Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/30/22: Breaker #13 for the kitchen range hood was reset & power has been restored to the range hood when I arrived.
6/30/22: Did not find any perishable or open food items in the cabinets. Brought in five pieces of mail with some sales flyers see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are on.
6/30/22: The alarm sounded when I walked through the front door. Each of the toilets had to be flesh several times because the water was so brown. The garbage disposal is very loud and we going to probably not run that it’s so loud. I texted one important piece of mail to the client. Reset the modem and the router to get the cameras to work for a client.
6/30/22: The humidity level was below 60% inside the residence again. I raised the ac thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
6/30/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. I started the SUV and it idled during the service call.
6/30/22: Poured vinegar down the HVAC condensate line and chased with water as requested. The downspout on the right front corner of the garage was off. The screws holding it on ripped through the aluminum so I shoved it back on as tight as I could but it needs fresh screws in fresh holes to hold properly.
6/30/22: All of the previously damaged gutter downspout extension’s on each side of the house have been repaired since the last service call see photos below. More photos below of the stains or possible paint defects on the back & sides of the pool cage & on some of the plumbing for the pool. Brought in one piece of mail with a stack of sales flyers see photo below. The guest bathroom bathtub is tagged for a clogged drain. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are locked.
6/30/22: Replaced the ac air filter with a new filter provided next to the air handler & wrote the date of installation on it. Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.
6/30/22: Couldn’t run water through exterior fridge door it just wouldn’t come out as reported previously. Did not run water through garbage disposal but did run the disposal for 2 seconds. Removed a Key Fertilization sign from the front yard dated 6/28.
6/30/22: Weeds and grass are growing into the landscaping, example photos are below. There are many pest droppings on the front porch, likely a toad’s, photos are below.
6/29/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
6/29/22: Made sure the water heater, range and ice maker were off. Read the letter from the client and picked up the money from the dining room table. Will monitor the toilets closely. Did not hear any of the toilets running or making any noise before leaving.
6/29/22: Brought in eleven pieces of mail with a stack of sales flyers see photos below. I placed all the mail on the kitchen table per the client. Made sure the water heater, range & ice maker were off. The guest bathroom sink has a slow drain. I have tagged it as such. The master bedroom & one of the kitchen sliding glass doors were unlocked. Checked light timers. Visual check of the boat photo below. Both display panels on the boat read HU. The lawn has a brown spot in the backyard by the walkway see photo below. Jet ski’s have been removed. All storm shutters are closed. Turned off the water main to the house only when leaving.
6/29/22: The water supply valve to the water heater has some corrosion on it. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
6/29/22: Photos of the new sod below. It appears to have been mowed & there are some brown squares on the left side of the driveway see photos below. The dollar weeds in the grass & all the weeds in the landscape beds appear to have been sprayed recently. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the ac system was off & not working. There are several system alerts on the thermostat display see photos below. Will contact the client & advise them of the situation. All storm shutters are closed & panels up. Visual check of the boat photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Turned off the water main to the house only when leaving.
6/29/22: Poured 2oz of bleach in each toilet.
6/29/22: No mail, I checked front and back of box system.
6/29/22: The lawn has a large brown spot in the backyard see photo below. Ran water in the lanai sink. Irrigation system is on. Visual check of the dock. Turned off the water main to the house only when leaving.
6/29/22: Weeds growing on the lanai. Debris on the top and bottom of the pool. The spa bubbler will not work. I removed the expended Damp-Rid bags.
6/29/22: Weeds in the landscaping, a couple photos below as examples.
6/29/22: I ran just enough water in the kitchen sink that was leaking last time to fill the trap. I didn’t see any leaking but then again I didn’t run it for any length of time. The small package in the screen door handle (phone case) reported on the last service a call is gone.
6/29/22: Brought in the Sam’s club package that was by the front door when I arrived see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Lanai screen door is locked. All storm shutter panels are up.
6/29/22: The landscape bushes may need to be trimmed soon see photo below. Weeds & grass are growing in all the landscape beds see photos below. Made sure the water heater, range & ice maker were off. Lanai screen door is locked. All storm shutters are open.
6/29/22: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensation evac tube I then chased with water.
6/29/22: Checked all wood floors throughly.
