Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,525 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/1/22: The weeds appear to have been sprayed since the last service call. Ran two cups of water through the refrigerator water dispenser.
8/1/22: All the weeds have been sprayed recently. Lanai door is locked. All storm shutters are closed.
8/1/22: All of the weeds & grass that were growing in the landscape beds have been sprayed & removed since the last service call. Refrigerator & freezer in utility room are off & doors open. Irrigation system is off. Visual check of the golf cart. No battery charger connected. Tiki area is locked. The water main shut off is on the tiki bar area, I had to move the golf cart to enter the tiki area. I put the golf cart back in front of the screen door after turning off the water main handle. The plastic water main handle is dry rotted & brittle which may cause it to break soon. Both mini fridges in bar area are off & doors open.
8/1/22: The garbage disposal was seized. I was able to free it using a disposal hex key. There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. Mud dauber nest are on both entryway ceilings.
8/1/22: Entered the residence through the garage overhead door. Made sure the water heater, range & ice maker were off. Checked all light timers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/29/22: Removed an undated Ranson sign from the front yard. Weeds are starting to grow in the pool pavers see photos below. Checked all light timers. Made sure to activate the alarm & lock the front door when leaving.
7/29/22: There was a white VW suv in the driveway when I arrived see photos below. The Brought in two pool service slip’s dated 7/18 & 7/26. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Storm shutters are up.
7/29/22: The irrigation system has been turned back on since the last service call. The lawn is starting to look a little better since the last service call. Photo of the new utilities in the front yard. Weeds are growing in the landscape bed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.

7/29/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off at unit #201.
7/29/22: The leaf guard on the ac condenser has not been replaced yet. Poured capful of bleach into each toilet.
7/29/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
7/29/22: The kitchen appears to be completed see photos below. Checked the entire residence throughly for any water leaks. The faint water stains on the master bedroom east wall have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/29/22: The humidity level was well below 60% inside the residence again. I raised the thermostat to 79 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/29/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the orchid on kitchen sink.
7/29/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
7/29/22: Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 44. Checked the light timer in the living room.
7/29/22: The weeds that were growing in the landscape bed appear to have been sprayed. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
7/29/22: Grass is growing in all the landscape beds see photos below. Monitoring all previous water stains on the ceilings closely.
7/29/22: Checked all damp rids throughout the residence. Had to replace several full bags throughout the residence with some of the damp rid bags provided on the dining room table. There is a small section of soffits pushed up on the right side of the residence above the lanai approximately 1’ in length. Bug zapper on lanai is plugged in. Water is to remain off per the client.
7/29/22: The bougainvillea bush has been trimmed since the last service call see photo below. There was a foul odor coming from the open refrigerator when i arrived. I found an open coffee cup in the back of the top shelf with a dried up brown substance inside see photos below. I put the cup in a garbage bag and placed it in the garage for now. The stains on the wall have not changed in appearance. Will continue to monitor closely. Checked all damp rid bags. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Opened the garage overhead door to air out the garage per the client & made sure to re-engage the lock.
7/29/22: The lanai has standing water from rain photo below. Checked all damp rid buckets. Made sure light in garage wasn’t on.
7/29/22: Watered the plant on the lanai using the right side slider only. Mini fridge in dining room was on & cold.
7/29/22: Brought in a notice from TECO gas company concerning turning off the gas meter for corrosion repair see photo below. Photo of the gas meter below. Will contact the client & advise them of the situation. I put the water heater in the off position for now photo below. Photo of the master bathroom shower head that sprays water from the connections. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
7/29/22: Removed a Signature sign dated 7/25 from the front yard. Weeds are growing in the rocks next to the master bathroom windows see photo below. There appears to be two different types of fungus growing in the front landscape bed see photos below. Weeds are starting to pop up in all the landscape beds.
