Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,317 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/1/22: Checked the damp rid bag in the master bedroom closet. Checked the old water stain by the upstairs window. It is currently dry to the touch & has not changed in appearance. Monitoring all previous water stains on the ceilings closely.
9/1/22: Checked plumbing inside residence before turning the water main on. Kitchen remediation photos below. Breaker panel is too difficult to figure out which breaker is for the water heater. Breaker panel needs to be relabeled.
9/1/22: The storm shutters on the lanai are closed.
9/1/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/1/22: The power was off to everything inside the garage when I arrived. I found that the gfi outlet underneath the breaker panel was tripped and reset it restoring power to everything inside the garage. The mini fridge was still semi cold inside but the meat & drink mixes were thawed. Will contact the client & advise them of the situation. Turned off the air compressor in the garage attic. The ac system was on & appeared to be working correctly. Both pool cage screen doors are locked. All storm shutters are closed.
9/1/22: The lawn was being mowed when I arrived. Weeds & vines are starting to grow in the landscape beds. The back guest bathroom toilet is tagged for a broken handle.
8/31/22: Photo below of work done outback. Water main valve was on upon arrival off upon departure.
8/31/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
8/31/22: I poured a few ounces of bleach in each.
8/31/22: The bathroom shower in the separate office had items in it so I couldn’t run the water, reported previously. I found a wide open outside spigot on the backside of the office. Brought in several pieces of mail but none appeared important.
8/31/22: I poured vinegar down the HVAC condensation evac tube chased by water.
8/31/22: Photo of the lake below. Bushes need to be trimmed, reported previously. Small light water spot on the MB closet ceiling next to the attic entry, same as last service call. I pulled a Lawn Care Extraordinare sign from the yard dated 8/19. Could it be the lawn hasn’t been mown since then?
8/31/22: The upstairs humidity rose on my hygrometer to above 60% while I left it there to do the downstairs. So it’s a good call to lower the humidity setting on the dehumidifier from 65 to the 50 we spoke about.
8/31/22: Could not run tub in master bathroom as it is not installed. Shower head off in guest bathroom shower. Two traps out front have been removed and the roof area closed up, see photo below. to the roof, photo below. A picture fell off the wall and broke the glass, see photo below. It is not in a walk way so I did not clean it up, if you would like me to let’s me know and I will allocate time next service call.
8/31/22: Water heater fitting damp as reported previously. Weeds and bushes around the pool cage need trimmed as reported previously. The AC condensate tube is plugged, there is water in the tray and the system is not running.
8/31/22: Removed a Truly Nolen pest sign dated 8/30 from the front yard. The boat cover had some large puddles of water pulling it down on the right side when I arrived. I was able to empty the water puddles by pulling down on the cover until all the water was gone. Watered the orchid flower by the kitchen window. Visual check of the boat photo below.
8/31/22: Settled that ants around the ant bait next to the bow window in the living room, photo below. Several pieces of mail all I think from Wells Fargo, photos below.
8/31/22: Removed an Elite pest sign dated 8/29 from the front yard. Photos of the Charlotte County documents below. Brought in ten pieces of mail with a stack of sales flyers see photos below. The ceiling fans in the kitchen & living room are on. The soffits & facia on all sides of the residence may need to be pressure washed soon. Visual check of the boat photo below.
8/31/22: It appears as if the armadillo has moved on the covered hole has not been re-dug. I found for live ends in the master bedroom toilet of course I flush them I looked intently to see if I could find any ants anywhere else and home and could not, photo below. One of your neighbors drove by under a golf cart as I was getting into my truck and took a photograph of me (I waved). It’s good to know somebody is watching out for you and your home as well.
8/31/22: Brought in one piece of mail see photo below. All sales flyers have been placed in the recycling bin. The bushes growing next to the right side pool cage screen door may need to be trimmed soon. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked.
8/30/22: Drive by. Brought the Bank Of America documents to the post office for forwarding. Photo of the receipt with tracking number below.

8/30/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
8/30/22: Brought in one piece of mail see photo below. Swept the front porch. Removed the lockbox from the front door when leaving. The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
8/30/22: Branches & leaves are starting to build up in the roof. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
