see if it is used over the next week. I ran the dishwasher and raised then lowered the hurricane shutters.
6/21/22: The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
6/21/22: I walked the house twice to make sure no water was running because the water main is to remain on.
6/21/22: The pool water level was slightly low when I arrived. I ran water from the hose in it during the entire service call to help bring the water level up. The pool pump is leaking from a pipe on the bottom left side when running see photos below. Will send a video of the leak to the client via text. Weeds & grass are starting to grow in all the landscape beds. Did not find any pool service slips. Ran the outside shower per the client. Both pool cage doors are locked.
6/21/22: Checked all light timers. Watered both plants with the water bottles provided. Will place all empty water bottles in the recycling bin per the client. Did not run any water inside the residence per the client. There appears to be soffit & facia damage in several locations around the outside of the residence. Put the keys back in the lockbox when leaving.
6/21/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks.
6/21/22: The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
6/21/22: I watered 5 plants on the lanai as indicated by the moisture meter. The light just inside the front door was in upon opening the door, I turned it off. There was work done on a sprinkler head (looks replaced) but parts and a tool left behind, see photo below. I placed them up near the house, see photo. The pliers I put on top the highest plastic panel in the photo below. Felt maybe someone would come back for them but didn’t want to leave them out in the open.
6/21/22: The lawn has been mowed but nothing was weed whacked see photos below. Weeds are growing in the driveway photo below. One of the screens on the front of the lanai to the left of the screen door is torn along the bottom. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The left side kitchen sink trap is tagged for leaking when water is running. Visual check of the dock & boat ramp photos below.
6/21/22: The lawn needs to be mowed. Both screen doors on the lanai are locked.
6/21/22: The humidity level was below 60% inside the residence again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all light timers. The wood siding on the back right side of the house is starting to rot along the bottom. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A new air filter is recommended size 19.5 x 23 x1. The master bathroom toilet fill valve has quit working. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
6/21/22: Sprayed several active hornets nests from the soffits & carport area. The ac air filter is dirty & needs to be replaced size 20x20x2. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
6/21/22: Excessive weeds & vines are growing throughout the entire yard see photos below. The door between the garage & home is closed. No droppings were present on the lanai.
6/21/22: Weeds & grass are growing in all the landscape beds see photos below. Will be bringing the document from Scheels to the post office for forwarding per the client. Put the Bio one in the master bathroom toilet per the clients instructions. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Several palm trees have pre-existing freeze damage. Both lanai screen doors are locked. Outbuilding is locked.
6/20/22: Replaced the batteries in the front door keypad with four new AA batteries provided in the kitchen pantry per the client. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/20/22: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.
6/20/22: The kitchen sink has started to leak from underneath the counter from the base of the faucet when water is running see photos below. I have tagged it as such. Weeds are growing in all the landscape beds. The fish pond looks clean & the water is at a good level photo below.
6/20/22: Removed several active hornets nest from the front entryway. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
