Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 13,364 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/1/22: Checked all damp rid bags. All damp rid bags were full throughout the residence & had to be replaced with some of the damp rid bags provided on the kitchen counter. Lanai screen door is locked. All storm shutters are closed.
7/1/22: All the ac air filters have been changed recently. The gfi outlet above the workbench in the garage is broken. Left everything on & put the keys back in the lockbox when leaving.
7/1/22: Drive by. Put both empty garbage cans on the side of the house. Brought in four pieces of mail & one package see photos below. Made sure the water heater, range & water main were off. One of the plants in the living room by the end table was on the ground when I arrived see photos below. It appears the stand is broken. I picked up the plant & cleaned up the fallen soil see photo below. I tagged the broken stand. The smoke detector in the guest bedroom hallway was chirping when I arrived. I replaced the battery with one new 9v battery & tested it after installing the new battery.
6/30/22: Met with ac technician AJ from Sunset air & home services & let him into the residence for ac repair. The technician stated that the ac coils have a slow leak & that the coils will need to be replaced. The technician refilled the ac compressor with refrigerant to keep the ac temporarily running & cooling the residence until the coils are replaced. I stayed with AJ until he was finished repairing the ac & confirmed it was working again. The ac was on & began cooling the residence again. I made sure both doors were locked when leaving. Photos below. 2:45pm-4:45pm.
6/30/22: Poured vinegar down the HVAC condensate tube and chased with water.
6/30/22: The back guest bathroom toilet is tagged for a broken handle.
6/30/22: Checked all damp rids.
6/30/22: The upstairs bathroom sink is tagged for a leaking trap. Closed the storm shutter over the front door when leaving.
6/30/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water.
6/30/22: The humidity level was well below 60% inside the residence on both floors. I raised both thermostats to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. All storm shutters are closed & partially cracked for ventilation. Plants on the lanai appear to be healthy.
6/30/22: Humidity at the far point of the living room almost to the large windows 57.1 temperature 81.5
6/30/22: Refrigerator & freezer in the dining room area were both on & cold. Portable dehumidifier in master shower read 40. Storm shutters are open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/30/22: Poured vinegar down the HVAC condensation evac tube and then chased with water. Work underway in the living room, as reported previously.
6/30/22: The humidity level was well below 60% inside the residence. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The half bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Valve is off.
6/30/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
6/30/22: Water was on at 2004.
6/30/22: Water has been restored to the residence since the last service call. Checked the water pan in the ac return vent.
6/30/22: The lefts side sink in the master bathroom stopper needs adjustment it barely allows water to drain, you must hold it open with your finger nail.
6/30/22: Paper towel was stuffed in the kitchen sink drains, pulled ran and replaced. The toilet in the bathroom behind the kitchen does not flush. The fill mechanism does not fill the tank. This could be the fill mechanism could be broken or the valve on the wall could be plugged. I’m using a pot from the kitchen to retrieve water to keep the toilet bowl full.
6/30/22: The water main was on again upon my arrival, I shut it off upon departure. Only the front door knob was locked again, not the deadbolt.
6/30/22: No vehicle under the carport.
6/30/22: Storm shutters on lanai are closed. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
6/30/22: Car covered under the carport, green light on battery maintainer.
6/30/22: Guest Bedroom is still filled with items right to the door, could not gain access.
6/30/22: All ceiling fans are on. Checked all damp rid buckets.
