Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/28/22: Watered all plants.
6/28/22: Weeds growing on the lanai, pulled them. There’s quite a bit of debris floating on top which is expected when the skimmer is shut off.
6/28/22: Ran the storm shutters up & down. The water meter next to the water heater has excessive corrosion on it. The garbage disposal is tagged for a broken button. Storm shutters are closed.
6/28/22: Portable dehumidifier in kitchen read 40. Watered the plant in the kitchen & rotated it.
6/28/22: The mailbox has been hit by a car. The pool water level is back up to the optimal level of half the skimmer port. I ran the hose in it during the entire service call to help keep the water level up. Ran water in lanai sink. Both lanai screen doors are unlocked. Mini fridge on lanai is off door open. Mini fridge in lanai storage room is off & doors open. One of the trees in the backyard appears to be dying. Irrigation timer is in the run position.
6/28/22: I pulled all the weeds on the lanai, I stopped counting at 3 dozen.
6/28/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The pool pump appears to still be leaking slowly when running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 65.5% & 88.1. Made sure to leave the water main on for the pool auto filler when leaving.
6/28/22: Armadillo hole mid way down the right side of the home dug out behind the bushes, reported previously, it appears to be still active. I pulled all the weeds on the lanai and pool area.
6/28/22: Put all the empty garbage cans inside the garage. Made sure the water heater & range were off. Most of the storm shutters around the outside of the residence are open. Pool timer is set to run between 8am-12pm. Visual check of the boat photo below. Left the water main on when leaving.
6/28/22: Watered the three plants on the lanai thoroughly as requested. I raised and lowered the hurricane shade on the lanai. Bushes need trimmed and sporadic dead branches both sides of the house, photos below. Much mor on right side of home than left, when standing out front facing the house.
6/28/22: The water main was on when I arrived. All storm shutters are open. Visual check of the boat photo below.
6/28/22: The water main was off when I arrived. Removed a problem solved pest sign dated 6/28 from the front yard. The pool pump was back on since the last service call but appears to be leaking from the filter canister lid see photo below. The hole in the lawn underneath the sod along the seawall by the north stairs appears to be getting larger since the last service call see photo below. Checked all damp rid bags. Had to replace all bags throughout the residence. Watered the two plants inside by the front door. Checked all light timers. Visual check of the boat photo below. Power was on & lines were good. Left the water main on when leaving.
6/28/22: I made sure all toilet valves are off. I pulled a couple dozen weeds on the lanai.
6/28/22: Brought in one piece of mail with a stack of sales flyers see photo below. The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The lawn has some browning in several areas throughout the yard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
6/28/22: 2 packages by the front door, I brought them inside, photos below. Pulled a couple dozen weeds on the lanai, there are at least 3-4 dozen more to pull.
6/28/22: There appears to be a gutter leaking on the back right corner of the house above the garden hose leaving a black mark where it is leaking see photos below. There are weeds starting to grow in pool pavers see photo below. Both plastic gutter downspout extension’s on the back left corner of the house are dry rotted & have broken off. I put the broken pieces inside the garage. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
6/28/22: Removed a problem solved pest sign dated 6/27 from the front yard. There are two 1’ sections of soffits pushed up along the back of the house. There is some browning in the lawn on the left side of the house. Visual check of the boat photo below.
6/28/22: Poured vinegar down the HVAC condensate tube chased by water. I found the reason for the front bedroom power loss. The circuit breaker is labeled bedroom #1. When looking at it, it didn’t look tripped. The tripped signal light was not red and it was not in the middle or far left of the breaker. It appeared to me to be normal, however when I touched it that is when it clicked to the far left indicating it WAS tripped! I reset it the power was back to the bedroom.
6/28/22: Removed a Problem solved pest sign dated 6/27 from the front yard. The tail is broke off the styrofoam dolphin on the back of the house. I put the broken tail piece inside the garage. Made sure the refrigerator was on vacation mode. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
6/28/22: Checked entire house for insects and reported to client findings. Made sure the door between the garage and home was locked.
6/28/22: Brought in three packages that were laying by the front door when I arrived see photos below. The water stain on the living room ceiling has changed in appearance & grown since the last service call see photo below. There is some browning in the lawn on the right side & the back yard photos below. Watered all 19 plants in the atrium. Monitoring all previous water stains on the ceilings closely. The nw pool cage screen door is locked. Checked ropes on the boat photo below. Left the alarm system off & turned the water main off when leaving.
6/28/22: The kitchen lights were on upon entry, I turned them off. Photo of wine collet as a baseline for future reference.
6/28/22: Portable dehumidifier in kitchen read 55. Did not touch any breakers per the client. All storm shutters are closed & storm panels are up.
6/28/22: The dehumidifier read 50 and ran during the service call. The tree out back remains down.
6/28/22: Brought in three pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
