Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,931 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/24/22: Swept dead millipede worms off the front porch. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked carport storage room.6/24/22: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
6/24/22: The front guest bedroom light was on when I arrived. I turned it off before leaving.
6/24/22: Watered the plants on the lanai.
6/24/22: Watered the two plants in the living room.
6/24/22: Removed all the full damp rid bags hanging throughout the residence to prevent them from possibly leaking in the future.
6/24/22: All ceiling fans are on. Mini fridge on lanai was on & cold. Will monitor the kitchen sink drain closely.
6/24/22: The ac system was on & appeared to be working correctly. The humidity level was back under 60% inside residence since the last service call. Will continue to monitor closely & adjust accordingly. The wine cooler & both mini fridges were all on & cold. The front balcony has an excessive amount of droppings on the floor.

6/24/22: Weeds are growing in the pool tiles see photo below. A pink flag has been placed in one of the pool tiles along the back of the house by the garden hose see photo below. Removed a trugreen sign from the front yard. Weeds & vines are starting to grow in the landscape beds. The plastic purge line for the kinetico water system on the left side of the house is cracked in half on the top. There are large cracks in the stucco on each side of the house in several locations.
6/24/22: New ceiling fan installation has started throughout the residence see photos below. The water main was on when I arrived. The contractor arrived while I was inside the residence & requested for me to leave the water on for him when leaving. Sprinkled animal repellent on the small plants. Weeds are starting to grow in all the landscape beds.
6/24/22: Storm prep. Closed & locked all open storm shutters per the client see photos below.
6/24/22: The tires on the vehicle appeared to be getting a little low. I inflated them all to the manufacturer specifications of 36psi using my cordless inflator see photo below. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
6/24/22: There were a few crabs & some debris in the pool see photos below. The pool pump was on & running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/24/22: Both ac air filters are dirty & need to be replaced. There are new filters for the living room provided in the garage but some 12x12x1 filters will be needed for the den. Weeds are growing in the pool pavers.
6/23/22: Put both empty garbage cans back on the side of the house. Brought in one piece of mail see photo below. Made sure all the breakers with a green sticker were off. Removed & reinserted the batteries in the temp/hydrometer on the desk per the client. The lawn needs to be mowed. The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose. Client advised that the roof is going to be replaced.
6/23/22: Made sure the water heater & ice maker were off. Brought in all the cushions from the lanai, brought in all the furniture from the front porch & closed all storm shutters.
6/23/22: Was given the lockbox code by the front door to enter the residence. Wine chiller read 54/46. Mini fridge in dining room was on & cold. Storm shutters are open.
6/23/22: Went to the residence to perform an inspection but the keypad on the front door was completely unresponsive when I arrived & I was unable to enter the residence.
6/23/22: There is mildew on the outside of the convertible top of the car see photos below. The damp rid bucket in the car was full. I replaced it with a new damp rid bucket provided in the storage room. There was a puddle of water on the garage storage room counter top by the books when I arrived. I found some old damp rid bags in the cabinet above dry rotted & leaking see photos below. I removed the leaking bags & cleaned up the water. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
6/23/22: Did not run water in the right side kitchen sink per the client. Checked all damp rids throughout the residence. Portable dehumidifier in kitchen read 40.
6/23/22: Raised and lowered the hurricane shutter in back. I watered the 3 plants requested on the lanai. Poured vinegar down the HVAC condensate tubes (2). Checked all GFIs. Turned the downstairs humidistat to 55 as we have been running right at the 60 or just under. I would have expected today it would be lower because it has been a relatively low humidity day outside. I opened the door at the top of the stairs and suggest it stay open as the humidity at the top of the stairs with that door closed is 64%.
6/23/22: The upstairs ac was back on & appeared to be working correctly again since being repaired after the last service call. Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
6/23/22: Ran the storm shutters up & down. Water was on at 2004.
