Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/29/22: No refrigerator was in the kitchen. No alarm sounded during my service call. I touched the carpeting under each bedroom window, I could not feel any moisture.
6/29/22: Brought in one piece of mail see photo below. Removed all mail collected during service calls to be sorted & forwarded per the client. Put the keys to the vehicle & silver golf cart in the bin with golf balls next to the golf bags in the garage per the client. Swept dead millipede worms off the front porch. The water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Locked the door between the garage & home. Made sure to turn the water main off to the house only when leaving.
6/29/22: There were 2 dozen or so live ants active around the front door and on the porch. I did not find any inside the front door or in the house. I mentioned it because there is a gap toward the bottom of your door between the seal and the door, photo below.
6/29/22: Brought in one pieces of mail see photo below. Irrigation system blue light was on.
6/29/22: I watered both plants in the kitchen. The one on the floor is down to zero leafs and May be dead but I poured 3 glasses of water in the plant on the floor.
6/29/22: The pool vac is on the outside of the storm shutters see photo below. Photo of the cactus below. It appears to be healthy. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
6/29/22: I am manually flushing the master bathroom toilet which has the fill valve issue previously reported. I’m using a large bowl from the kitchen to did so. Small tree by the pond has a broken branch, photo below.
6/29/22: There are large cracks in the stucco in several locations around the outside of the residence. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Checked all damp rid bags. Watered all plants on the lanai. Both lanai screen doors are locked.
6/29/22: I walked the house twice at the end of the service call just to make sure there were no faucets or toilets running due to the fact we’re leaving the water main on for the pool auto fill. The recent pest digging in the front landscaping appears dormant, see photo below. Weeds growing along the inside of the pool cage, as reported previously.
6/29/22: I found the lockbox window open and the tumblers turn to the correct numbers, photo below. I found a water main valve on upon arrival I turned it off upon departure.
6/29/22: There appeared to be new gutters being installed on the exterior of the building when I arrived see photo below. There is a piece of screen spline approximately 3’ long hanging from one of the lanai screens. Mini fridge in dining room is off & door propped open.
6/29/22: Photo of the dismantled gutter accidentally not included in this morning’s report.
6/29/22: There is a definite lift in the flooring of the master bathroom, photo below. My finger in the photo marks where the lift is.
6/29/22: There appeared to be new gutters being installed on the exterior of the building when I arrived see photo below. All of the screens on the windows & lanai were undamaged. Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
6/29/22: Visual check of the car, battery maintainer lights were on. I turned the thermostat to 77 degrees based on the humidity level inside today. The water main valve is leaking again but just a little while it is open, once it was closed it does not leak.
6/29/22: There appeared to be new gutters being installed on the exterior of the building when I arrived see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will change the ac air filter on 9/1.
6/29/22: There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/29/22: Kitchen wine cooler is working, utility room wine cooler is off.
6/29/22: Weeds growing on the lanai. The one lanai screen door without a key lock was not locked. The child pool safety gate was not latched at one end, photo below. I latched it before departing. Weeds growing in the facia near the front dirt, photo below.
6/28/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
6/28/22: All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
6/28/22: There was no running water to the residence when I arrived. Was unable to run water inside the residence. The water appears to be shut off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
6/28/22: Ran the storm shutter up & down for preventative maintenance.
6/28/22: Ran the storm shutters up & down.
6/28/22: The ac thermostat had a message on the display concerning the wi-fi signal.
